Hello friends!!! Real estate regulatory bill which has several penalties clause for the builders. As per the current news, the Parliamentary Select Committee for the Real Estate (Regulation and Development) Bill 2013 is likely to push for more strict clauses that may lead to imprisonment of builders if they do not fulfill their obligations to home-buyers.
Great to hear from you Vikash,3 It will definitely help a lot to the home buyers because financial penalties alone won't work since private developers will simply factor in the cost of these penalties in their projects and pass it on to home-buyers.

True Vikash, But the final report of the Select Committee of the Rajya Sabha is still under preparation and will be tabled before the upcoming monsoon session. If it comes then there will a provision for imprisonment of up to 3 years or a fine extending up to 10% of the project cost or a combination of the two, but only in cases where developers repeatedly fail to register their projects with the regulatory authority or do not obey with orders for registration.

Hi Nandu, It means "Achche Din Aa gaye". Modi Govt is really doing a great job for this country. Currently, there are many builders who have to be controlled in and the current disciplinary action measures may not work as a sufficient defensive. So, the main objectives of the committee is to see how best they can protect the interests of helpless consumers from the high-handedness of powerful, unethical builders.

Hi Nandakishore, as per my observation the most preferred configurations in the SG Highway are 2 and 3-BHK units. This clearly reflects the demand for apartments.The value of a 2-BHK apartment ranges within Rs 25-45 lakh with sizes of 950-1300 sq ft, while 3-BHK units are available in a range of Rs 40 to 50 lakh with sizes from 1100-1600 sq ft.

Hi Vandana, Motera is well known place for International Cricket Stadium, ONGC, IOC, falls between Ahmedabad and Gandhinagar. Location is important with respect to connectivity with Airport, Apollo Hospital, Sabarmati Railway Station and Sardar Patel Ring road, BRTS bus service. Area is peaceful, no traffic congestion, neat and clean and surrounding greenery. Whereas Chandkheda is a locality in the northern part of Ahmedabad city and positioned to the west of river Sabarmati. A developed residential area due to its close proximity with ONGC office, Chandkheda also has an IT park located nearby. Anticipation of IT companies locating here, affordable property rates, accessibility to good educational institutions and temples have all contributed in making this area an admirable residential area of the city.
Sitting on the advantage of good connectivity and proposed strategic Metro rail station for Ahmedabad-Gandhinagar Metro, and the buzzing commercial complexes, Motera seems to be pushing the investors speculating about the market to give a serious thought to investing here.

@Vinay, The Package price of 2BHK in 1105-1100 sq-ft is between Rs. 65-70 lacs and 3BHK in 1300-1480 sq-ft is Rs. 80-90 lacs. Almost all the leading financial institutions and national banks are funding this project. You can get 80% as a home loan from the following banks.

Hi Nandakishore, It depends upon your budget and proximity to your working place. Generally, I would suggest you to buy in the area which is on SG Highway near Gota. Ahmedabad -Gandhinagar is the twin city, thus there are good investment options in between the two cities. Metro connectivity will add faster commuting to the work place. Therefore, I advise you to invest in both the sides of metro route up to 300 mt. distance.

Hello Sir, You are absolutely right, delay possession has become a fashioned now-a-days. Now, they are saying that the possession date will be February'2015. My advise to all the investors and buyers that check all the approvals, project related documents, developer's track record and verify it, take the advice of a good lawyer and then invest in any of the project. Hi Devesh, Yes, Market currently is under stable stream. it is a great time to invest but talking about returns there are few points to look for. Good returns always depends on following points i.e. cost of investment - 25-35 lacs is good range for this area, location of investment - it has to be close to main highway, area of investment - look for developing area, look for builder reputation and planning + amenities in scheme and time bond for investment. It should no t be short term plan and look for minimum 5 years.

