Dear rakesh LDA never give the possession before the next election bcz LDA has no money in his AC which was taken for to develop the apartment .when BSP govt .came again than it will furnished and its true so wait and watch and we have only right to wait and nothing .

It is difficult to buy a gramathana sites as we wont get home loan and secondly resale can be a problem. What is your take? Is it advisable to buy such kind of property?

The roads are already narrow and now since the people have started parking their vehicles on the road which makes it even more narrow. I heard that the real estate bill is going to have a cost push effect by which the property prices are likely to see a hike of 40-50 percent. As our friend says it is not only because of the new bill but on overall, prices will be hiked. Another important thing is whether a property is sold on carpet area basis or super built-up area basis, the total value would remain same with the cost per square foot going up. Good to know that you are keen on investing in Hazratganj. The area is one of the most up market regions of the city and houses many offices and commercial activity. The Uttar Pradesh Vidhan Sabha building is located in close proximity to Hazratganj hence the area always commands a premium as far as real estate is concerned. Hazratganj is seller’s markets as there are few new projects due to space crunch. Some of the major developers active in Hazratganj include Eldeco, SAS and Halwasiya. The price range of apartments in Hazratganj lies between Rs. 3500 to Rs. 4500 per square feet.

There are hardly any transparency of project transaction in Noida and Greater Noida. Hey the price per sq ft is around Rs 2,000. They have already applied for cauvery water connection but I guess it will take time. They are having 200 apartments in their project and are providing 12 bore-wells.

Hey guys as far as I know service apartments are often popular in and around the IT hubs and commercial office spaces. I think most of them are largely located in HITEC City, Jubilee Hills, Kondapur, Madhavpur and Gachibowli.
Guys do you know in Gachibowli is available on rental values between Rs 20,000 and Rs 25,000 per month and for serviced apartments in HITEC City are being offered at a rental range of Rs 15,000-20,000 per month.

Hey the GHMC has not been giving approvals so some realtors have started raising buildings with the blessings of the town planning authorities and local politicians. Q: Hi... Had bought a flat at 65 lakhs in 2008 and now Iam selling the flat at Rs.83 lakhs but the buyer is registering it as per the present guidance value which is higher ie @ Rs.97 Lacs. Need to understand the tax implication on the long term capital gain. am I liable to pay 20% on the 14lakhs for which I will not be actually getting that 14lakhs. The plan for the proposed ring road is pending from long time with the State Government. But finally the State Government has approved the plan for the peripheral area of Pune and Pimpri Chinchwad. @Karthik, Bluejay Ardlay Phase 2 is one of the high end and large plotted development in the vicinity. The project is spread over 60 acres of land with 550 units. The project does not have Cauvery water but ground water is there.

Comapany expects to close some of the deals by June and would utilise the funds to improve its cash-flows that have been affected due to slowdown in housing demand.
Hi Kalki, It is also heard that their area of operation will be 4 greenfield housing projects in Delhi-NCR and South India. It is expected that at least 2-3 PE deals should get closed by June-end. They are targeting to raise about Rs 2500 crore by June from 2-3 deals. On the utilisation of funds raised via private equity at projects level, the same would be utilized to increase the operating cash flow of their development arm DevCo.

Since sales are slow, they are planning to raise about Rs 3000 crore through private equity. In the short term, PE fund will be the replacement for the cash flow which would have normally come from sales.
You are right Kalki, Earlier this month, DLF had reported 9% decline in consolidated net profit at Rs 131.79 crore for the quarter ended December due to fall in sales and other income. While Its net profit stood at Rs 145.29 crore in the year-ago period. Income from operations fell 5% to Rs 1956.72 crore for the 3rd Qtr. of this financial year from Rs 2058.42 crore in the corresponding period of the previous year.

As govt is ready to draft GST in next session. It has been argued that if GST includes real estate, then it will be a more comprehensive tax structure and will bring about greater transparency and less evasion.

Hi, I heard in news that the Industrial Infrastructure Development Corporation (IDCO) has allotted 8,066 acre of land for proposed projects in the aluminium sector in Odisha. This is something what people of Odisha are waiting for. After many states started their housing schemes or land allotment scheme. Moreover with the upcoming Metro line, people staying in and around Greater Kailash are currently so very much well connected that the majority of them do not want to relocate.

Well guys ,these are all the positive factors why someone will invest. But what are the various issues that should be avoided at the time of buying property in DelhiNCR ?
In my point of view, investors and property buyers should be aware of this location while planning for any investment or any real estate deal. There is riskiness concerning land reservation or land demarcations in L & J zone. Social infrastructure is a major issue here. Currently L & J zones does not have required infrastructures. So these two areas may become hot spot for land buyers but not good for apartment or flat buyers .

