Q: According to a Report sonepat is another hot real estate destination around Delhi NCR. Is that true? What are the future prospects of investing in sonepat? What will be the lock in period?

Sonipat in NCR has been emerging as the most preferred point for realty investment. Top real estate builders like DLF, Godrej Properties, Tata Housing, Chintels, Paramount and many other realtors have invested here. The home buyers are provided with various options to pick the best by themselves. During the month of Sept 2012 the rate per sq ft was around Rs 3850 which in December 2012 dropped to Rs 3500. But it is expected to rise further ni the current calendar year.
hello... although the prices were expected to rise but there has been not much of appreciation... the prices remain at 3400-3800 per sq ft in the last quarter of 2013 which is just 6-7% increase in the prices...

Lets meet this coming Saturday to discuss and decide further. For that we will make a membership application form and can collect some amount as membership fee. Good evening everybody!!! I have booked a plot in Klazina Gateway residency on 04th Dec- 2013. Today its 01.06.2016 and even after 2+ years of booking, the developer has not got all the Govt. Clearances and approval and I am also doubtful whether company has all the adequate Ownership title for the Land proposed for the project or not.
Hi Srishti!!! Even i was invested in this project on 4th Dec, 2013 and even after 2+ yrs, there is no development has seen on the land and company does not have ownership rights and sufficient approvals from the Respective Government departments. I doubted their intentions and asked for refund, but they are not processing my refund. What should i do now at this situation?

In my point of view, as for social infrastructure, the area has malls Liberation Mall, Omaxe Mall and Omaxe House, Home Mall, R-Mall, 9X, ILD etc. Office space has been developed by groups like Spaze, Vipul, Orchid, Bestech, ILD, Vatika and JMD. The residents living in Sohna Road enjoy good connectivity to NH-8 and Rajiv Chowk. This locality is just 4 km from the KMP Highway. Other major roads like Golf Course Road and Golf Course Extension road can be easily connected from here. Faridabad can be accessed using Faridabad – Gurgaon road. Apart from that, one can get directly linked to areas like Manesar, Jaipur and Bhiwadi via NH – 8.

The area has very good water supply and electricity distribution. However, it currently lacks the necessary physical infrastructure and connectivity. There are few buses in the area but they do not provide the necessary connectivity to other areas.

Hi, yeas ,the project is good for investment as the builder is Gaursons, although you can expect a delay of project for one year or so. Details of the project is, the project offers 2-3-4 bhks which they named as marahaja, Samarat and Emperor 1 and 2.

Hi, Diviyansh flora has a very good location in terms of location.It is situated in the main road. NH 24 is just 2min away and FNG Corridor is again 3 min or so.. hence if your are looking for investment , i do not think you have to worry about it !!

Hi Mr Sachin, they are offering units at Rs 600 – 700 sq ft less price , because they have a limitation towards selling the property as they are only selling to the corporates of TCS and Erricson companies and hence forth. The new bill is expected to cut down the project's cost and delay the overall process. With an increase in project cost, prices will hit the roof. In power projects the land costs is subjected to 3-4% of the total expense, however, for housing it is substantial. Increase in land cost, consequently, makes affordable housing completely out of the question.

Around 50 residential projects worth Rs 37,500 crore were halted following the court order. In August 2011, Patwari villagers agreed to an additional compensation of Rs 550 per square metre (earlier, in 2008, the farmers sold the land at Rs 850 per sq m). But other villagers did not agree to this rate and had demanded for market value for their land chunks. Yes, true also I would like to add that it is in your own interest to continue to pay the EMI, so that you can maintain a clean credit history. Yes in that regards the land is used as collateral, the banks have found it is best not to possess it as this creates a scare in the market, driving away potential consumers. Hence they have found out new ways of collecting the repayment.

The new land acquisition legislation gives a one-year time frame to other 13 related legislation, mainly Coal Mines Nationalisation Act, 1973 , National Highway Act, 1956 and Land Acquisition (mines) Act, 1885 to make necessary changes conforming to the new legislation. So there are possibilities of no more land related problems to come up and pause the development of the places!

