Recently I have heard that the state government has handed over a concept plan to develop Rajarhat New Town as a smart green city to the Union urban development ministry.The concept plan that has been prepared by NISG suggests developing modern and advanced web-based technologies.
The state government has also identified nine other places across the state to develop smart cities. These are Raghunathpur, Jaigaon, Sagar, Kalyani, Baruipur, Durgapur, Bolpur, Debanandapur and Fulbari.

Q: I would request no one to even think of this project. I submitted an LOI and a cheque of 1 lac so that i get a preference to choose the flat when they launch. However they have not informed me although my number is within 100. when i checked with the concerned parties i was informed that the process was not being followed and subsequently when the next lot is released they will not be giving the flats at the committed rate as per the LOI.. This is highly unprofessional dealing of the matter and request all to not waste their time and money on this. when the builder and the marketing office is not able to keep their commitment at the satrt of the project what hopes do you have about their commitment to design, materials, finishes and amenities....

Hi Kiran..as far as i know the flats at Avidipta Apartments are not that affordable. A 3 bhk flat at Avidipta Apartments would cost you around Rs 1.4 crore. The project is in full swing and the possession promised to me in November 2013. I am quite happy with the progress of the work and the surrounding regions offering good connectivity and civic amenities. The price range for residential apartment ranges between Rs. 2200 to Rs. 2400 per square feet. At this price I personally feel it is a good decision to invest in Mondal Para Lane offering close proximity to both the International airport and Rajarhat IT city.Mondal Para Lane in Sinthi offers value for money. Alipore and new Alipore are part of South Kolkata real estate segment. Considered to be one of the posh and upmarket real estate areas in Kolkata, it may be difficult to get a prime piece of land in Alipore. Most builders and developers have already procured most open spaces and are working on various residential townships and other commercial centers. Building a piece of Land and then constructing on it may escalate the costs. I would not suggest that unless you have some very good civil construction background. For residential apartments the price ranges between Rs 14,000 to Rs 18,000 per square feet in Alipore.
I think it is better to buy a plot in Alipore is a better option than New Alipore.

Sizes of 2BHK from 1329-2011 sq-ft and 4BHK in 1745 sq-ft. The current price is Rs. 4500/sq-ft. It is a G+7 storeys apartment consists 80 units in 3 towers. This project is located in Teachers colony, HSR Layout, 5th sector.. The expected possession date will be by June 2014. Currently all units are sold out, but you can get for resale.

Hey Vivek, it is Coming up over 25,200 sq ft, house 18 flats in sizes varying between 4,500 and 6,000 sq ft, but very expensive i.e around Rs 29,300 per sq ft, so the apartments will cost between Rs 14.5 crore and Rs 20 crore also depending on its size.
Heard that this project has really good security system..,but it is really expensive :(. Do anyone know about this ?

Well, Poonam, According to Project Monitoring Group, total no of projects in that category are near about 419 worth almost 20 lacs crore that had been pending for years. Out of them 137 cases have been solved.

Well Poonam, projects related to coal mining and evacuation created the biggest parts of the delayed projects followed by ones that were trapped because of non-availability of forest or environmental clearances. Some 70,000 MW worth coal related projects have been cleared. Todi-Shibpur-Hazaribagh rail project work for coal evacuation would start this month after decades of delay.

Doesn't matter, you just carry on.... The PMG Chairman on Friday discussed the pipeline project linking Paradip, Haldia and Durgapur as also railway, highway and power transmission projects. He said in West Bengal problems for the mega infrastructure projects turned mainly from the issues related to land acquisition.

Hi sandeep, Even i am looking for buying a apartment under Rock Valley Residency. I enquire lot about the project and found that the project is divided into 2 Blocks A and B. A Block has 2 nos of lifts whereas Block-B has 4 nos of lifts. Block-A has 4 Stroyes and Block-B has 6 Stroyes. Hi Anil, Mukundpur is excellent located on the main road from where Santoshpur BBD Bag Mini Bus passes. It is a bit removed from the regular city buzz and traffic congestion. It is a nice and peaceful locality and all the basic facilities are within walking distance.The locality is rapidly developing with establishment of a number of superspecial hospitals and new campuses of some famous schools. Transport facility is also good. I have written emails and spoke over phone several times but the builder is not giving any proper reply except it will be done soon. Internal finishing work in progress in tower-1, external plaster complete in tower-1, slab casting has been completed for entire phase and brick work is in progress in other towers. @Promit, The housing complex is being made in around 3 bighas and 18 kattaha of land. Block-2 will be a two storied row house building having eight 1BHK apartments of similar size. This project comes under Madhayam Gram Municipal corporation and got all the legal documents from there. If you have any project possession related information kindly share with us.

@Anil, Yes, you are absolutely right, This project has launched in 4 Phases but only Phase-1 has been launched and rest of the phases will launched within 2 years. Construction work of Phase-1 has been come to an end and it is expected that the possession will be in June'2015. It is a BDA approved project and got all the project related approvals from there.

