Q: The construction seems to have been halted at the moment. There is some concern regarding their approvals from GDA. My bank, which had earlier approved my loan has now put it on hold because of some FSI transfer issues.

Update: All issues seem to hav been sorted out now. I got my loan approved from SBI yesterday and the latest demand paid out successfully. Work seems set to resume in a week's time. Possession date tentatively March 2016.
Can i take loan from any other bank or only SBI is approving this project? Is it safe now to invest on this project? Please let me know about bank approval of this project...

What i think is that by doing this Congress want to divert the mind of the NDA. Because their view in the form of dissent note has surprised many, as even the original bill that NDA government had brought to the Parliament had the provision that all projects could register with the regulator only if these were developed on plots measuring more than 1000 sq-mtr.
Can you believe what AIAMDK and Samajwadi Party have told, as per him Center has no right to make laws on real estate as it is a State matter. I just want to ask AIAMDK and Samajwadi Party that how successfully they are running their State, country know it....don't need to know what real estate want or what NDA has to prove.

As our friend has mentioned, investing in greater faridabad for long horizon will be good. I think there is much delay happening in govt project works. Master road work is still going on for 4-5 years and no idea when it will be completed. Resale values are not that good in Greater Faridabad for now. This was a long term issue right?? The colonies were to have 50% built-up area as on 2007 to get a legal tag. With the relaxation of norms, the state is hopeful of highlighting almost 1,400 colonies as regularized before the model code of conduct for the assembly polls in declared.

Yes, there was a plan to start a fast metro line i.e airport line metro between Greater Noida via Bodaki, Pari Chowk, Expressway's Sector 93 to Badarpur and Chhatarpur. The travel would take only 50 minutes. Although the recent update of the news says, the proposal for the fast Metro between Greater Noida and IGI will be through a separate 60km Metro line. According to the proposal there will be six stations and we estimate that around 8 lakh passengers will use this facility every day.

This is very unfortunate. Noida Extension was touted as a go to place for thousands of middle income families who have booked housing units in Noida Extension had gotten a sigh of relief after the NCR Planning Board had cleared the Greater Noida Master Plan on August 24, 2012 so that construction can resume on their first homes, but now it seems very risky to invest in Noida Extension.
Guys, I suggest you guys forget about Noida Extension, there is nothing left of it and thanks to this fiasco, projects in Gurgaon and Faridabad have gained substantial spurt. They say the crisis in Noida Extension is beginning to mar consumer sentiment in the adjoining areas as well.

Hi, if you ask me review of this area, i would rate this area at 3.5 for investment and 2.5 for end use, out of 5. See i have gone through many projects and brokers and also visited the area. The area is developing, like Neherpar... hence it your luck and risk you wanna take which will give you good returns in future :)

Hi, basically according to Noida Master plan, Noida extension is known as Greater Noida West. It is said that it is a part of Greater Noida. The whole area is still havng issues of land and farmers . But the land problem did not really create too much problem and the investment is going hand in hand.

Yes sure they are quoting Rs 3265 per sq frt as 3 bhk price.. They have one sizes.. like 1423 . The price rate is exclusive the EDC.. Total for 3 bhk you have to pay around Rs 46 lac!

Vasundhara is good for end users, because there arr n number of projects that are coming up . Although, if we take note about residents, they say, Vasundhara is a best place among the Ghaziabad range, because of the quick development it is witnessing.
Also to keep in mind that most of the projects are completed in Vasundhara there are no delay of any project!!

Hi, they say all banks like ICICI and HDFC , Axis have approved the poject but i guess, i have confirmed with HDFC, Hence you can take home loan from there.
The project will be completed at the end of 2015. i.e December 2015. keep a grace period of more 6 months, to be on the safer side.They have 2 and 3 bhks with 127 sq ft and 1600 sq ft.

