Is there cauvery water in this project? How is the locality for investment purpose?
For the time being cauvery water is not there but there are bore-well in this project which is sufficient for all the apartments. Electronic City is a better option for investment and you can also except good returns in the coming future because of the PRR project. You can also get good returns as some may offices are there. The region is well developed and has many reputed IT companies, industries and residential spaces. It also has some of the reputed educational institutions and hospitals to give better facility to the residents.

I do not think there is any delay in the possession and the project has got all the necessary approvals. It is a G+4 format.

The team has also collected 20 ml of water sample in a Bacteriological Field Test Vial. This is a procedure to analysis water quality. All these samples were kept in the vial for two days for test. Most of the samples turned black indicating bacteriological contamination.An expert said that they have to check where water gets contaminated and how to prevent it. As an attempt to rack up the figure of Rs 2200-crore target, the bank has made its processing center more firm and has future plans to come up with few more. After Banaswadi, Koramangala and Basavanagudi, the bank has plans to open up in Hebbal, Peenya and Yelahanka
With the increase in Repo rates, home loans via SBI have become a pretty expensive venture. Along with new borrowers, existing ones also will feel the heat of increased repo rates by a rise of 10 basis points. Though the benchmark base rate have been revised from 9.75% to 9.8%, SBI still stands as the cheapest home loans provider among other financial institutions. This encourages the bank to increase its home loan portfolio.

Hi Sachin, Yemalur road is a very nice and well developed locality to live for. Yemalur is also very well connect to all the other parts of Bangalore through Wind Tunnel road, Old airport Road and ORR. Prestige Tech Park, Logica and Deloite are situated on Yemalur road, EGL and business parks in ORR is just 3 kms, RMZ Infinity and Bagmane Tech Park are within 6 to 7 kms radius from the projects in Yemalur road. Schools, Total Mall, hotels and restaurants like Pizza Hut, Leela Palace are in close proximity Hospitals like Manipal Hospital and Cloud 9 are located within a radius of 4 kms. So people working in near by offices perfer to stay in an area which has good conectivity and basic amenities. So you if are buying a property you can expect good returns in the coming days. Vaswani Whispering Palms and Emerald Park, Rohan Jharoka Phase I are the completed projects by reputed builders.

Let me give my review about the BUILDER. If you have plans of your dream home of your choice then this builder is not for you. Customer service of the service is just beyond horrible. I had purchased the apartment with this builder and they have built it in their way ( of course thats how it works ) but they will say NO for all the modifications including the small to smallest modification. ( eg: no option in paint also ) They are so rude that they will just tell bluntly on your face that "This is what the company policy, You dont question us and you have no rights " etc etc.. Handed over the house without finishing the work. I tried complaining to the higher management but of no use, Mr Roshan - He doesnt even reply to email, he is least bothered about whats going around. Mr Ravi Kumar - OMG, beware of this guy, highly threatening guy, stay away from him. About the construction, I did not find any flaws yet, If I find any I will post for the awareness.
That is really bad we put our hard earned money for buying your dream house and in return you get this. Thanks Akash for sharing your review here, your comment is really going to help buyers who are planning to buy a property in this project.

Q: I heard that the Bangalore International Airport is all set to make news as the GVK Group, the promoter of BIAL, announces to promote real estate around the airport area. Is that true?

Yes you are right. GVK has been planning to come up with an airport city that would encompass workplaces, residential units and social infrastructure for commuting passengers.
According to BIAL officials, the areas for realty development around the airport have not been identified yet. A proper plan needs to be developed for construction and government approval. In addition to such plans, BIAL is also in talks for a terminal expansion to deal with a large capacity of 55 million passengers.

I agree that Jigani is a good locality but to investing in this area is not a good idea as the area is still in development stage, its not fully developed. Moreover metro connection wont be there which is a big disadvantage for this locality.

Q: Hi Experts, I am looking to buy a luxury apartment in Bangalore. I have been looking for projects but some have big size living space but the bedrooms are small. Where as some have lavish amenities but the flat size is not appropriate. I am looking to buy a 4 bhk apartment with terrace or a pent house. Kindly help me to know good super luxury projects in Bangalore. Area and locality: No bar. Mostly I will be working from home so the locality need to be good and posh, schools and shopping complexes should be near by. I am not in a hurry, ready to move or I can wait upto 1 and half year.

I think this is the first project by Sobha Limited where the price of the apartment starts from Rs 35 lakhs, usually the price of apartment in Sobha project starts from Rs 70 lakhs on wards :) :)

I agree that Jigani is a good locality but to investing in this area is not a good idea as the area is still in development stage, its not fully developed. Moreover metro connection wont be there which is a big disadvantage for this locality.

Hi Deepa, Haralur Road is very safe to live with family members. But the disadvantages are, the area is having a very narrow roads which might create traffic congestion in the future and water crisis is a big headache.
the maintenance charges in Bangalore differs from apartment to apartment, reputation of the builder, size of the society etc. Apartment where I am staying in Belandur, the maintenance charges is Rs 3.5 per sqft.

The only negative aspect of this project is that the project is not approved by the government authority. Check all the required documents and verify it by a legal expert and then go for it. Well Nakul, I have read in somewhere that the properties in Electronic City do not have much appreciation although there are jobs, infrastructure in that area. 1st reason, The NICE road, and the elevated express highway enable people to travel from far away places in a relatively short period of time. Due to these roads, several people did not find it difficult to drive even from places like Nagarbhavi, or other parts of the city. Hence there is no mad rush of people building houses around ECity.

As per my knowledge, there is no issue in this project and the project has got approval from BBMP with OC and CC. There will be 144 flats and all are constructed according to Vaastu. It will have 4 blocks with G Plus 3 floors structure. This is a township project and builder is giving possession into phases. As per developer and multiple forum sites, phase-1 has been successfully delivered, Ph-2 and phase-3 is ready-to-move-in and phase-4 are still under construction. But I did not find any RERA registration number in their as well as any other property portals.
Yes, I am agreed with Dilip. Shriram Smirithi, Sarjapur, Attibele Road, Bangalore is divided into four phases. But the project did not get KARERA approvals. I would suggest all the buyers, do you all due diligence before investing anywhere in India. Better, if you verify all the legal approval by a legal expert.

Yes, Icon Happy Living is a BMRDA approved project and banks such as HDFC, Axis Bank, LIC Housing Fin, SBI, and ICICI banks are funding this project. As far as RERA approval is concerned, Karnataka RERA has approved it and its RERA Registration number is PR/KN/170731/000672.

Hello Neena, Generally, brokerage charge is 2% in residential properties in Bangalore. If you are buying property directly from builders, then you do not have to pay any brokerage as they are paying salary to their staff but if you are dealing with a brokerage firm then you have to pay 2% as brokerage. Hello Muniraj, Yes, a tenant has to pay service tax as it is declared service. However, there are certain exemptions and condition for it. Tenant need not to pay service tax when the residence is used for residing but in case for commercial activity the same is covered However, he or she is not liable to pay service tax unless it exceeds threshold limit of service tax which is 10 Lakhs. Yes, you will get the land loan for constructing a house in your plot. But you can not transfer the property in the name of buyer until loan amount settle in full. Bhartiya City Nikoo Homes is an under-construction project and they are giving its possession phase by phase as there are 9-towers in it.
