Q: ANSAL API has launched Golf City in Lucknow with Paradise diamond and all of us who bought flats in the schme are being cheated by ansals.After paradise diamond many schemes were launched by them and they have started construction of the same much earlier,but i dont know that why they are not initiating construction of Paradise Diamond.Every time you ask their local office in Lucknow and you get a answer that in next 3 months it will start.More then one and half year is passed but still no construction has started.In contract they have mentioned that flats will be delivered in 36 months,but going by this pace i dont think that we can get the flats even in 60 months.I need a clearification from them about this pathetis status of thier flag ship launch of paradise diamond in lucknow.

Q: I had booked a 3 BHK flat in Pal garden, Sector 89, Faridabad in 2006. Even after six years the project is at take off stage. Although, I and my other known friends made timely payments, there is almost nil construction activity at the site. The market perception is that the company does not own land where the project is located. The banks are not willing to finance. The company is not responding to my queries. Could you please clarify the status? Every time I requested for refund of my amount, the company has given a negative reply.

Hi Soori.. RPS Savana is a read to move project. It was delayed for more than 1 yr and recently got completed. I personally feel that instead of investing in Faridabad it is better to opt Noida expressway or Gurgaon.. In busy areas and old areas of Delhi, where do builders find land chunks for developing townships? Hi Sam, I would say, Vasundhara is good compared to Crossing Republic. The rates are lower than that of Crossing republic. The work has been stopped temporarily. DGSCL and NHAI had together signed an MoU which clearly lists the various maintenance works like overlaying of entire expressway, road signs and markings by January 31, introduction of smart card, expansion of toll plaza at Kherki Dhaula and more. There is Sanik colony located on the other side of Mathura road and it has a price range of Rs 4000-4500 per sq ft.. Though it has easy access to Gurgaon and Delhi, as it is located to far away region, it is not much preferred. Q: I will going to take some legal action against ELITE HOMZ for their false commitments , awful behaviour with their customers specially the director of ELITE HOMZ in noida office. They dont even provide proper trust to make over.

ELITE HOMZ is a joint venture between H.R. Buildcon (P) Ltd. and Oracle Realtech (P) Ltd. H.R. Buildcon (P) Ltd has created its identity long ago in realty sector and Oracle Realtech (P) Ltd is another promising name in the real estate industry. So I do not think the builder will give false commitments.
One of my cousin lives in one of the completed project by this builder. He is very happy with the construction quality and finishes. Also he is encouraging me to but a property in Elite homes. Moreover, I have not found any bad reviews about the builder on web. I think this is a good property to invest .

Service tax is not payable on resale, or purchase of ready to move in flat. Therefore your buyer is not liable to pay. It has to be paid by the seller and not by you. The prinicipal agreement is between the builder and first owner. You may accordingly ask the seller to pay the service tax.
See according to my knowledge, service tax will apply in respect of services provided .

True, Idea Tower is directly benefiting to people who are circled around the Tower D and beyond of Gaur Global Village, Crossings Republik. The complete coverage benefiting all of us at any floor or parking etc. will happen soon, when the repeaters will be installed right from top floor to parking basement.
Also guys an Idea and Vodafone Towers are also installed and few are like also functional like opposite the Glass Gate just next to the service road at the corner of Ansal Builder plot. But since they are ground based tower, hence the benefit is restricted to front societies like Mahagun, Assotech, Prateek etc only as building block the signals beyond an extent.

If there are proper approvals in regards to the real estate sector the real estate will surely boom up.

Q: We had entered into collaboration agreement with the builder in that we have agreed on doing registry when building structured is ready . Now the builder pressuring us on the registry. We need to be save as the floor prices have slashed and builder is doing the work very slow and not upto the mark as earlier. We need advice on CONDITIONAL REGISTRATION OF THE FLOOR IN NAME BUILDER so that we have be save and if he didn't fulfill the conditions we can get the registry cancelled.

