The more prominent developers in this area are Supertech, Mahagun and Prateek. Out of these, Supertech is facing judicial problems. Prateek and Mahagun are trustworthy but Prateek is pretty new in the business and Mahagun is known for the timely delivery and value for money

Hi Mr Kher, Parrena is situated in a superb location. It i situated 15 min from IGI Airport. This means , the appreciation your talking will be more than double and if your invest Rs 90 lac, it will be double if you want to re sale your flat after 2-3 years .. :)
I guess banks like PNB, DHFL, Bank of Maharastra have approved the project. Also you can ask if there are any discounts for booking, as when i had a word with the sales person, he said it is negotiable.

Q: Project was launched in 2008; means its taken 5 years, yet the flat is not deliverable. It takes no more than 1.5 years to construct one's own house on a piece of land having 4 floors (all with good interiors and the best of construction material). Ramprastha launched several projects since then, like, Atrium, View, Rise, Primera (@ Rs 6500/- BSP) and more. But possession has not been given for the Edge Towers even after 5 years since the project was launched. Is it not fraud on part of the builder that it launches projects; raises money from investors (obviously who lose interest as even banks give 9% per annum ROI on FD's), and then instead of putting all resources and manpower in delivering that project, the builder diverts the funds and labour to the new projects launched; and then once it acquires 50% project money from investors, a new project is launched and so on.

Hi, Vandita is a project by Sunworld Group, and located in one of the good position among the Yamuna Expressway area. They are offering 2-3-4 bhks with area ranges between 625 sqft to 1325-1425 sq ft with a per sq ft area price of Rs 2850.

Hi, for Takshila heights , the appreciation has already taken place, the project was launched long back with a price of Rs 2750 per sq ft, right now the price is Rs 5500 per sq ft. Hence chance of 50% of appreciation is less. Although looking at the location, the price might go upto 30% or so. Bcz the price trend of the place is high, hence after few years like 4-5 years there is a chance.
The project is located just 3 km from Hero honda chowk and 3 km from Dwarka expressway, hence roads and metros are easy to get...

Connectivity through NH-24 became better due to the widening of the road till Ghazipur Chowk, along widening of other roads connecting the railway station and Anand Vihar bus terminal. Roads connecting Kaushambi.
I would like to add on that is Vaishali with NH-24 also got a big face lift and gave a boost to the real estate industry in both places. Importantly the area is directly connected with delhi, hence the major point of rising the real estate market is this.. :)

Guys i disagree, when you can get a 3 bhk at Rs 55 lac to Rs 65 lac, why to rent ??? Renting won't serve a purpose, whereas , you can have investment. A 3 bhk will cost you Rs 15000 per month rent, whereas the price will be Rs 61 lac…So guys buying is better. Moreover, the sq ft area is good for 3 bhk….

Hey. actually, Hero Honda Chawk is a messed up place. A crossing road was very much needed.Or else the traffic congestion is very bad. The new project that is Delhi-Gurgaon expressway, will relief this way a lot. The Union highways ministry and Haryana government have alas agreed for the construction of the highway.
Hi, this is a new flyover thats coming up.This will flyover would become operational in the next 18-20 months. The traffic will be divided into two half.. the straight traffic will use the flyover, local traffic can use the existing road.

Guys projects are all good in this area, but when we talk about investment purpose, investing in Noida extension is itself is a risk,.. because the land issue is yet not solve and there are many confusion about the verdict... there are still clashes between the builders, government and the farmers. but the area will boom up within 3 years. that time the future return you will get!!
The project is already delayed... now i got the news that the possession will be given by 2014 or mid of 2015. The construction is almost done.

According to the news, the stretch in the middle of Ghata and Sohna Road is as of now completed. Hello Bhwana, I have gone through the project and they are telling that they have quoted Rs. 5000 per sq ft. You can also negotiate about the price, for discounts. Although I do not think so, but might!

@Hitesh even i have come across the news and it says that the owners will have to submit a compliance report on safety measures which will be according to guidelines of the state government issued from time to time on their premises within two months to District Revenue Officer.
Hmmm Samar serious matter and i feel now the builders will have to prepare a blueprint showing locations of these buildings on the map. A similar blueprint of the hazardous industries will also be prepared by the Haryana State Industrial Infrastructure Corporation.

