@Sanchita, I heard that the steps was taken after holding public consultations across the country, several members of the panel are of the opinion that provisions for prosecution and imprisonment should be added in most cases where builders fail to discharge their duties and functions. I appreciate the panel's decision. It will bring more clarity in the Indian real estate market.

@ Jack I think you should invest in South Bopal which is showing one of the preferred localities in Ahmedabad, the locality has residential properties at an affordable cost.The value of a 2BHK apartment here is between Rs 23 to 35 lakh with sizes varying from 900 to 1300 sq ft.

Hi, It is my personal advice to you that it is always good to be sure that the land is free of encumbrances and the approvals are in place. Either it is a reputed builder like DLF or any local builder. Q: I purchased a 2BHK apartment in Meadows Shantigram by Adani in Ahmedabad at the rate of Rs.2,650/ sq ft and if I exit now, I am losing money. Builder is selling same unit at the rate of Rs. 3,450/ sq ft but in the resale market value is coming only Rs. 2900 to Rs. 3000/ sq ft. I am very much confused on what to do. If you are planning to buy a house in Ahmedabad, then localities near the upcoming Ahmedabad to Gandhinagar metro belt can be considered for good returns.

Hello Devesh, Yes, the project has been completed and the price mentioned above for a resale flats. There are few flats available for resale in 3/4 BHK and it will cost around Rs.1.14 Cr. for 3BHK and Rs.1.76 Cr to Rs. 2.03 Cr. for 4BHK. The sizes of the flats will be 2205-3393 sq-ft.

Hi Jack, As per my knowledge, the flats and other projects coming up in Dashrath are already selling in huge numbers due to the existing demand.There are various commercial establishments too that are coming up here, promising better life for the residents. The duplex prices start from Rs 20 lakhs for 2-BHK and Rs 25 lakhs for 3-BHK ones.
@ Jack, In my point of view, the airport and railway station is just 11 kms and 10 kms respectively from Dashrath. Also, the under-construction 6lane highway is also providing a boost to the property market in the region and attracting many investors. This location is well connected to other parts of the city by city transport & train.

HI, The resale flat, which may be in perfect condition, would be at least 10% cheaper than the newly-constructed flat. Saving 10% is a huge relief when the prices are astronomical and interest rates are flying around double digits. Buying a resale property can be a smart choice, provided you do your due devotion well.
Hi Nandakishore, The biggest advantage of a resale property is that you can move in immediately. The carpet area may be higher and there would be better clarity on your cash outflows. Last but not the least, you get what you see. With an under-construction property, the end product may not be what is promised to you. There have been several instances of builders promising to complete the project in a particular period, but failing to stick to the deadline. Also, there have been instances of buyers being cheated on the carpet area.

Hi everybody, Centre has finally begun with efforts by clearing proposals worth Rs 11654 crore that are aimed towards improving basic infrastructure and facilities in 272 cities and towns, which include investments worth Rs 3120 crore in 102 cities and towns under the Atal Mission for Rejuvenation and Urban Transformation (AMRUT) plan for Smart India Mission.
Right Jignesh, This move will gradually help shape the future demand for housing and office spaces thereby increasing its prospects of being accepted by the potential customers. The government has given a green signal for Rs 438 crore investment in 18 cities identified in Haryana during the next fiscal year. Likewise, 9 cities in Chhattisgarh would get Rs 573 crore and a sum of Rs 416 crore has been assigned for 12 cities in Telangana and Rs 588 crore for 9 cities in Kerala. The largest chunk of funds is being earmarked for West Bengal with a sum of Rs 1105 crore meant for 54 cities and towns across the state.

Hi all, I am quite sure that this upgradation will help these regions to fulfil the basic needs for real estate to perform and succeed in the long run. For all the projects approved, the government will contribute 50% of the funds with an equivalent amount to be organized by the states themselves. This makeover of infrastructure in 272 cities and towns will duly fuel and introduce a fresh wave of realty demand in near future.
I hope that our country will be in better shape and compete the other developed nation. Govt's intention is clear and both state and central governments will together invest about Rs 11654 crore to make available 135 litres of clean drinking water per person each day and provide sewerage linkages in all the 272 cities. What more we can expect from a one and half year old govt.

At the same time, most of the firms now want a competitive bidding process while selling their land, almost like a merger and acquisition deal, to improve transparency. But this also drives up the price.

The gift can be transferred to a person or an institution which should be accepted by the donee within the lifetime of the donor. Yes, MHADA and other government agencies have a limit on construction of houses as it becomes financially inviable for them beyond a certain limit. Thus, the government wants the participation of private builders to make sure affordable homes to a larger number of people.
It means that the state housing authority will sell such homes to economically weaker sections of the society. Somewhere, i read that the size of flats will be around 30 to 50 sq-mt each. Am i right Ananya?

It is really a good news for the people at large and we are very hopeful of the bill going through since it is people who are suffering as there is no framework to protect them from unfair trade practice by real estate players. The cabinet approval for changes is necessary before the revised bill is raise for discussion.
I appreciate the governments' move. These days, a developer has to pay only 2-3% interest as penalty in case of their default whereas, the consumers has to pay 16-18% for their default. This is totally unfair. So, the Rajya Sabha panel asked for the same in any default by either of them.

Nobody will take a hasty decision. After all it is a matter of relocation so, they all will take their time to think of their basic daily necessities. The petitioners will respond to the offer in the next hearing scheduled on March 29.
but it is came to know that the petitioners, including residents and shop-owners of Mangal Deep and Vishwakarma residential societies of Jivraj Park area had moved the high court, alleging that acquisition of their properties by MEGA was not in accordance with the provisions of Land Acquisition Act of 2013.

Hi All, Residents facing displacement due to a proposed metro rail project in Ahmedabad, today rejected the relocation offer made by Metro-Link Express for Gandhinagar and Ahmedabad (MEGA) Co. Ltd. before the Gujarat High Court, arguing that the area in question is "communally-disturbed".
As per the sources, the 22 petitioners, who own houses and shops in Jivraj Park Society, have instead demanded relocation to the plots available in Prahladnagar or Manekbaug areas of the city.

If you have lost your property documents, the first thing to do is to file FIR in the nearest Police Station. After that you have to visit the sub-registrar office (SRO) where the property is registered and make an application to get a certified copy. It is important for any buyer to read the terms and conditions carefully and find if there any clause regarding advantage builder where the builder is given the right to revise the price of the property. There can be that price-escalation clause where the builder can increase the price of the apartment and the charges relating to it. Q: Our builder has not yet completed our flat from past 4 years. So we ourselves with help of other will complete the flat. but we fear can we buy electric meter? Do we need anything from builder to get electric meter for ? as builder is not traceable.

No, you can not. You have to take the NOC and Occupancy Certificate from the builder first. In absence of any of these two documents, electricity department will not accept your request. On the other hand, you do not have OC which is a proof that building has been constructed as per the approved plan. There are lot of people available online who will reply you privately for their project and pretend that their project is the best and developed however in reality when you visit there is completely different. Q: I have been looking for property in Ahmedabad since long time but confused with where to invest money so that I can live peacefully currently as well which can provide me better resale value in future.
