it seems like the baner has got great attention by the localities as well as the outsiders. The area is very good to reside with good surroundings. if You are an working person then it a very good place to invest as you can find many MNC,s as well as small organizations nearby.
There are good builders like
KDB GROUP - projects Palladion, Aurelia in Baner as i have visited their sites and have found them pretty good and promising.

Very bad expereine in Ganga alfa paradize,
Friend I will not suggest to take home form ARK Prem Construction as well as Goel Ganga Developer very pathatic and pooooooooooooooooooooor service. Not stick to there saying. This Regarding ARK Prem construction & Goel Ganga Develpoer joint venture project called GANGA ALFA PARADISE, Builder has not yet provided meter, building elevation is also not as per the brochure provided at the time of sales, construction quality very poor, staff is very bad and pathatic,builder very slow in taking any actions realted to building works, so many cracks inside each and every flats.

This is a very common issues with builders in Pune. They are only interested till they get the money. Once you can longer leave them, they show their true colors. One of my friends had a similar experience like yours. So when it came to buying a flat for myself, I asked all the people whom I knew for their reviews. But it was my brother who advised me to buy a flat in Shradha- a project by the KBD Group. Two of his friends had been living there for quite some time and gave it a straight thumbs up. The experience for me has not been different! I think it is one of the best housing projects in Baner.This is a very common issues with builders in Pune. As mentioned PMC water, Parking, Gym, Gas Pipeline etc. were pending... Also heard that Pipelines are not good. Residence complained about constant leakages...

I have heard about builderscalled K B Developers. One of my friends had bought a flat in its project known as Palladion. He has strongly suggested me to look forward to their upcoming projects. I think so you can get good deals in Hinjewadi, wakad, Balewadi for some cheaper flats, but still that gonna cost you up to 30-40 lakhs for 1.5 bhk and around 45-50 lakhs for 2 bhk. But i think so for income these areas can be beneficial in your future prospects. You can have a chat with KBD Group for 1-2 BHK flats in Balewadi, might be they can offer you a great deal which might be of your interest. Even look for a builder who has a good reputation in our society, don't fall prey to bad construction company. Advice :DHi Chandransen Atak,

I understand your concern about investing in Pune real estate, but your current budget seems a lot less my friend. you cant even get a 1 BHK Flat with a budget of 25 - 30 lakhs. Even places like Kharadi are charging like anything. if you want a good income once you rent your falt, Balewadi, Pashan, Baner, Hinjewadi are few places where you can get great income as many MNC's are located nearby.
you will have to raise your budget to get a flat in a good locality to get good output. it is very necessary you land up at some of the few builders like KBD group who have being creating great infrastructures for individuals and families from past few years. I agree with above people that South Pune is a better Place and have access to Near by good places, but considering the current rates in Kalyaninagar, NIBM Road etc are more than 14000 rs per sq ft which is kind of to costly to invest. The North too has developed in a great scene and have nearby schools, Hospitals and many more things to explore. Baner, Balewadi, Hinjewadi, Wakad have developed in a very short span and good places to reside, and some project done by the KBD group in Baner and Balewadi are great.
