It is my personal advice to you that it is always good to be sure that the land is free of encumbrances and the approvals are in place. Either it is a reputed builder like DLF or any local builder. If it is a high rise apartment then make sure that the builder has got the environment clearence.Hi,

If you have lost your property documents, the first thing to do is to file FIR in the nearest Police Station. After that you have to visit the sub-registrar office (SRO) where the property is registered and make an application to get a certified copy. It is important for any buyer to read the terms and conditions carefully and find if there any clause regarding advantage builder where the builder is given the right to revise the price of the property. There can be that price-escalation clause where the builder can increase the price of the apartment and the charges relating to it. No, you can not. You have to take the NOC and Occupancy Certificate from the builder first. In absence of any of these two documents, electricity department will not accept your request.
On the other hand, you do not have OC which is a proof that building has been constructed as per the approved plan.
