Q: My got a property from my grand ma who expired 2 years before. This property is located near tin fatory, KR puram. Problem is that I just have a copy of her will written and no other documents. Got to know from some source that she has not paid tax from 2004. Please advice how to get the documents like Mother deed, Katha papers, Old tax receipts etc. I am seriously confused.

Thank you for your advices Soundarya and Srinivas Rao. This property is 2 KM behind Devanahalli Register office and Just 1.5 KM from main Devanahalli Market. But recently there is toll gate come up some 8 KM before the Site after Devanahalli airport. so will this toll gate effect this locality by any way? you can find the excact locality of this property in Google map - Just put Residency Devanahalli. Q: Hi All, I own a property near Shivajinagar, which contains 2 Position (Ground floor and first floor) I had rented this property for almost 8 years for residential purpose. 3 years before had given 1 floor of the property for office purpose but at residential rate – it was layer office. And other floor remains residential only. From almost 1.5 year, I am getting water bill of commercial rate. Now I am been paying tax only at residential rate. How do I find if that property is still in residential or its converted to commercial property. I wanted that property to be at residential only. How do I check if the tax that I am paying online is the correct value. What should I do to get the water bill back to residential rate? Please suggest me experts. Regards Prem

Your property must be a residential property only unless and until you have not applied for its conversion to a commercial property. Your tenant must have applied for a separate electricity meter for his floor and that must have got him allotted on his company name. You can also check with the registrar office.

Q: Hi All, My Grand Father expired in 2006 and he owned a property 30*40 with 3 floors – Ground, 1st, and 2nd. He was the sole owner of the property which he purchased almost 35 years before in Bangalore. He got his will which stated that, Ground floor belongs to my cousin, First floor belongs to me and 2nd belongs to my other cousin. Now my cousin who is in ground floor wants to sell her portion of property to me after 3 years but I am worried if She has already sold that property to someone else or there is any legal issue happening between my cousin and her Mom on the property. The tax is not paid from 2005. Questions: 1. How do I check if that property is still in her name? 2. Should her husband also be witness while purchasing the property because she done want her hubby to know about it? 3. How do I check if there is any legal issues on that portion? Hi Prem, The price of a 1200 sqft plot will be around Rs 25 lakhs approx. You may quote more if the plot is on the main road and there are good amenities.

Hey Prem, The property is approved by BIAPPA so I think you need not have to worry about your land but to be on the safer side it is better to check the layout plan from whom you have brought the plot, whether the plot is on the main road or not etc.
Hi Chetan, Thank you for the comment and quit response. I already have the layout plan and my plot is after about 6 Plots from the main road.

I second u Mr Prem. as you said your plots have been approved by BIAPPA, you need not have to worry about it and I heard that the road widening work is already done. @Prem, Can you please tell me from where you have come to know about the road widening news?
