I have calculated the carpet area of Sabujayan Projct . for 3 BHK 1256 Sq feet , Carpet are is coming 650 sq feet. It is 51.75% . So 48% Loading . Normally it should not be more than 32%. Can anyone answer this?

I have asked for a the Floor plan and calculated the total carpet area for 1256 sq feet . its coming 650 only .
