Q: Right now there is no project in NOida where in you could get rate of Approx 3500 Rs per square feet Basic and we all invested here in the same rate bracket.........Now they are seeing this as gold mine because everywhere rates are approx Rs 4200 per sq ft basic rate .....They are demanding that all investors in Ajnara Ambrosia should withdraw their amount given to the builder and now after 5-6 months they will sell the same inventory at the rate of RS 4500-5000 per sq ft.............I might be wrong but something is fishy with Ajnara Ambrosia now........I have come to known that Ajnara is scrapping this project due to land problems.......But how can such reputed builder do this ??? Hi Anil..last week my father told me that the charges of Kolkata metro will rise. But yesterday it was declared that there will be no incease. I don't understand if Kokata metro is facing huge losses then why government is not increasing fares. For someone who has to stay in or around Mumbai property rates of Pune or Nashik are irrelevant. No matter how cheap Pune got I would never move there. So, you got to compare Panvel to areas around Mumbai. The rate in Panvel is about 3k. For a similar price the place you can get a house is Thane. So, the choice is between Thane and Panvel, if the rates in Thane went down by a lot I guess a lot of the people buying in Panvel would move there. Even I think compared to Harlur Road, Hosa Road, Sarjapur Road; elctronic city is better choice today. It's not that these locations are bad but prices are so high to justify them. telangana isuue is not going to affect property rates. More and more companies are building their set up here because of low cost. Investment wise Shamshabad area provides excellent opportunity
@Daminder this will boost the demand for land and residences in Hyderabad. Also during the next 7 years, Hyderabad as such will develop commercially with more employment and the influx of people from outside will nullify the gradual exit of serving Govt Staff.

I think TVS should concentrate more on their actual business..they are doing a good job..its just because real estate sector gives more revenue..they are diversifying in it. There is nothing like BBMP Approved. BBMP collects tax and provides 'Khata'. The approval is in the hands of the BDA FOR Bangalore Urban and BMRDA for Bangalore Rural. So if the property is in the limits of the bangalore urban it must be BDA approved and if the property is approved by the BMRDA in that case it lies in the rural areas of the bangalore.
The focus areas of the of BDA is Development of Bangalore in a planned manner, creating excellence infrastructure, delivery of sites and work as a successor to the erstwhile City Improvement Trust Board.

Hi you can do one thing...you can ask the society to issue or transfer the share certificate because you are the owner currently. Investing in Noida real estate will be a good option for both living as well as future returns purpose. You can go for it.
Any time is the right time for a buyer to invest in real estate. The investments in real estate do not see a downward trend. They usually go up, just the pace differs. In a worst case scenario, market may go stagnant. The way things are developing in Noida and beyond, the investors can look up to almost 100 per cent appreciation in capital values.

As far as residential property is concerned, most of the options revolve around resale. Getting a bank loan for a resale may be a little troublesome but if the papers are clear, it is likely to work out smoothly.
You can get a loan for buying resale property though there could be some additional legal and procedural requirements. If the property is not registered, you will not get loan

Close proximity to various commercial centers and the port makes Theatre Road one of the best areas to have a project that you are planning but either the prices may be just too steep or you may not get adequate land as per your choice. The real estate market had picked up in Hyderabad when it was announced that the Telangana issue would be resolved. However, since July, the market has slowed down again. This is due to the fact, that even though a lot of hype was created around the issue, no concrete measure has been taken till date to make Telangana a reality. Thus buyers have again gone back to their wait-and-watch mode. Investments from the Northern parts of the country have dropped drastically as investors are confused. There is a huge demand for land now in Sabbavaram, Nakkapalli, Chodavaram and Anakapalli mandals, on Vishakhapatnam periphery. Square feet rates in posh areas like MVP Colony, Lawson's Bay Colony, Kirlampudi Layout, Seetammadhara, Beach Road, Dasapalla Layout, Asilmetta and Dwaraka Nagar used to be Rs 2,200 five years ago. Now, the prices have shot up to Rs 3,800-4,500 a square feet.

