Hi Guys, Like here Nithin said, I agreed with it, Expressway is a major landmark of DelhiNCR. This expressway road connects NH 8 at Kheri Daula to Dwarka. As per sources in this stretch , you will find approx 33000 houses of around 8000Cr are under construction. The stretch between Najafgarh-Nangloi is worse with numerous potholes and the commuters along the stretch have been facing problem for a long time. Nowadays these kind of fraud cases on on rise.. There are many brokers who cheat too.. ANd overnight born builders and developers also take to fraud on large scale. Beware from such agents and new builders. They will be very professional and you may never realise that they are cheaters, thats why do not fail to get through verification process before buying. Hi, Prashant , according to the location the appreciation of the project should be around 40 -50 % on the basic price. The project is located in one of the posh area in Gurgaon and more over plots has more value than apartments. Vartika city is situated in Sector - 88A and 88B On Dwarka Expressway . Also within distance of 5km to 10KM from the project Airport like IGI Airport is located . So you do not worry about the price appreciation.

Hi, this project started at 2007 and really got into delay and the amount of money Government has alloted for it is huge. The recent news says that PWD is constructing three flyovers at Bhalaswa Chowk, Burari Chowk, Mukundpur Chowk and two loops at Mukundpur Chowk.
But guys, i thought there is a drain near the fly over, is that the reason for the delay of the project??

Hi, for Takshila heights , the appreciation has already taken place, the project was launched long back with a price of Rs 2750 per sq ft, right now the price is Rs 5500 per sq ft. Hence chance of 50% of appreciation is less. Although looking at the location, the price might go upto 30% or so. Bcz the price trend of the place is high, hence after few years like 4-5 years there is a chance.
Oh! is it..so will be worthwhile to invest in this project????or should i opt for some other project..

Hi, when we talk about SEZ projects, few pointers to keep in mind : SEZ projects gives you good returns, although you need to verify the area and locational . Bcz the location matter for future returns. According to experts the project will give good future returns :)

If we go by the latest real estate prices , areas like Gurgaon’s Golf Course , Golf Course Extension and Southern Periphery and Dwarka Expressway are witnessing huge property ratehikes. So if you are interested in investing in this area...do it now!
In Southern Periphery, properties are priced in the range of Rs 6,000-7,000 per sq ft as against price levels of Rs 4,500-5 ,500 per sq ft a couple of years ago.

hi Nitin,the road runs along sector 21,22,23 A and B, 28,26,27. All this sectors have main gates which closes down by 9 pm or so hence you can think the area is bit safe for women and kids. There are no construction going on which reduce the chances for any casualty. Its a livable place!Old Gurgaon road runs parallel to the Gurgaon Delhi expressway. When expressway was not there, this was the busiest road of the town.You have more than 10 completed projects where people are already staying. See Delhi is not safe and Gurgaon is obviously no!! Sure Nilufar the price they are quoting is Rs. 5500 per sq ft . This is the BSP for 2,3,4 BHKs with a size ranges between 1250 - 1300 sq.ft to 2600 sq.ft.For rental purpose you can give it after 4 years or so.. because the areas needs to get developed.

yea….reports are that the 9.71 km section will cost about Rs.1,770 crore. The Ghaziabad Development Authority(GDA) would share 50 % of the total cost and other agencies like Nagar Nigam, Avas Vikas and UPSIDC would bear the remaining amount. Well a good news in the new year..it seems that the project was pending for approval from the delhi jal board. GDA vice charmain Santhosh Yadav met delhi CM Arvind kejriwal and had updated him about the metro project.

Hi, This new project is being introduced by ELAN Group with assure return. The project is coming up bang on NH-8 in Sector-80, Gurgaon adjoining Hotel Hyatt. Even i was not sure and talked to their executive and found that if we clear our payment or atleast 55% at the time of booking then from the date of possession we will get 11% assured return.

The sector is bang on the dwarka expressway and on the opposite side is sector 100 that has the HUDA water treatment plant. The area is very good in terms of accessibility and connectivity with good internal roads and connections to the dwarka expressway and the Basai road. The area will see a huge demand and good appreciation in future once the area gets developed and is a safe investment area.

Almost all Gurgaon sectors are developed and some are on the way of development. If you talk about sector 99, total sector area is spread over in 270 acres. The big advantage here it is just 15 minute drive from international airport and few minute drive from NH-8, locality and area is good. I think you can go here with Vatika Group. Here it has launched Sovereign Park, a luxurious residential option for investment. Appreciation of the property is good and prices are increasing day by day because of the upcoming Dwarka Expressway. Better connectivity to Delhi is increasing the land price in sec. 99.

Hi Manu, Yes you are right. I too saw the news and i came to know that Noida authority is building a landfill (SLF) or waste-to- energy processing plant in Sector 123. People are not happy because thousand of like are in stake. This plant is very near to five Schools including play schools, residential sectors & highly populated villages of Noida. This plant will produce 1500 metric tons of waste everyday which will create unhealthy atmosphere for everyone.

Hi Mr Pathak, As per my knowledge, go to your local registry office of local jurisdiction along with the xerox/photocopy of documents. And just apply for a certified copy which is as equal as original. Yes if you are not sure that it is stolen or misplaced , then better to make a complaint to your local police station of such deed. And this number will be very helpful for you in future. That deed number will be present in your copies.

Hi Neel, As per current news, 3000 trees has been uprooted for the golf course road expansion work . But Hariyana Urban Development Authority claimed that only 1055 plants & trees uprooted in this process. Anyway , as per environmentalist Golf Course Extension has lost in greenery. 16 lane road work completed by DLF & HUDA, along with 2nd phase rapid metro made a huge change in Gurgaon infrastructure.
Hi Guys, While doing this renovation work, trees from Sikanderpur to Golf course Extension were removed. As a matter of fact, last year NGT allowed HUDA to expand the road for 8.3 km long. But HUDA had to plant 10 times more number of trees as it is expected that huge trees would be removed in this expansion process. That means HUDA had to plant nearly 11000 trees.

Q: Sir, The Mapsko Builder for the project Mapsko Casabela, in Sector 83, Gurgaon, till 31st March 2014 had charged Vat at 1% with the surcharge of 5% which makes it to 1.05% as per the notification from Vat Authority and the payments which have been made after 31st March ,2014 till possession, they had charged Vat at 4% with the surcharge of 5% which makes it to 4.5% . Further, the builder is saying that there is no clarity on such charges from Vat Department, however, it is a mandate from the company to charge Vat at the time of Registry. Further, the Builder is saying that there is a clause in the registry that in case of any notification from Vat Authority for the increase or decrease in Vat %age.if the same has to be given to you without interest and if there is an increase in VAT amount then it has to be taken by the client. In my scenario I had paid Rs. 1 lakh extra as I was not having any option but to say so that I can get registered my flat. But imagine there are so many flats and the money collected by the builder. He is enjoying on the money of the people. What action can be taken in this regard.