What about the social infrastructure of the area? What school and colleges are located there? what about the health care facilities and connectivity of the area ?
Bhiwadi has a good number of shopping malls, cineplexes, hospitals and schools of repute. Schools like St.Xaviers school, Modern public school, Shemrock play schools, presidency- the international school, Holy faith public school, Rose petals convent school, Mothers Pride are just some of the names that are located in a 5-7 kms radius. DPS also has a branch in Rewari which is 12 kms away from here. Many hospitals are here concentrated near to the Rajasthan housing board colony like the *Government referral hospital, *ESI hospital, *city nursing home, *navjeevan hospital etc . Santhigiri ayurveda and siddha hospital is also located in Bhiwadi. **SBI, Axis bank, Canara bank, HDFC, IDBI all have their branches in and around the Bhiwadi bypass road. There is no college inside Bhiwadi but the Gurgaon college of Engineering is just 11 kms away and within a 10km radius is the Government college and Rao lal singh college.

All the advanced infrastructure is in a developing stage and is expected to be complete in 2-3 years time. Bhiwadi has become one among the largest industrial hubs with an area of 5,300 acres that houses around 2,700 big, medium and small scale industries. Dharuhera which is just 5 kms away has factories of Hero motocorp, Lumax, Amul, Indian oil corporation, delphi etc, Chopanki and Bawal are the areas inside bhiwadi that has industries and so is the Bhiwadi -Neemrana route. Khushkhera which is 20kms is another popular industrial hub.

Manesar is also witnessing commercial developments and residential projects by ABW, DLF, SARE and Sidharatha, which have seen good demand on account of their affordability.

The project is on main pataudi road and is well connected ffrom the proposed metro staation and the dwarka expressway... guess one can actually travel to the site using the expressway now also.. IGI is also just a 15 mins drive... so connectivity is not an issue at all...

Hi, A studio apartment mainly has a kitchen,bathroom and a store room under the same roof. If you have 3-4 members in your family then it is the best option for you because it is fully furnished. Elen Mercando in sector-80 and Conscient One in sector-109 is constructing studio apartment. You can choose anyone. They all are located at a very good location and have a good connectivity with Delhi/NCR.

Yea ishika, negotiations are possible but there are no banks that provide loans in this area and so to overcome this problem, builder accepts money under CLP plans and you can pay at different stages of construction.

well as a matter of fact the amount alloted is almost half of what the metro has expected and asked for.. however officials say that it is enough for the continuation of the ongoing work.
Yeah Vikram they had demanded for Rs 6,579.23 crore and the centre has allowed Rs 838.07 crore as part of Centre's equity along with Rs 145.81 crore for its expansion into NCR. Metro has also received Rs 763.15 crore against land acquisitions and central taxes besides a Rs 1723.13-crore loan from JICA.

HI, Yes you are right. As per my knowledge ,it is a good locality, full commercial sector total IT hub, public facility easily available. The rate of investment in this location is high. It is one of the better-planned IT hub in Gurgaon. It is surrounded by other sectors like Sector-43, Sector-45 & Sector-41. This sector includes many major schools & colleges. In economical point of view this sector has plenty of hotels & restaurants & malls near it's vicinity. In my point of view this is a better commercial place having all amenities & high class infrastructures.
Hi all, In my point of view, it is well connected to other parts of the city by Huda City Centre Metro Station which is very near to this location. It gives major advantage not only in connectivity point of view but only transportation also. That's why this area a major IT hub in Gurgaon.

Hi, In my point of view, in year 2011 this sector had rate 7400/sq-ft, in year 2013 it showed improvement . Rapidly it touched price around 10800/ sq-ft . After many ups-downs currently it touched 10664/ sq-ft. This location draws many builder and investors here. Builders like Brahma City Private Limited & Ireo Management Pvt Ltd are having plot & residential projects in this sector.

Affordable housing is that where 30 % of monthly income of a citizen in a place that is connected by Infrastructure.
Hi Pramela, After launching this scheme , Govt. hoped a lot from builder. But the process was lengthy and not satisfactory . Neither builder nor buyer were happy with the scheme process. Though this scheme was very help full for LIG, MIG people, & the developers guarantee no price escalation and no maintenance charges for five years and guaranteed possession in four years. But first come first service is not suitable for every one.

This survey team is consists of 2 junior engineers, 1 sub divisional officer ,7 patwaris as well as LAO & DTP officials. This survey, once completed, the report will be submitted to administrator Anita Yadav. As per the report, she will start the re allotment process.

Yes, Ajnara levies a lot of additional charges. A parking charge of 3 lacs in Le Garden is way too high. Other charges are also too high. There are very few options to avoid a PLC. Right Bhawna, As per Supreme Court order, developer is only entitled to charge price for the common areas and facilities from each flat buyer in proportion to the carpet area of the flat. Open car parking is part of common area and builder can not sell this open parking to buyers..Most of buyers have got covered car parking by default with flat cost.
Hi Bikram, But how many of us know about this rule and once buyer signs the agreement, we are not liable to claim for such charges and Builder always come in Win Win Situation. Out of 100 % of slotting Car parks, 25 % Car Parks are actually for Visitors. where as many builders they do not follow such rules and Sold more than 75 % in any project. Builder knows very well, buyers actually need car park and he mention to purchase the Car Parks.

