For those who have opted to purchase flat from SI beware. Don't fall into the trap of this builder. Theie main intention is to cheat and not give possession to flat in time. All the projects are still pending. And they do not have any intention of completing. Those who have already invested are taken for a ride. SI is presently a sinking ship and capsize any time with all your hard earned money. The manager incharge trivandrum and his people are siphoning the money somewhere and are not completing any of their budding in the city. Those who have already invested in green hill height, Kempton manor and the upcoming projects beware fdo not get cheated. You better enquire with the other flat owners of this builder and you can know the real facts

If you recall the case of Apple properties in south india. they had advertised in big way in the media and even were sponsorer's of mega reality shows finally many people lost their hard earned money. SI claim to be the very oldest player in real estate but now all their projects in kerala has gone haywire reasons unknown. Each project has exceeded 10 yrs and yet remains incomplete. Its better to study each builders before you can opt to take a flat.Dear Friends

i am an unfortunate owner of SI's other project Glen Valley. we have been suffering a lot with this Builders. this project has been dragging for more than 10 yrs now and still many flats are yet to be completed and added to that we are still waiting for permanent electricity water connection etc. there is a long list.... if you want to know more you are most welcome to glen valley situated at mudavanmugal you can know the real facts.. there has been much more bad experience with some of the completed projects in the city and we have already contacted few. if you too facing such situation we can start a common forum.

Anyway media like manorama, Kairali and mangalam news paper have already given us a coverage of covered our plight. you can check nattuvartha in manaorama news dated 07/04/2013. the same available online tooo.. so those who are opting for flats please double check before finalizing.

I have purchased a flat from SI . The project is West Fort Garden in Pettah Tripunithara Ernakulam. It is now 7 yrs and still Project not complete. I was fooled by tall claims of their Reputation , the reality is different

Dear thomas its high time you collectively take some action else they will take you for a ride. we have been facing similar problem its been more than 10 yrs and still the project is not complete this the similar fate of other projects in Trivandrum. now they have done something since we brought up the issue in media such as manorama news and kairali channel as well as print media mangalam.

when did you book your flat. in case of non delivery in the said time you have all right to claim for the rental compensation bss the prevailing rate. else within 2 from the date of said delivery you can file for compensation in the consumer court. you may give notice immediately to the builders and keeps record of all the correspondence. I had did the same as well we had highlighted our issue in the media, we got coverage from 2 Malayalam channel as well as print media. after which something worked out for us. suggest you contact the other apartment owners who are facing the same situation discuss and give notice to the builders. As individual apartment owner you can claim for compensation in case the builders have defaulted in delivery .

I am a retired army person in one of their other project at Trivandrum. Even that also had some delay. But they had compensated me for the delayed period. In fact after it was handed over to me and started staying there I am very happy of my flat in its quality, design and its usefulness. My flat today is double the value.
Later on I happened to understand the real reason for the delay. Most of the NRIs had defaulted their payments due to their job constraints but were not willing to give off the allotment due to the attractive price. Now as they have become my neighbours I know that this was the fact. I was also told that longer the delay the cost goes up. So delay means higher appreciation of your capital. In fact they used to intimate me the delays and it did not come as a sudden bolt.

Do you really hold a flat which I doubt if so you wouldn't be speaking in this terms after facing hardship. how do you know that people have defaulted payment and builders have delayed due to default of payment. fyi, no builder will accept to give possession in case of default and they have clause to claim in case of default. In most case all the owners have paid in advance to the builder and builder failed to raise a single wall. NRI's being away do not know the exact situation and are easily taken for ride. please make it clear which is the project? when did you book the flat ? as per agreement when was possession confirmed to you and when did you get possession of the flat? were you compensated as per the prevailing rate? the tone of yours in fully in line with the builders. please prove that the NRI's have defaulted in payment due to which the builders have defaulted in timely completion of the project. does this apply to all the projects of SI in Trivandrum..

try to contact the other residents and also bring it to the notice of media.. we did the same Manorama news did cover the story. if any thing u would like us to contribute against this builder we too can share the hardship that we faced with this builder. we had to fight a lot to get possession of our flat. The work of our apartments still going. if we did not take up the matter strongly we doubt if they would have done anything even now. and we would still have been without a house..