Hey people but there are developers who are not disappointed about this fall! According to DLF they did not expect any big sales in the festive season. People are busy, even we are busy with family engagements. So, there is less of movement in the business.
Hmm guys according to the reports, Chennai recording the sharpest drop at 39 per cent, followed by the National Capital Region at 33 per cent and Pune at 20 per cent. Whereas Mumbai recorded just 6 per cent growth in launches.

hey, i heard that the VC has also commented on the rehabilitation of the Kathputli Colony in west delhi. they will be shifted to transit camp in anand parbat when the construction is going on....
yes, it appears that all the 2800 families will be rehabilitated in 8 towers. DDA will be handed over 2800 flats to be given to the EWS section people by the builder while he will have one tower to himself.

hi Milind, as per my talks with real estate agents, i gather that bulider floors are authorised and you can invest safely....but you need to be careful..do athorough study of builders and area before investing...

well last year had its share of problems like subdued sales, piles of unsold inventory and builders going bankrupt, these might also be present in 2014...but its very difficult to say for sure as the market does not have a fixed trend.
National Capital Region, which includes New Delhi is investor-driven market and many of the property is being sold in sectors which may remain uninhabitable for a long time.

Yes, DHFL housing finance is offering loans at an interest rate of 9.35% for a perios of 7 years and loan amount of Rs 15 lakh under the National Housing Bank’s Refinance Scheme of Rural Housing Fund.
That is good na, with effect from February 1, National Housing Board has reduced the interest rate under this refinance scheme to 7.35 per cent, and has advised housing finance companies to grant housing loans under this scheme with interest rates not exceeding 9.35 per cent (that is with 2 per cent spread only).

Sure, this is spread on 8 acres on the meerut modipuram bypass, near Nh58. The possessionis being given out in phases, so there are about 60+families already residing here.... this is near the pallavpuram area and the proposed sation of the rapid rail will eb ein a 5-6 km radius.

The SIkka Kaamna and Karnam both have been blacklisted by the Noida Authorities for non payment of dues and have asked the banks to stop funding the project till the time the dues are cleared. Chances are you wouldnt get a loan on this project now. Besides the poor construction quality and hidden charges, that gives another good reason to stay away from SIKKA.

Hi, i think that the area is good as end use area as the area is on the Delhi Meerut highway and near the rohta flyover , nathu restaurant is nearby and even the military hospital and railway station is not very far... all facilities are available in this township and its is near the main city also.
The institutional complexes are near this place also... on NH towards delhi you have many colleges like the MIT and Shubharti university .. so the student community is nearby and can get you good rentals for your house also.

Hi Raj, According to me, Delhi has six million vehicles with 1,200 more added daily. But road space is not increasing at the same pace and very soon Delhis roads would become inadequate to handle the growing traffic volume, traffic experts warn. So in this time FNG Expressway is a big support to reduce the traffic problem.
But connectivity is likely a little bit bad issue here. Scene is equally bad on roads connecting Delhi with Gurgaon, Faridabad, Noida, and Ghaziabad. This is serious support on NH-8 (Delhi-Jaipur Highway), which was designed for a peak traffic volume of 1.6 lakh vehicles (by 2015). With Ghaziabad, Noida, Greater Noida, Faridabad, and Gurgaon emerging as major real estate hubs, millions of people are now crisscrossing the NCR, end to end, on a daily basis.

Hi Mr Amit, As per my knowledge, Developers with interest in all product categories and price tickets would have equal opportunity to participate and market forces would ensure prices remain attractive for buyers and supply isn't constrained. The DDA can focus on its core competence of being the administrator for development of the various zones, create infrastructure and regulate real estate development. The private sector can focus on its core competence of development, marketing & sales.
Hi Mr Raj, This development will take place on the outskirts of Delhi at Najafgarh, Kanjhawala, Narela and Bawana to name a few, as these are some of the untapped locations having potential. This would also result in infrastructure development taking place for the upcoming projects, resulting in rationalization of property prices in the entire NCR when supply eases due to projects which would mostly be in the affordable and mid-segment.

Hi Mr Tushar, Generation in variety of brokers within the market and delay in project completion are the 2 major factors stopping payments of brokers. Developers do not care as they need several choices to travel to within the market. The commission payment time that was around twelve months earlier has gone up to twenty four months currently for the corporate. Brokers are receiving the money for the work wiped out 2012 currently.
@ Mr Tushar, As per my knowledge, illiteracy within the brokerage business joined of the foremost factors for payment delays. Many brokers don't seem to be able to impose their right over builders in a very correct method owing to lack of education, and so finally got to shut their businesses owing to lack of funds.

Per square feet rate when multiplied by the total area of the property will just give you the basic cost and not the overall cost. Remember, there are multiple costs to be paid. All these costs can be confusing and overwhelming for you. I agree with Vinay!!!! There are multiple costs that need to be paid directly to the builder at various stages. These include the following: 1) Basic Cost, 2) Parking Charges, 3) Infrastructure Development Charges (IDC), 4) External Development Charges (EDC), 5) Maintenance Charges, 6) Amenities Charges, 7) Prentiarefel Location Charges (PLC),
But as i know these all cost comes under Builder Cost. Am i right Chintak? What about Statutory and Legal Charges?

