Hi, The new regulatory bill applicable to both residential and commercial developments that will make it compulsory for all projects and brokers to be registered with the real estate regulator who will manage transactions and settle disputes. The bill attempts to make sure liability and transparency, which will in turn make it possible for the real estate sector to access capital and financial markets essential for its long-term growth.
It should be like that. I think Govt. should have pass this bill 10 years back. But still it is not too late to regulate the market. At the same time it will help Modi Govt. to achieve his election promise of providing homes for all Indian families by 2022. During recent years slow economic growth and delays in receiving approvals delayed many real estate projects around country, leaving buyers waiting for their homes and developers holding high debt. This bill will increase the investors confidence.

Schools, Institutes, University & Hospitals are surrounded to this project. Banks approving loan for this project are State Bank Of Travancore, Punjab National Bank, ICICI Bank, DHFL & HDFC Bank.

Q: I purchased a 2 bhk in Ramprastha Edge thru resale on July 2012. 85% payment has already gone. Balance payment remains (15% BSP + IFMS Charges + Registration charges). Out of the 15% BSP, 5% has to be paid on completion of flooring and wall painting. Last year in October, I had inquired of the status update regarding my flat. Mr Sanchit at Ramprastha office said that tile work, painting is going on in the flat. Almost a year since then, and there is no update regarding the possession of my flat. Few months back, Sanchit said that by this Diwali, I would get the possession; although chances are bleak as there is still no demand from the company' means flooring; painting has not yet finished. Builder does not provide permission to visit the site and see what's going on inside the flat (although you can visit under-construction flats of several other builders).

See 7 avenue, is yet to be decided... they are not clear about the price structure neither the floor plan.what ever i got to know after calling almost 5 - 6 brokers is that , they have quoted Rs 3900 Per sq ft.
I would like to say for investment, you should go for Gaur City 2 for investment. Not in Gaur City one . Firstly Gaurcity is fully occupied ,secondly the connectivity of this township is not as great as gaur City 2.

See in terms of investment , right now the place is not ready to give you immediate returns.Raj nagar ext is not a recommended locality for investment as this are is saw a very low growth rate from past few years and expectation is it will move slow for next few years. if you are looking for investment point of view i would suggest explore option in Gr. Noida and expressway or if you are looking in GZB go explore option in indirapuram.
How about the infrastructural development of the place?? i guess few things that recommend a place for real estate investment is connectivity, social infra,and price!! leave apart many of the pointers i want to know the infrastructural development of the place.

Hi, the recent price structure is Rs 3000 inclusive all. the project is in pre launch state, after it is launched there are high chances that the price will go up. According to the sales person, he said after launching they will quote Rs 3000 as BSP and rest lie parking and club membership and all will be extra.

Looking at the location and the brand, also the fact that they are coming up with a huge township ... i guess the price will be at least rs 6000 per sq yard or even more. Guys this project was launched in 2010 and this is basically a high rise building, hence the possession time is super late... The expected complication date is after 3 and half years.

What this situation means to us is that there is unlikely to be a secular broad-based correction where all markets or all properties in a particular market or all projects of a particular developer will drop prices in a structured manner.

Hi Darpan, A good location and a decent builder is expected to drive this project forward. There have had been some issues with the land but things are settled now and future appears bright. But builder doesn't look good as they have always shown its arrogant face, may it be construction quality or maintenance. This builder never care for its flat buyers. Even there are some dispute on parking allotment as the buyers are saying that the developer didn't show any layout and disclosing size of the parking.
It is absolutely correct and Ajnara have been in the legal issues with Le Garden and Grand Heritage projects too. There are multiple projects where people have been fighting for illegal extortion on the name of interest on delayed payment @18% p.a.

Q: I work as an executive at a manufacturing company of auto parts in Okhla, born and brought up in UP through out. I used to live with wife and my kids at East Delhi and my parents and all live in home town Kanpur. For investment purpose in 2011, I bought some property in Gaur City a project from Gaursons. Everything was going fine till 2015 the time I got to move to Ludhiana as I got promotion and transfer to Ludhiana. So I decided to cancel my booking at Gaur City. And I cancelled my property in august 2015. Also it has been 4 years since I have paid all installments on time. I mailed my details and concern to gaurson’s team and to get my refund ASAP. I was panicked to hear the response from them “what so ever money you have given to us , we have invested that same in construction , we can’t get money out from construction . We will refundyou once the flat allotted to you is sold to someone else.” It got afraid as I was going to move to Ludhiana and they were saying that they will refund it after myflat gets sold. Also it would be difficult for me to follow up for my money from Ludhiana. Also I was worried about my investment made as it was all I have earned from my hard work and If something wrong happened or I got cheated then I would left with nothing for me and my family. I went to gaursons office. And meet with concerned persons discussed my issue with them. They assure me that there won’t be any such issue. They assisted me every way possible but still I was quite nervous and was doubtful about my refund. Finally in March2016 I got my refund. It took 6 -8months get it done but still I am thankful to the cooperation by gaursons team that I got my hard earned money hassle-free refund in a year. Entire market is struggling due to slow down in the real estate industry. Lots of buyers are crying for their money refund after cancellation or facing lots of issues from builders. And in such condition gaursons cooperation left a good experience for me. And additional thing is patience is very crucial in such cases as builder is also quite right at their perspective that whatever money they got from buyers they invest that in construction work so it is tough for a builder to refund the amount instantly and moreover any builder doesn’t want their buyers to cancel the booking of property.

Builders are also want that as soon as they delivered the project to their buyers. It will not only make their good reputation in the market but also they can start their new launched project. Our approval process is so lengthy that it will take around 8-12 months and sometimes more than that to get a project approved. I am agree with you Rahul........It is also seen that the project get delay by 3-5 yrs and builders are not interested to receive the call and face the buyers. They directly tell buyers to cancelled the booking if they know that if they sell the same flats in today's market they will get 200-300/sq-ft. more than the previous booking. They hold the construction work and wait for the cancellation of the flat so that they can reap the good harvest at the current rate.

Hello Ramlal, There are two payment modes available in Paramount Emotions namely Subvention Payment Plan and Super-Flexi Plan. Under Subvention Payment Plan, you have to pay 10% at the time of booking, 40% within 45 days of booking, 20% on casting of 8th floor slab, 20% on casting of top floor slab, and rest of the 10% plus IFMS at offer of possession. You have to pay 10% of your flat cost at the time of booking.