Q: Developer is not at all serious about electrification of the project and is unnecessarily ignoring his responsibility since 2012....We should take a legal action and will meat with the West Bengal State Electricity Board and HIDCO to short-out the dispute on permanent connection of electricity.. The arrangement of DG is absolutely a temporary arrangement..If there is any fault of the developer,then that should be solved and permanent connection of electric line should be installed..In this regard the owners should form a group..Now the question lies about how we can proceed..

Ltd. located at Rajarhat, Kolkata offers 2/3BHK residential apartments in various sizes. 2BHK from 1080-1255 sq-ft whereas the 3BHK in 1500-1715 sq-ft. It is a G+26 storeys apartment consists 6 towers. The current price quoted by the developer is Rs.5895/sq-ft for towers A & B and Rs.6800-7000/sq-ft for tower-C which has not yet launched. Tower-C will have only 3BHK in 1715 sq-ft.

As the area of Ganga falls in green zone then it must have a NOC from the concerned authority. @Sajal, In next 5 years, the good project in MIG area particularly high gated communities will see at least 100% appreciation. Presently, there is decent supply in areas like Prince Anwar Shah Road and New Alipore in luxury segment. Hi, I heard a lot about this project situated at Rajarhat, Newtown, Kolkata. The 1278 units Elita Garden Vista condominium project in New Town, Rajarhat, Kolkata, is currently being developed by Keppel Magus Development. Phase 1 of the project appeared to be quite the success with 94% of all units sold as of the end of March 2014. They have obtained KMD as an “ongoing entity” and plan to carry out Phase II and III of the Project covering about 13 lakh sq-ft which will comprise of multiple towers between 15 – 32 storeys and 1.6 lakh sq-ft of developed commercial space, besides speeding up the remaining few deliveries from Phase I.

If you are looking to buy property in Kolkata, this might be the right time, as most of the developers in the city are currently focusing on completing their existing projects, instead of launching new ones. Localities such as Ballygunge, Alipore, Tollygunge, Narendrapur, Behala, Garia, Maheshtala and areas along the EM Bypass has maximum supply.

Okey, The price which you mentioned here is a Direct Payment Plan Scheme in which you have to pay only Rs.10000 as a booking amount and rest of the 90% amount within 45 days whereas in construction link plan you have to pay Rs. 1 lac as a booking amount and at the time of booking you have to pay rest of the amount equivalent to 20% and further amount on construction phases. It is said that the possession date will be October'2017 and the price mentioned is negotiable.

Q: Recently I booked a flat which costs Rs Y and paid two installments total Rs X say. The builder sent me a receipt with a service tax added on Down payment @ Rs X*3.09%. This is exclusive of the overall tax charged for Rs Y*3.09. My question is if I am paying tax for overall cost at Rs Y*3.09%, is it even legal to charge tax on down-payment amount? Does this mean I have to pay tax for the entire amount i pay @3.09% above the tax of Rs Y*3.09%? Please advice.

Hi Alokesh, Thanks for writing, One of the most important aspects of buying a resale property is to ask the seller for a clear marketable property title.Check whether the property has joint ownership and if yes, ensure that all co-owners have authorized the sale. In case any of the documents from the chain of titles are not stamped as regulated, the banks might refuse to offer a loan for the purchase of a resale property. One might also have difficulty in seeking a loan if the resale property is older than 10 years.

The GMG Heaven City is the residential Plots project at Moynaghar, near Behala chowrasta. Plots size is available from 1440 to 2160 Sq. Ft. and current price start from 1.5 lakh onwards depending upon size of the plots.
Some of the highlight are as follow : 1. Rain Harvesting. 2. Lake with Park. 3. 18 feet wide road inside the project with 30 feet wide main road. 4. Drainage system, Electricity with separate transformer for the entire project. 5. Registration of plot on payment of 80% of total considered money.

Hello Rupak, E M Bypass also called as Eastern Metropolitan Bypass, located 6 km from the centre of Kolkata which connects the towns of Bidhannagar and Rajpur Sonarpur on the eastern side of the city. It is a new realty hub in the region, showing tremendous growth in recent years.
Its true kaustav, but I think due to good connectivity, growing retail industry and projects by renowned builders are the major growth stimulators for the region.

@ Kaustav, Greenfield Elegance is spread over 3.62 acres and has 172 units on sale, with 72% of open spaces. Currently, the rate per sqft going on is Rs 3700. Projects are going to develop in 7 Blocks including HIG/MIG/LIG.

The GREENFIELD ELEGANCE is just 1.8 km from MAR1 & Action Area 1 where the ongoing rate is around Rs.3700 per sq.ft. Project launch in Aug 2015 and still builder is providing discount in this price. so it high time to verify with the project location and proceed with the project and get great capital appreciation. also this location is good for rental market.

Yes you can take home loan from SBI and also builder has tie up with other nationalised banks like LIC, ICICI Axis banks and Yes the builder has taken all necessary approval for this project.

Q: We have a pre-rented apartment building in Bhawanipur, however, all the tenants are aged & tenured since grandparents time. The rents collected are laughably low for that area. Would like to sell the whole building if we can get the building's current market value. Is it possible? If not, any way to boost rents to current rate for the existing tenants?
