Q: Dear Sir/Madam, I am planning to buy a flat in Chennai. The apartment is a large project. As per current MMDA regulations at least 10% of the flats should be single bedroom. The builder has got approval for single bedroom. He has merged two single bedroom into one double bedroom and selling as a single unit with 2 documents, electricity etc. Is it a serious violation if so what kind of consequence will happen for this violation. Becuase the flat is at an important locality and has future prospect I am looking to buy the flat. Please advise me if it is risky.

Latest Answer: Hi, it is probably true that builder can sell 2 unit for single person and after special request of buyer he can modified into single unit but he cant sell 2 unit combined to 2 different buyer.
