Hi everyone, As per the current news, the Parliamentary Select Committee for the Real Estate (Regulation and Development) Bill 2013 is likely to push for more strict clauses that may lead to imprisonment of builders if they do not fulfill their obligations to home-buyers. And we are almost at the final stage to get the amended real estate regulatory bill which has several penalties clause for the builders.
Hi Pranab, If it is true then it will certainly help a lot to the home buyers because financial penalties alone won't work since private developers will simply factor in the cost of these penalties in their projects and pass it on to home-buyers.

@Pranab, Yes, but the final report of the Select Committee of the Rajya Sabha is still under preparation and will be tabled before the upcoming monsoon session. If it comes then there will a provision for imprisonment of up to 3 years or a fine extending up to 10% of the project cost or a combination of the two, but only in cases where developers repeatedly fail to register their projects with the regulatory authority or do not obey with orders for registration.

@ Karan , In my point of view, the average residential price of this locality is improving. If you will notice, in year 2009, this area has around 2400/sq-ft average residential price. This price has touched around 4750/sq-ft. So basically any one can observe that, there is change of price is last 3-4 years.

Hi , the price trend of the place is on the upper side... firstly this place was an old place, where no one was interested to put there money . but once the connectivity came in the builders just jumped in the area. Before the price was around Rs 4000 per sq ft or so..but not it went upto Rs 7300 per sq ft ....

The project has good location and it is near to proposed metro station.For now the nearest metro station is Noida City Center. So all i get to know is the location is good, the area is livable which will pull in the money. People are talking about infrastructure , i need to know what are the infrastructure that are present there?
I think the first thing thats comes in mind is widen NH-24 from four to six lanes and then underpasses that would be built to decongest traffic. The authorities will utilize existing underpasses at Shipra Mall and the carbon factory along the NH-24 and lay new service roads to divert traffic.

Hi all, the opening of this stretch has been advanced by about six months as this stretch will help a lot in decongesting the busy Rajiv Chowk Metro Station as the commuters of the Badarpur-Central Secretariat Line bound for NOIDA and Vaishali will be able to change trains at Mandi House without changing them twice at Central Secretariat and Rajiv Chowk.

@Payal, this is a very good thing that you have already booked the commercial space, because I have heard that the rates will get revised soon. The project will be launched within 5-6 months. Yes, they are working towards the bank approvals. **Although I have heard that buyers are attracted to the project due to the easy and flexible payment plans but they did not confirm yet what kind of easy payment plans they have introduced!!!

A thumbs up for both investors and buyers. Kindly note that the developers have not yet decided about the residential space.. they are dicey about decision of making it hotel or rooms for residential purpose. So the concrete answers will be there after 5 months.

Mohan nagar houses are available at very reasonable rates. one can get a 2BHK and 3BHK apartment for Rs 40 lakh and Rs 70 lakh. Most of the residential projects are planned like townships with facilities like clubhouses, swimming pools, parking, playgrounds, security etc.

Hello Shailja, The construction work of Signature Heights in full swing. Out of seven towers booking on 3 towers are in maximum demand. Construction work on 4 towers haven't started yet. Yup he is right , you can get in the range of Rs6000-Rs8000 and then the place has good connectivity to noida which is 7 kms away, ghaziabad and delhi via the NH24. so if you work is noida,this is the place for low rents and calm living...

There has been 2 km traffic jams everyday during peak hours in this stretch between Mayur Vihar and Akshardham Setu. The reason for the bottleneck as much as i gather is the faulty geometrical construction of the loop from NH24 to climb the Noida flyover towards UP Link road and inadequate weaving space on the slip road going towards Ghaziabad.
Yea kasturi.. it is quite frustrating when traffic from Nizamuddin Bridge comes on a six-lane road and on reaching slip road is merges into a 3 lane road creating this situation.

Hi Payal, According to me, yes this pact/contract will definitely be help full for both builders & buyers . It's like avoid litigation & get full authorized conformed idea about what ever residential project you are going to buy/invest. Apartment owners in Ghaziabad have asked the Union ministry of urban development to formulate a model builder-buyer agreement that reduces disputes and litigations in housing projects in the city.
Hi All, My opinion is according to the federation, disclosures made at the time of agreement would rule out chances of manipulation by the developer. This is really help full for buyers to get fully authorized ,litigation free authorized land or apartment. But how far builders will react it !!! It is not like all builders won't be happy with this proposal. Most of the cases are like builder promising of something & giving something else. Builder brochure showing project is in one place but physically it is present in outskirt of town.

Hi Sooraj, As per my knowledge, Raj Nagar Extension (NH-58) has emerged as one of the best options for home buyers & investors in the Delhi NCR. Raj Nagar Extension is on the new Meerut bypass and one can travel to Delhi or other cities without crossing crowded areas of Meerut or Ghaziabad. The entire area is developed and this has given the civic authority and developers a chance to carry on planned development.

Hey Guys, I heard from news that , the Ghaziabad Development Authority has hired an architect to set up the deeds of presentation for 3 apartment complexes in Indirapuram. This comes taking after an Allahabad high court order in January on the appeal of the Federation of Apartment Owners' Association, in which it was said that builders of Amrapali Royal, GC Grand as well as Neo Scottish had not gave DoD to flat buyers as needed under the UP Apartment Act.
Hi Mr Karan, As per my knowledge, Dayanand Prasad, officer on special duty, GDA, said that court had coordinated the GDA to set up the DoD and give it to flat owners. Authority has hired an architect G C Khurana of Space Art Consultant to set up the DoD according to the court's request. While the DoD of Amrapali Royal and Neo Scottish is being arranged, that of GC Grand has been put together by the architect.

Hi Anshu!! I would only suggest that check out all the necessary papers, if possible involve a property lawyer. They will give you the exact advice. Because lot's of bad reviews are available on google. Some of them are saying that builder is not good and delay their possession, many of them are saying that the builder is unable to provide us the said amenities. So, be careful. It is your hard earned money and once it got stuck it is very difficult to take back.
I agree with Sashi. I am also thinking about investing in this project. I have two concerns : 1) Is the builder trustworthy ? 12% annual interest and 3 yrs till possession, is it too good to believe ? and 2) What will be the market demand to sell a studio apartment 3-4 yrs from now? I am not sure of the exit options. Looking for some advise

Hi Kumar, Tell me any one locality and societies where electricity and water is available 24 hours. Now-a-days ground water level is decreasing due to Global warming so, you can not blame builder for it. Builder can only provide you the facility but if water is not sufficient in the locality then what is the fault of the builder. Hi, Ghaziabad civic body is the first local body that clears proposal to exempt defense personnel from house tax. this was the first such move in the state and is aimed at giving benefit to families of defense personnel, serving and retired, and also the families of martyrs.