Q: I recently rented a flat in Conscient Heritage One and have faced quite a few issues with the quality of construction and fittings. There appear to be major problems with the electrical wiring, power backup, metal and other fittings, modular kitchen, and maintenance. Maintenance is unpredictable in service provision; sometimes, they respond and sometimes they don't. Although they are supposed to provide intercom facility, this is given only if you subscribe to the Conscient-owned DelDSL broadband connection, which has a sluggish and poor customer service. I don't know whether the internet itself works, as I have not had a clear response from their team to requests for a connection for over 10 days now. I think I would have had better luck getting the BSNL chaps to set up a connection. Overall, the place may look good, but is not as comfortable as promised.

Phase-1 would span from April 2015 to March 2017 and a total of 100 cities would see the development work started and completed during this phase. Phase-2 would span from April 2017 to March 2019 and during this phase , a total of 200 more cities would be covered and developed. HI Rajarshi, I will suggest not to go with Orris Aster Court due to reasons mentioned below. a) Close to village, b) No green area, c) huge society and more than 70 % under construction from many years and will continue for many more, d) approach through village road. I will suggest you can look at following options. Hello Chirag, Stay away from builders like Supertech and Amrapali. They are one of the worst builders in Delhi-NCR. There are several negative reviews against these developers and their projects. They just enjoy the loopholes in the law and living a lavish lifestyle on investors and buyers money. Q: Sir, The Mapsko Builder for the project Mapsko Casabela, in Sector 83, Gurgaon, till 31st March 2014 had charged Vat at 1% with the surcharge of 5% which makes it to 1.05% as per the notification from Vat Authority and the payments which have been made after 31st March ,2014 till possession, they had charged Vat at 4% with the surcharge of 5% which makes it to 4.5% . Further, the builder is saying that there is no clarity on such charges from Vat Department, however, it is a mandate from the company to charge Vat at the time of Registry. Further, the Builder is saying that there is a clause in the registry that in case of any notification from Vat Authority for the increase or decrease in Vat %age.if the same has to be given to you without interest and if there is an increase in VAT amount then it has to be taken by the client. In my scenario I had paid Rs. 1 lakh extra as I was not having any option but to say so that I can get registered my flat. But imagine there are so many flats and the money collected by the builder. He is enjoying on the money of the people. What action can be taken in this regard.

My comments to replies
Stay away from such project. Those who have invested in this project are still waiting for their flat possession. On the other hand, those who want to cancel their booking are still waiting to get their initial amount back but the builder is not taking them into consideration. Still, the project is under-construction but no sign of completion. The legal way is the only way to teach such developers.
Yes, even the construction quality is not good. Around 200 residents from Mapsko Casa Bella apartments in Sector 83 took out a protest to draw attention to issues ailing their residential society. As per the residents, the showers had flooded their basement last year, that they had to use water pumps and gensets to pump out the water. But builder and authorities are not taking this matter seriously.

Q: Hi folks, Recently I went and saw "Under Construction" Pareena Micasa Apartments - Raksha Towers that is in Sector 68, Gurgaon just off of Sohna Road. It is being managed by Armed Forces Officials Welfare Organization (AFOWO). I have visited the site multiple times, spoken to AFOWO officials and almost decided to proceed with it but have some questions that I are still open. I want to ask everyone here esp. those aware with the project or visited the site. If anyone has bough apartment here, please do help out. 1. AFOWO maintains that society is only open for Defence, Central, State, IAS etc type of officials as mentioned here on AFOWO's site. So, I match the eligibility. But I happened to spoke to an investment consultant who claims this is not correct and he has many flats in the project that he can sell me for a much lesser price. Who is lying here? AFOWO or the Investment Broker? 2.) Even though the Builder is Pareena (whom I had never heard of until now), it has no presnce on site. Everything is being managed by AFOWO (including showing the project for buying, etc). I have visited the AFOWO's main office in Jor Bagh also. Who is Pareena? Is anyone aware of quality of their work? 3.) AFOWO maintains that the project delivery date is (per RERA) Dec. 2020, however, their RERA certificate shows a different date. I have still not seen the delivery date in print. I liked the project very much and want to invest in it, but only after these questions are clarified. Thank you for those who can help!

Better visit the project site and ask the owners who have booked their flats in it. As far as AFOWO iis concerned, there is no such information found in the builder websites too.