Hi Vikash, As per my knowledge, Ambawadi & Navrangpura are nice locations & fully developed also. Even as of now some infrastructure development is happening. Both locations are prime residential decent location. From connectivity point of view, both locations are well connected with other parts of the city by city transport , bus, train & railway. Hi Jack, The metro phase 1 stretch covers two corridors the North-South corridor starting from APMC, Vasna to Motera Stadium followed by the East-West corridor starting from Thaltej Gam to Vastral Gam. If you are planning to buy a house in Ahmedabad, then localities near the upcoming Ahmedabad to Gandhinagar metro belt can be considered for good returns.
In my point of view, the prices of property near the metro stretch have already started witnessing a rise and in future are expected to go up further. However, at present, the rental market stays unaffected. The middle class is expected to invest in these areas as home buyers from this segment prefer to live in areas having good metro connectivity.

Hi Jack, As per my knowledge, the flats and other projects coming up in Dashrath are already selling in huge numbers due to the existing demand.There are various commercial establishments too that are coming up here, promising better life for the residents. The duplex prices start from Rs 20 lakhs for 2-BHK and Rs 25 lakhs for 3-BHK ones.
@ jack, The projects choices range from apartments, independent homes, tenements, villas. All these are available at affordable and budget-friendly prices. Overall, Dashrath has huge potential for growth and will continue to woo investors and end-users across Vadodara. Hi Vikash, In my point of view, most of this income, almost Rs 30,000 crore which is as per the present jantri rates, will go into funding local infrastructure like roads, drainage, and water supply. Higher FSIs are being earmarked for these zones to allow greater density.
@ Vikash, According to me, the new notification has given legal sanction to chargeable FSI which was not there earlier.The Rs 45,000 crore for upgrading civic infrastructure hinges on redevelopment of existing properties. Old buildings have to be pulled down to make space for new development.

Hi Guys, According to me, cities of Gujarat are growing at the fastest pace ever and have seen urbanization transform the perception of the cities from a mere trading city to an emerging global metropolis. People come here for jobs and to earn a livelihood. This increasing population has impacted the society as well. In any given developing economy, people move into an area and infrastructure follows. Whereas in Gujarat, the infrastructure has always been better than many of the other Indian cities and migration has only made sure that the developers kept up to the pace of development.

Hi Guys, Sources in the AMC said that the three developers had been assigned an FSI of 2.9 in the first phase. Once the Local Area Plan for the CBD is approved by the state government in the coming three months, the construction can be scaled up to an FSI of 5.4. All the three developers have ensured that the foundations of their structures can bear the weight of 22 floors.
@ Jack, Yeah , I heard in news that , the AMC budget has provided for rapid construction work for roads on the eastern and western bank in the adjoining Sabarmati riverfront area. By September, a 9-km stretch on both banks of the river will have smart traffic management systems in place and will be motorable, . The Sabarmati Riverfront Development Corporation Limited (SRFDCL) is also planning to introduce a virtual sports arena for hardcore gamers on the riverfront.

Hi Vikash, The Narendra Modi government is kicking off its ambitious smart cities programme along the Delhi-Mumbai industrial corridor (DMIC) leg that is located in Gujarat. The tendering process for the Dholera special investment region in Gujarat is to be launched shortly, inviting investments worth close to Rs 3,000 crore for building trunk infrastructure on the 22.5 square km.
Hi Mr Vikash, As per my knowledge, the smart city close to Ahmedabad will cover a route length of 920 km on the corridor, of which 154 km will be developed in the first phase. It will be followed by three others by March. The 2,700-km DMIC was sanctioned in 2007.

Well Nandkishore............I think it can be accepted.......it will help both buyers and developer. But they are only discussing i don't know when are they going to implement it. Discussion will never help anybody. Different party has sifferent view. Earlier, the NDA government had reduced it to 50% or less and allowed the state governments to lower the amount further. As per the AIADMK and Samajwadi Party states should be given the liberty to decide if they want to allow lower the percentage. Member from the Congress have given a difference of opinion proposing the said percentage be increased to 70%.

The current tax system for REITs in India leads to multiple levels of taxation, as a result of that contrarily affecting the yield to investors and making REITs unattractive for investment. For REITs to become mainstream vehicles for large nos of investors, it is essential to get the tax regime for REITs in India at face value with the international tax system.

