Hi sujan,the two different things that yo9u have to keep in your mind are ,the plots in sector 122 range between 85000, to 1 lac , whereas sector 72 has a range of 95 to 110lac. In my personal opinion sector 72 plots are more profitable and gicve you more future returns than sector 122. More over the news of metro expansion, it will cross sector 62 , which will have a direct effect to sector 72 as the property price will rise up. even i think in nearby sector like 72-79 , a big commercial esatate will come up hwich will again add 30-40% returns of the plot in sector 72. Q: I have made a booking with Kashish Manor ONe, Sec 111, Gurgaon. The agreement talks about a Price Escalation Clause. Whatever be the construction cost of the facility, at the end of 3 yrs, a buyer shall have to pay for inflationary cost. This can increases the price significantly more than the agreed price. Say, Inflation is 7% pa. This makes it an additional increase of 30% in price of apartment. I am contacting the management but to no avail. Request other KASHISH MANOR ONE owners to take note .

Hi guys, As per my knowledge, the authorities of Noida-Greater Noida, Yamuna Expressway and Ghaziabad have increased circle rates by 40%. The new circles rates have been implemented in all the residential, commercial and industrial sectors of Noida, Greater Noida, Ghaziabad and UPSIDC properties.
Hi , Yes Sufia I completely agreed with you.According to me the increase in circle rates is close to 40%, but authority have decided not to increase the rates uniformly. There are rural areas, where the population is scattered and thin, and authority will keep the increase lower as compared to regions where there are more land transactions, and the prices are escalating. Circle rates of residential, commercial, industrial, group housing, builders’ plots in Noida Extension and UPSIDC properties have been hiked by 10-30%.

Hi Manish, As per my knowledge, Sector-1 will be a nice location for you. This sector is nearly 15min- 20min away from Sector 16 A. Sector 1 is well connected to the various parts of the Delhi/NCR Region. It is located on the main road which is connecting NH-24 to Pari chowck. It is around 10 min away from the Noida City Centre Metro station and Fortis Hospital. It is also around 20 min away from the DND flyover.

The nearest metro station is Sector 15 metro station. I have done a proper research on Paras seasons and also spoken to the company officials regarding the possession date. They are saying that the possession will start in the 3rd quarter of 2014. The builder is trying his best to complete all the formalities and allot the apartments asap.

Their first project grand venezia mall in greater noida launched in 2007 is still awaiting completion and went to the site and had a discussion with people there,a mall, five star hotel & villas are planned. But I have feeling this land-use for villas may changed to luxury apartments as happened with Logix earlier. Yes dude.. I was told that the builder will arrange a computerised draw before 15th June through which allocations will be made.. Main issues is that many buyers will not be in a stage to afford the loans. Because they will have to pay monthly EMI’s. And the problem is that monthly EMI amount should not exceed 30 percent of the buyer’s monthly income. Many people would not have a good salary to afford this. Yes , it got approved, having the election upon them, the Government finalized the the new developed and also approved the proposal.
No the development is yet to take place, Delhi's revenue minister Arvinder Singh Lovely has also commented that all the hurdles have been removed to initiate infrastructure development in the colonies. Hence the infrastructural development will slowly take place.

Yes, let me add to that. The plan is to provide direct connectivity with the existing line at Sector 32. The Metro will be extended up to Noida Extension via Sector 72 and this 7km stretch will cost around Rs 1,400 crore. It is planned under the PPP plan and both the Noida and Greater Noida authorities will raise Rs 1,100 crore, depending on the territory falling under their jurisdiction.
The plan is to have at least two stations on this line. The City Centre Metro station, which is proposed to link Sector 62, would extend at Sector 71 to take the line till Noida Extension.

True even the area is not properly developed, slums are around and roads are very narrow and broken.. cars moving is a big problem :(
Guys the land is also expensive when it is compared with the land in east Delhi,, hence this is a not a good place for investment but might turn a good place for end use !

Palm Resort has all the amenities like club house, swimming pools, artificial lake, yoga & meditation garden, waterfall, musical fountain plaza & garden pavilion, cricket nets, jogging track, 2 tier security system, 24 hours water supply, basketball court, badminton court, state-of-the-art-gymnasium, indoor and outdoor recreation facilities, rain water harvesting, power back-up, aerobics hall etc.
They are quoting price as Rs 2600 per sq ft as the BSP and EDC are extra charges..like club membership and parking charges and taxes.. I would like to add that, they are offering discounts also, like they told me that they can offer Rs 2400 per sq ft BSP, if we book early. Hence you can go for the option. And after a month or so, the price is going to appreciate , due the festivals thats coming in....