Sikar Road has a number if manufacturing units and retail chains and is a good investment option. For residential plots you can have a look at Bani Park, Vaishali Nagar and civil lines area.
There are not many land gated communities in Jaipur although there are a large number of low rise apartments available in various areas of the city.

While both the areas are located in south east Jaipur, the return on investments is quite lucrative in a medium to long term ranger. As mentioned by the above user, if you are strictly seeking a short term investment property then Malviya Nagar offers a better choice as it is easily saleable owing to its central location to commercial centers and connectivity to the rest of the city.

While Raja Park may appear to be slightly out of the way from intercity connectivity, the Jaipur Metro is going to add a level playing field and I expect prices to appreciate substantially.

I expect an appreciation of almost 15 to 20 % in a five year period taking conservative estimates. Upasna Group, Mahima Group, Sand Dune limited all has very good upcoming projects in Bapu Nagar. You can choose according to your budget and preference.
It is indeed a very good decision to invest in Bapu Nagar. I have myself invested in the area and I am quite happy with my choice. Bapu nagar is one of the better known up market residential colonies of the city.

Peer Mushalla is a good upcoming location with close proximity to Panchkula's sector 20. The impact of the Chandigarh Metro project has been very well received and overly positive. Both the government of Punjab and Haryana have not only decided to share the revenues as per the metro line in the state but have also given a go ahead to extend the metro line to Panchkula sector 20 and Mullanpur.
Chandigarh is one of the cleanest cities of India with well organized roads and very less traffic bottlenecks.

Non-official members raised the issue that allotment of flats in Dwarka should begin at the earliest as the vacant flats were leading to losses for DDA.
Rather than making it as next housing scheme, popular opinion is that they be part of a resettlement scheme wherein flats will be allotted to eligible beneficiaries.

Here I have discussed all the terms elaborately. Tenure reduction signifies the fact that even after switching to a lower interest rate, the tenure slumps down keeping the EMI constant. @Vivek, Supratim: As far as i know the main negative point of Ready to Move in Property is that a lot of legal work and documentation. An under construction property has all fresh documents while a ready to move in property has all transfer documents, so the legal work and documentation is quite tedious and takes a lot of time.Also all the money to be payed upfront: In the case of the ready to move in property all the money is payed in a go and there is no way to pay money in installments. Pre launch period happens before starting of any construction activity although the builder is ready with required permissions for the project in most cases. @Supratim Pre launch helps create a market buzz around the property and offering of discounts double up as a great marketing tool. The users are also equally eager to invest in such pre launches as it offers a good rebate on the overall costs if the project finishes as per its schedule.
Thank you Rajeev for the details..:) I would suggest for all that one must check the documentation of the builder with the concerned land authorities including municipal corporations, declaration and sale deed from previous owners to other financial details of the project.

The price per sq ft would be around Rs 1,848. The area is around 400 sq ft for 1bhk, and 2bhk would be around 634 sq ft. If you are planning to buy you should immediately go and book..because bookings are going on..so before getting sold out , you can go and book.

Helllo Javed , Heart Beat City is located in Sector-107, Noida. Project has DND Flyover, in close distance. Project has Sector 18, within close distance. So I think if you are planning for investment, it would be a good option.

Hi Laxmi, this project is located in Zirakpur. Just 2km from the project tehre is like chandigarh airport, It has 2,3,4,5 bhks. Currently 3bhk s are available. The price for 2bhk is around 40 lakhs for 1152 sq ft, 3bhk is for 64 lakhs i.e 1530 s qft, 4bhk is around 80 lakhs for 2420 sq ft and 5bhk is around 5bhk for 2850 sq ft.

I think many buyers have filed case against the developers. After the Greater Noida master plan 2021 was approved by NCR Planning board, buyers have been receiving cancellation letters from developers of upcoming projects. Also as said by Vikram Kapur the CREDAI has been in the forefront of implementing sweeping changes for self-regulation. This is a welcome step and that sends the right signal to the entire industry.
@Vivek : The developers are responsible for maintaining the environment and there is a need to realise that any building activity generates some kind of waste. As Construction and demolition waste during the process of construction and also once the building is occupied the occupiers dispose solid and liquid waste in the form of garbage and sewerage.