But i think we should be optimistic towards any new initiatives...... India has potential. The top 7 cities of India together have more than 400 million square feet of operational office space, This is expected to grow by approximately 25 million to 30 million sq-ft. annually. Of this office stock, more than 150 million sq- ft will be ready for REIT listing,
Hope so......we are looking forward to seeing REITs launched in India in the coming year. Industry wide, there will be limits on what assets can be transferred to REITs. A significant part of that needs to be discounted for quality. We don't see the opportunity for significant non-office REITs, particularly residential, as the rental market is quite informal and break into pieces.

I agree with Prabodh Sharma. This is a nice property project. I would suggest you khatu shyam kuteer DOT in for better property experience. Buy 100 Sq yd plot at shree khatu shyam kuteer at monthly installment of Rs. 3000 only. This is a good residential project.

Good morning Upendra, Since the plan is underway, the govt will be doing its bit to develop the next level infrastructure for the country. But at the same time, it will require most assistance from the private players of the country along with FDI. Vastrapur has emerged from a residential axis to a preferred shopping zone and a perfect spot for morning walkers.Vastrapur is close proximity to the SG Highway. I am the residential person of Ahmedabad and I notice that Vastrapur has been showing great development in terms of real estate.Vastrapur bridge to other areas of the city like Bodakdev, Panjrapole, Ring Road etc.
Currently what I was observing that the rate per sq ft are in increasing trends with respect to past few yrs. but right now the rate per sq ft is approx Rs 5100 to 5300 per sqft going on.As you are living in this area for few yrs I don't think that you need more clarity about the locality.

Hi, I don't think that Development rights and Gram Panchayat approvals are sufficient for buying under construction property. You may fall in difficulties if buy. Because there are multiple documents required for under construction property, in absence of any these documents, construction may stalled at any time.
Yes, a under construction property always attracts home buyers because it you have to pay lesser than the ready to move in properties. However, one cannot ignore that investing in an under-construction property is a risky affair. You might face delay in possession and if the project is stuck due to a certain issue, there might be a long legal battle to be fought. So it is always advisable to ensure the ownership of the developers/seller by conducting the diligence over the property.

HI, In Gujarat stamp duty is charged at 4.9% and registration charges 1% of the market price of the property or the transaction value, whichever is higher. Currently female property owners are exempt from the registration fees of 1%. This offer of registration fees for females is aimed at empowering women and motivating families to register properties in the name of female family members.
But remember, there is a hike in property tax as buyers have to pay Krishi Kalyan Cess-0.50% and Swacha Bharat tax-0.50% which is effective from June 1st, 2016 in form of Krishi Kalyan Cess and Swachh Bharat Cess. So the total service tax rate will be 15%

Thus, you will have to pay Rs.171500 as a stamp duty and Rs.30000 as a registration charges as 1% of 35 lakh Rs.35000, which is more than 30000 so you have to pay Rs.171500 Plus 30000 so total is Rs.201500.

Hi Saurabh, For lease deed fees, you have to pay Rs.100, Stamp duty will be 1 percent on the total amount if you are leasing below 30 years and Registration charges, you have to pay 1 per cent subject to a maximum of Rs.20000.
All leases for a period of more than one year should be compulsorily registered. The stamp duty payable on such lease deeds and lease agreements are high and is computed on the average annual rent along with deposit payable. The amount of stamp duty is almost equal to that of a sale deed. The usual practice is to split up the rent into two halves and make out one of them as an amenities agreement, which does not require registration. The amenities agreement will have to be stamped as per the article relating to lease of movables.

Yes, you can take the help of a legal expert in this matter. As it is very difficult to get back security deposit from landlord. They are always hunge and want to grab our hard earned money.
Hi friend, First, if you are a tenant with a written lease, a landlord does not have to return your deposit until 30 days after the end of the tenancy as specified in the lease, even if you actually leave sooner. Second, your landlord can use your security deposit to pay for certain expenses and have to return rest of the amount.

Q: demand survey form for future project (will register in RERA before launching but just for demand survey ...is it possible ?)
