There is now a gradual shift in trend and the service sector is picking up in the area. Faridabad's improved connectivity with key cities of the NCR, primarily Delhi and Noida, has been favorable for its realty market.
Right, Mr Ranjeet. Faridabad, currently, is an end-user/buyer market. Still among the affordable markets of the NCR belt, unit prices and apartment sizes in Faridabad suit the requirements of the average households. Going forward, this region's real estate market will witness additional impetus on account of the improved connectivity brought by the KMP Expressway, FNG Flyover and the Badarpur Flyover.

Guys also Crossing republik is near to many schools and hospitals . You can take examples of Kailash Hospital in Noida, Amity University and ISBT railway station in Delhi situated in proximity to Crossings Republik and it hardly 30 minutes to reach these places from Crossings. These factors play an important role in the price appreciation of the area.

Q: Investment in Noida and Noida Expressway is always tricky and risky! But i want actual review from experts who have already investment in Sector 74 and has good idea about the price appreciation.

To be precise Sector 74 is a sector just behind sector 75 and big projects are mushrooming in this sector. There are many big projects thats coming up in this sector by Supertech and Anjara! Investment is a very big risk in sector 74 as there were a lot of land litigations and legal issues.
Hey Chandan I want to add on few more facts : All the projects in this area will be have delayed possession due two reasons : a : Due to the land litigation b: The projects are huge so construction time will also be added. At Least 2-3 year delay will be faced! So bad decision for short term investment! May be good for long term investors! Because there are good project by good builders ! And I guess the price is also in the mid segment range!

Guys there are always some USP of the place that helps it to grow. Delhi-NCR is the largest urbanized city in India and I guess the second largest in the world. The factors that makes the Delhi-NCR market interesting is that it has an independent planning board, that is created to channel the flow and direction of economic growth and development along more balanced and spatially orientated paths.
And Chandan if we go through the statistics, NCR witnessed a total absorption of 35,000 units, an increase of 18 per cent from last year. Which shows how rapidly the city is growing!

well as far as i know the construction work will start in another 15-20 days and planned and 2 and 3 BHks... from 850sqft to 1120 sqft. and at basic price of Rs 2260 on wards depending on the floor..

well this is in shatri nagar and the City station will be the nearest at a roughly 10 km radius. this is heart of the city and is just walking distance from the PVS Mall. since it is in the city there is a bit of traffic and congestion that is quite common in all cities. however it also enjoys easy access to the Hapur road and the Garh road.

Well the area sees a rental value of around Rs12-15000 now and so also its good investment. these are premium flats and care is taken to give majority area as green area with manicured gardens, lawns, parks, kids play area, walkways etc... also there is no problem of water , security is taken care of and there is provision for 24 hr power back up.

Hi Udit, The property you are buying in this project is for end use or for investment. One of my friend is planning to invest in this project. Will it be a good idea?
I am buying it for my own use :) :) Investing in this project will also give you a good return reason why the real estate in Bhiwadi seems quite promising in all aspects, it is better to emphasise on all the positive and negative aspects of investments in this area. At least 20 percent returns can be expected every year, but still, it seems that the area is not a good choice if one is looking for short-term returns :( :(

Hi Guys, In my point of view, all are not aware of tax benefits by property investment. Property investment is a very good way to avail tax benefit. Most common question occurs while discussing is:- Suppose some one has an ongoing home loan for an under-construction flat. Can that person avail tax benefits on the same, if any? If not, does that person need to wait till possession before claiming tax benefits?
That's a nice question you raised Mr Khan. As per my point of view, In this case one has to wait until you obtain possession to be able to claim tax benefit on the housing loan interest and principal repayments. The tax benefits start only from the year in which you obtain possession of the house. In the year of possession, you would be entitled to claim deduction of interest for that entire year plus one fifth of the interest payable during all the preceding years on this loan

Q: This builder has been 3 years late in delivering property. In addition it has increased the super area but carpet area is still the same. Also it has charged maintenance cost before even giving possession and finishing construction. Hi Sameer, I have visited MVL Indi Homes but didn't hear good news about it. It's location is good for investment but lot's of court cases against the builder and it's project which are under hearing. So, do some more research before you finalize any MVL property.

Q: Hi I booked 3 bhk 1775sqft revanta kings court in 2014 and paid land amount after promising to provide possession in 2018 end. But after many follow up found no construction start yet. Asking refunding my money giving many excuse. Request to kindly suggest further.

My comments to replies
According to the RERA Act, in force from May 1, 2017, a home-buyer may cancel the allotment of the property booked with the builder at any stage, even if the developer has not committed any defaults. Moreover, the promoter is liable to return the money paid by the buyer for the property, after deducting the booking amount paid for the allotment.
Right under RERA Act, a developer is bound to refund or pay compensation to allottees with an interest rate of State Bank of Indias highest marginal cost of lending rate plus two per cent, within 45 days of it becoming due. Intererest rates are expected to range around 11-12 per cent.