Hi Himanshu, As per my knowledge Noida Extension, , Yamuna Expressway , Pari chowk , Knowledge park 5 & Techzone 4 are the top most location in Greater Noida as per current market condition. So you can purchase 3BHK apartments in any of these location. Are you planning for investment or personal residential purpose?

I booked flat in Aditya Imperial heights in 2011 and paid 100% of flat cost at the time of flat booking entered in to agreement of sale(AOS) with delivery period of flat on 05-05-2013, including grace period, with payment of monthly rent of Rs 15000/, if flat is delayed to deliver as agreed. Till now neither the flat is delivered nor the monthly rent is paid, and not replying to any type of correspondence from my side, including Mails, Registered letters, SMSs, and if you go to office they will not give appointment saying prior appointment is required, if you ask for prior appointment they are saying wait , even after months are passing. All employees says they can not take decision, and file is pending with management. This is the fate of so called owners booked flats in ADITYA IMPERIAL HEIGHTS. I n my opinion they can complete the project in about 12 to 18 months time ,if the work in the present speed in work. If Aditya answer to this at least in this form it will help all.
You should consult with a reputed lawyer to know about the legal aspects in this matter and file complain against the builder if he is not ready to give proper information.

At the same time, the government has introduced new taxes like Local Body Tax (LBT) and has hiked stamp duty, ready reckoner rates, development charges etc., to help the state fund making it tougher for developers for further price reduction. There could, in fact, be a scenario where prices start appreciating gradually if project approvals continue to take longer and developer's costs keep fasting.

It is true and that could be the one of the major reason why The NGT has directed municipal authorities to not grant any further construction permissions till the Union Ministry of Environment and Forests or the National Board of Wild Life duly notifies a proposal of the state government to declare the area surrounding the national park as an eco-sensitive zone.
The matter came into existence when the NGT hearing a petition filed by social activist Santosh Daundkar who, among other grounds, had protested that a real estate project of Omkar Realtors and Developers at Malad was located too close to the Sanjay Gandhi National Park. Because of that NGT has to give order.

As a reply Omakar Realtors'spoke person told that the NGT order has no impact on any ongoing project in Mumbai. All future projects within 10 km of the Sanjay Gandhi National Park will require a no-objection of NBWL, which is yet another permission that will lead to delayed launches, increasing costs and thus decreasing supply in the short run.
As far as the present project is concerned tribunal has said that the previous order dated February 2, 2015, to inform the prospective buyers about the pendency of the litigation in this tribunal be abided by nicely.

Before taking action SEBI ordered PACL in August last year to return money to investors and informed as well that company was running an illegal investment scheme that promised depositors returns on investment in agriculture land. But company took it lightly and the result is in front of you.

Such kind of forgery can be removed by imposing ideal costs on the builder, considering the damage to the public cause and state wealth. Both Shinde and the builders are guilty and fake. Their main intention was to grab the land with the help of some govt employees.

Hi Harmeet, Do you know that the reserve prices of almost all the sites to be auctioned have been cut by 20% to attract real estate buyers in slow property market. The reserve price for the sites falling under institutional areas, like nursing homes, has witnessed a drop of 10 to 20%.
But expert are saying that this cut in reserve price is not enough to attract buyers. Property consultants think that a 20% reduction means nothing, and the administration must invent some new policy to attract buyers of real estate.

What i think a leasehold property is that whose ownership is granted by a freehold owner over all or part of their land. Its ideal for flats because each flat can have a separate leasehold. Hi folks, Do you know our country is facing the shortage of of officers. So, govt. authorities should look beyond the IAS cadre given the shortage of officers and choose professionals too for heading SPVs.
That's good idea. You can not stop a mission because of shortage of IAS officers. An investment of about Rs 700 crore is expected in the pan-city projects that will be implemented across Pune over the next five years. The mission will focus on fixing the biggest concerns mobility, water and public transport improvement through better availability and reliability.

Arun Jaitely, in his first budget had increased service tax rate to 14% from 12.36% and then added 0.50% as Swachh Bharat Cess from 15th November, 2015. Now, with krishi kalyan cess of 0.50%, the new service tax rate will be 15% effective from 1st June 2016.Hi friends!! Q: When i purchased the flat in Guwahati in October 2015, the building was ready to move. the builder asked for ST and VAT money and i paid. But builder has not given me any challan yet. Also on similar note, I asked yesterday for the project completion certificate (as i know that after project completion certificate is issued, we dont need to pay ST) , he said they have applied for Completion certificate. How can they apply for it now one year residents started moving in? Did they builder play a foul game? What is the possibility? What should i do?

Hi, Service tax is paid at the time of sale of property, and the amount paid by the buyer to the builder is for construction service provided by the builder. But as you have purchased your flat when it was ready-to-move, so no service provided by the developer in your case. Thus, you don't need to pay service tax for your flat. And secondly, yet, your builder didn't get Completion and Occupancy Certificate.