You might go for conditional registration for the property if the builder agrees and you can include your terms and conditions in the agreement to check construction quality. Ok Santosh... i think in that one a 3 bhks of 1300 sqft is costing around Rs 3400/sqft which will come to approx Rs 46 Lakhs.. this is around 30 kms from mahamaya flyover and 40 kms fron south delhi...

Well No santhosh.. i think that it will take anywhere between 6-8 years to be liveable... although the builders have palnned all amnjor amenities here like there is a F1 track by jaypee that is around 1 and half km away and so is the international cricket stadium which is expected to start hospting IPLs from 2015 and a200 acre Golf course...but still the amenities and people to start living there will take time.

Q: I represent the Buyers of Paramount Floraville a project in Sector 137 in Noida. I am writing this letter as we are facing huge difficulties with paramount due to their erratic behaviour and lack of transparency. We as a group of 25 people met with the Builder today 14th of June 2014. The result was not very fruitful. We residents want to form a Flat Owners Association so that we represent the whole group of buyers. I was going through the UP Apartment Act 2010 and found that an association can be formed only when Builder has given possession of flats and received Letter of Clearance from Noida Authority. The housing authority, however, said it would not delay the process of final allotment which is slated to start in the second week of this month, when DDA will hold a camp for the successful applicants.
Other discrepancies include the list of war widows, wherein there are certain cases where the gender given is male even though the name is of a female and vice-versa. Any successful allottee, if otherwise not eligible or is not able to authenticate claims, will not be allotted flat and the allotment will be canceled in such cases.

Hi Jeet, As per latest news, surprisingly, the Delhi Development Authority has come up with unique high end housing scheme. The land owning agency has chosen to develop penthouses, an in the first place, and HIG (high income group) houses in Dwarka. This is really a nice initiative taken by Delhi Development Authority .
@ Jeet Bhaskar, As per my knowledge, an approx of 1,114 high end units will be developed. Of these, 14 will be constructed as penthouses with terrace gardens. The plan was sanction by the DDA screening committee on Thursday alongside another scheme to redevelop the Authority's own particular staff quarters.

Hi Rishi, Data also indicates that 2567 of the delayed projects are in Mumbai metropolitan region, followed by Pune with 1254 projects, Bengaluru with 1205 projects and National Capital Region with 784 projects. The study covers Pune, Kolkata, Hyderabad, Chennai, Bengaluru, MMR, and NCR. It includes only those projects which were supposed to be ready between 2013 and 2015.
It clearly indicates that horrid realty of the real estate sector which has failed to recover from the 2008 financial crisis. Many developers diverted funds raised from one project to another, leading to cash crunch and inventory pile up. No wonder, new launches have come down massively in the residential realty sector.

I think this is the right move by the Finance Minister as well as NDA Govt. Since January 2015, RBI had cut 150 basis points, including Tuesday's rate cut. In the September 2015, the key rates were cut by 50 basis points, but this has not benefited retail borrowers in equal measure. But this time, banks would pass on the benefits to borrowers.
But still home loan rates have to see a sufficient reduction to expect a clear revival in residential sales. Now, developers have been reducing sizes of apartments to make them affordable for more homebuyers, but a revival in the market can be expected only after home loan rates go below 9%

It seems to me either Hitesh, First land owners, who agreed to give up land under land pooling for rehabilitation of the oustees of the project raised objections and now residents of New Palam Vihar, who will be displaced for the completion of the road. They are accusing HUDA for delay in allotment of the alternate.
But this time, Residents have given ultimatum to Huda to resolve the issue by April 17 or else they will go on protest from April 18 and even file contempt petition before Punjab and Haryana high court. Residents of Palam Vihar are demanding for alternate plots in Sector-110/A.

Hi folks, I am from Bengaluru and recently i saw the similar protest here. Residents of a project in Bengaluru's Electronic City area called Ajmera Infinity took to Twitter and Facebook to post videos of armed goons inside their housing complex at the marketing office of the builder Ajmera Housing Corporation. While the police did not file a first information report initially, but the social media forced police to file an FIR after residents posted videos online. Mittal complained the builder was trying to make amenities of their housing complex common with a new villa community it has built next door.