Hi Sundeep, I think it is a good deal as the current property rate in this area is Rs. 3800/sqft. Sahastradhara Road is a very prime residential locality in Dehradun. The road is a hub for a lot of upcoming housing projects as well as the Doon IT Park. Since there is no further scope for new residential plots on Rajpur Road. There is a lot of government and private development going on in this area like the IAS Colony, SBI Head Office, RBI Branch, PNB Head Office, a five star hotel, Great India Place Mall. It is well connected by trains, buses and public transports. Transport facility is also good in this locality. School, bank, ATM and hospital are available nearby the locality.

Hi friends, We have met with advocate and it is clear from meeting with advocate that the formation of the registered association is must for strong legal action with builder. Lets meet this coming Saturday to discuss and decide further. For that we will make a membership application form and can collect some amount as membership fee. Since 14 people agreed for this meeting and only 7 people turned up. I am requesting you all to have full participation whenever we agree on it and we should make our strength more strong.

Hi deepak, In my point of view , you can ask the builder the reason of project delay. May be they have some approval problem or something related to that.You should discuss with the builder about it. Without proper knowledge of it ,no need to take any step. Otherwise if you think you are stuck in this project or not interested in this project anymore. Hi Himangi Deshmukh, As per my knowledge, Delays in construction, delivery and false promises by developers are a few problems that real estate buyers are facing today. Most of them don’t know how to deal with the situation. In India delay in project possession is common now a days. Developers are including grace period which is generally 6 months ,in their agreement with buyers. Still there are some projects which are taking more that 1-2 year to give possession.
Hi Himangi, According to me, suppose there is a completed project & ready for possession then ,it is advisable to check that the builder has Completion Certificate(CC) from Municipal Authority. Although the certificate is withheld to penalise the builder/developer for not fulfilling the desired norms, it ultimately affects the flat owners. In many cases, builders/developers disappear once the flat is sold and the owners face numbers of problems because it is difficult for them to resell or mortgage the property without the document.

Hi Akash, I heard in news that, YEIDA CEO PC Gupta said due to ongoing farmers agitation for the last two years, development works had come to halt. Keeping that in mind, the state government had formed a committee under the chairmanship of cabinet minister Rajender Chowdhary.
Hi Mr Akash, In my point of view the possession of plots faced several delays, however, as farmers from 77 villages, whose lands were acquired, demanded higher compensation. The plots were then priced at Rs 4,750 per sqm and were allotted through a lucky draw.

But road space is not increasing at the same pace and very soon Delhis roads would become inadequate to handle the growing traffic volume, traffic experts warn. So in this time FNG Expressway is a big support to reduce the traffic problem.

A lot has happened in the Indian economy in past few months. Developers have been facing delay in approval and clearances, which could be a possible reason behind this slowdown.

Hi Mr Khan, City Master Plan should only be notified if it has all statutory approvals like change in land use, environment clearance, mining, maximum height from AAI etc so that the developer is able to start the work in minimum possible time. Delays in providing supportive infrastructure and timely approvals by the development authority causes delay in delivery of project, but the Regulatory Bill proposes to penalise only the developer.
@ Mr Khan, In order to enhance the ease of doing business, he said, the Bill should also eradicate the grey areas and discretionary powers. Developing authorities with active support of NAREDCO or CREDAI can develop a software, wherein all the approvals including building plans can be filled and approved online by the software itself without requirement of manual intervention.

Such efforts from developers have been witnessed across sub markets especially in Southern Peripheral Road, New Gurgaon and Noida.

Hi guys, In absence of Occupancy Certificate, there is also a chance that the electricity and water connection could be cut to the flat. OC is also needed when one plans to get loans to purchase a resale flat.
Hi Anil!!! Now, owners of flats and bungalows do not have to depend on the builder for the OC as they individually can apply for it to the municipality. However, if the flat or house has not been built as per the norms laid down by the municipality the owner will have to either tell the builder to fulfill the requirements or do it himself before seeking the certificate.

Hi Rajat, I have enquired about this project and its possession date from builder office as well as from their sales team. As per them, the possession date is December 2017.
There is only one cause of possession delay. As per RERA guideline, every ongoing or under-construction project has to be registered with RERA. So, I think they are waiting for the RERA approval.

The best localities to invest near Noida are Sector 127, Sector 96, Sector 97, Sector 98, Sector 99, Sector 12A, Sector 94A. all these localities have an excellent social infrastructure and share great connectivity with the rest of the city.