Hello Mr Anand, As far as i see, both the projects are good and also in proximity to each other.. the plot size is Sahaj is 683sqft while the Riviera plot is bigger at 841sqft. If pricing is to be considered then the Rivera is costly at Rs 42 Lakhs while Sahaj is at around Rs 32 lakhs. Finally, i guess you should visit both the sites and then take a call.
Yeah Nandakishore is right, both the projects are being funded by good banks like HDFC,ICICI and SBI.. there are units available in both the project s and you can book a unit at satva sahaj for Rs 1 lakh while the booking amount at Pratham Riviera is 10% of the sale amount.

@ Rituraj , If the government gets tough on how the government officials and authorities work, issues would be halved. As of now, even premium neighborhoods, such as Vasant Kunj have to deal with encroachments and non-segregated waste disposal, yet the property values are not rational. To be rational, the corporations need to listen to residents and act on their complaints/suggestions.

True actually... I have read some where that Tata Housing is offering subsidized home loan at 7.99% for 25 projects in 8 cities where as banks are providing home loan at around 10.5%
In NCR, Supertech are giving free studio apartments in Noida for buyers who has booked top floors in the Capetown Project in Noida, In Gurgaon, builder are asking for minimal amount and pay the rest of the amount at the time of possession.

Finding an apartment in the right locality, neighborhood and for the best price is actually a challenging task especially for migrant in Mumbai. The first thing that hit a person when he comes to Mumbai is the slums and the slow moving traffic. Secondly, Realty in Mumbai is expensive. The rental values today would be far above than what you may have known some years back.
Right Vinu, It is often a tough job to explain to the migrant family that you are paying more as the `per sq ft' value has increased. Also it is not fair to compare the lifestyle in developed nations with that of Mumbai.

Hi Samrat, As per my knowledge, among all the schemes, Bagru Green in zone-12 has the best reserve price of Rs 10,000 per square metre, followed by Awantika Vihar and Raghunath Vihar (zone-12), where reserve price is Rs 9,000 per square metre. A JDA official aforesaid the minimum size of a plot would be fastened at 45 square metre , whereas the utmost ceiling would be 252 square metre. For the second time in a year, JDA is ready to launch additional housing schemes soon.
@ Samrat, According to me, nearly four years ago, JDA had launched eleven housing schemes and assigned more or less 14,500 plots to successful applicants. JDA received an amazing response for the previous schemes, that motivated them to launch more schemes. The civic body had received almost 2 lakh application forms for previous schemes. To avoid wrong filling application form , now JDA had made online filling of forms mandatory.

If you ask me then yes it is a good buy for investment as well as for end use. The project is located off KR Puram road within a driving distance of 4 kms from ITPL main gate, 3 kms from Sai Baba Ashram, 2.3 kms from KR Puram,Old Madras Road, 12.5 kms from MG road and 5.5 kms from Outer Ring Road (ORR). The project is well connected.

Good Morning Bikram, As we are seeing that dark clouds are still hanging over the residential property market which forced builders to rethink and come up with a new way to earn money now and repay their debts. Because of that they have now approached the Maharashtra government seeking changes in the Leave and Licence Agreement rules in a desperate bid to clear inventories.
Very true Varun, There are currently 5 lakh luxury homes unsold in the city. When these flats are not sold, builders are unable to repay banks and other financiers their loan amount. To get relief from the existing condition, builders have approached the government saying they want to rent out their flats as service apartments for which they want the Leave and Licence Agreement modified.

@Rituraj, In case the 2 companies fail to obey the order within 3 months, Sebi would make a reference to the state government or local police to register a case against them for fraud, cheating and misappropriation of public funds. Besides, it is also come to know that Corporate Affairs Ministry would be asked to initiate the process of winding up of the companies.