See i can give you answers for why to invest in Sector 151 Noida, because of the presence of commercial, special economic zone surrounding with low density area. Also the metro route is close by. Sector 151 is also easily accessible from Delhi, Faridabad, Greater Noida AND Sports City. Hence i guess the connectivity is good enough for the sector to rise.

On Golf Course Road general price trend is Rs 12,000-16,000 sq ft as compared to the price range of Rs 8,000-9,000 sq ft two years ago. On Mehrauli-Gurgaon Road, the current prices for residential apartments range from Rs 10,000-12,000 per sq ft as against an average of Rs 8,000-9,000 per sq ft in 2011. Hi the sector is located very close to Noida Greater Noida Expressway, it is just 10 min from the sector. On the other side you have Dadri road which is 10-15 mins. The internal roads of the sectors are also well developed and wide enough for the cars to move in. Well shailaja...it seems that bank of baroda, icici, hdfc and Axis have approves upto 80-85% of the loan depending on individual eligibility as well and the papers are being processed by nationalised banks like SBI and LIC..

sector 104 in Gurgaon is quite near to the dwarka expressway and the developed sectors of gurgaon. this sector consists of dhanwanpur village. shankar vihar, Tech chand nagar etc and is is proximity of the gurgaon railway station.. there has excellent connectivity by both the sector roads and the expressway. traveling to dwarka and other parts of Delhi as well as to Gurgaon and Manesar is very easy from this sector
Sure but i heard that the HUDA sewage treatment plan is very near to sector 104 of gurgaon.. i am not sure but will this have any adverse effect on the residents?

Yeah, getting this status means that real-estate developers will get finance easier from banks and for longer tenures this will eventually increasing the supply of houses in the area. Developers are infact looking for infrastructure status for the whole housing sector.
Well BJP s election manifesto says that it will provide pucca house to every family and these low cost houses are a step forwards. Houses with area of 40sq meters will qualify as low cost house. the government plans to look at a innovative scheme and join in with other existing programs as well.

Yea these are exclusive 51 villas that is being planned in sector 25A of noida. There are 3 floors and basement planned and the sizes are of 300 sq yards, 375 and 500 sq yards.. The smallest one of 300 sq yards are available for Rs 10Cr onwards.

Hi Mr Manish, As per sources, builder has launched the phase -3 of Eco village -1. Here the construction work has started .It is expected that , the possession will be around 2017 December. Builder is having subvention payment plan ,which is also known as 10:80:10 plan. Hey Guys, Agra Development Authority had taken a loan of Rs 100 crore from Noida at an interest rate of 6%/annum, it has officially paid back Rs 75 crore. Yet, both the GNIDA and the UPSIDC have neglected to pay any installments, so they will be issued notification. Hi. In Delhi Mutation is done by either DDA or MCD as per the area concerned and divided among two. First you note that mutation is not a Title of ownership. It is the Sale Deed Or Gov allotment letter with conveyance Deed which makes the person entitlled the right of ownership. Now come to mutation, You are requested to make an application in the name of the Controller and collector of Revenue with a CC to its Commissioner Office informing that the said mutation in the name of such and such person is made wrong from their department and why not it has been rectified. As there are certain documents are needed to get mutation done in the name of the applicant. Which are such as Sale Deed, Conveyance deed all previous dues paid NOC from the department, Allotment letter, Free-hold certificate, Possession letter, Share certificate etc.Hi. Q: In May 2011, I bought a 3-BHK flat in Sector 120 Noida. The rate has changed from 2700 to 4700 psf. Property size 1670 sqft. The handover is scheduled in next month. I am paying an EMI of Rs. 18000 pm. The registration is yet to happen which will require another 3-4 lakhs. Kindly advice if I should keep this property and get the registration done to give it on rent (approx 17k) as i live in a different city. Or should i sell it before registration and invest somewhere else.

There are lots of negative comments on builder and its projects. Almost all their projects are delayed by 5-7 years. There are lots of fraud cases against the builder. They just be good at the time of receiving money but later they would not even bother to listen. My comments to replies
Yes, there is no time horizon as to when the delivery would be made by the builder and its current financial situation, I am planning to initiate legal proceedings or join any ongoing legal actions against the builder. I am also trying to negotiate with the builder to swap the booking with something ready to move in any other project.
Those who have paid their 100% amount in 2015 are still waiting for their flat possession. Builder has promised to give the possession on April 2015 but after 2 years, they are unable to deliver possession and not replying to mails or complaint.