Good afternoon Shefali!!!! Yes, the IDC varies from developer to developer and city to city, but can range anywhere between Rs 35-300/sq-ft. It is also important to know that some builders may term this charge differently and may just call it generator charge or BESCOM/BWSSB (in Bangalore) and MTNL and BSNL in Delhi/NCR or something else. EDC:- This is an important charge as EDC plus IDC in total accounts for nearly up to 10% of the overall base per sq-ft. price.
Thank you very much all for sharing those useful information in public forum. It will really gonna a lot's of buyers in many ways. Apart from that many builders also take upfront maintenance charges from buyers which includes maintenance deposits, security charges, and society formation charges.

It is really very unfair that the cement manufacturers involved in practices that control the prices of cement. Earlier, CCI has warned Cement Manufacturers Association but it is unfortunate that they seem to be continuing with their price and market manipulation.

And most of the allottees complain that the land-owning authority didn't give them on-site possession of plots. They were asked to sign the papers in the DDA office. No one showed them the plot. Most of them had a tough time locating their plots.

But DDA Officials are claiming that streetlights get stolen whenever they are installed. They have replaced streetlights many times. But thieves continue to target them. As far as water is concerned, DDA is saying that the infrastructure is in place, but the supply will start once people complete their construction.
Their points are also true but tell me one thing that how people will construct their houses if there is no water in the locality? DDA is strictly saying that they can't give water for construction. People will have to make their own arrangement. They will have to make arrangements for security as well as DDA is not responsible for it. They are ready to discoms to provide power connections as and when people apply for the same.

Hi Jamesh, Stay away from this project. As this project is delayed by a year and no sign of construction work. There are lot's of cases filed against this builder so, better say bye to this project and look for some other project in the same locality.

Q: Hi all, Just wondering if any owners here have received notification from IREO of the changes in transfer rules recently. They plan to allow transfers only till July end, post which the transfer charges are being unilaterally revised to a draconian 500 per sq ft for towers A and B! I would like to solicit views on whether such amendments are legal at all? Are builders allowed to set arbitrary transfer charges for under construction properties?

Hi Aditya, As per the current rules, Societies can not charges more than Rs.10000 as ownership transfer charges in Gurgaon. And it will not applicable on builder/developers societies. Earlier many Co-operative societies in the country charge an Ownership Transfer Fee every time someone sells his apartment. These charges may differ from Rs.10000 to few lacks in some case and they are generally referred as gate money / entry fee / development fund / transfer fee / common good fund. Till date, these charges are arbitrarily decided by the societies and are mostly included in their bylaws. Anyone who refuses to pay is threatened with disconnection of basic services like electricity and water connection.
YOu are right Samar. But now the authorities have tried to emphasize that Transfer Charges should be limited under Rs.10000 only. In 2014, the Punjab and Haryana High Court passed a judgment based on the Delhi High Court’s 2009 order to stop this practice immediately and all the Cooperative house building, group housing and maintenance societies etc. shall not charge more than Rs.10000 as the transfer fee.

They are the worst builder in Delhi-NCR. All of their projects are not in schedule. If you will search in Google with their projects name, you will get a lots of negative comments. I will advice you not to invest your hard money with any such builders in future. Which projects have they completed in Gurgaon on time? Even the project launched 7 yrs back are still not delivered.
Hi All, As per Builder-Buyer Agreement, possession date is July-2020 but in the brochure and everywhere else it is 2019. Even at the time of booking, they have told their buyers that they will get their flat possession for independent floors in February 2016 and same was mentioned in sale brochure. But at the time of allotment they are saying that possession date will be 3 years. I don't know how they amend the BBA terms without consent of buyers.

Q: I have been picked from the lottery. I received email that I will receive allotment letter in few days. Around 20 days has been passed but have not received allotment letter so far. I tried to call multiple time but no one is picking up phone. Kindly issue allotment letter to me as soon as possible.

Hi Vinay, I think you should meet with the concerned person along with the photo copy of the mail. Ask them why there is a delay in allotment letter? If you are not getting any positive response then send a mail to Haryana RERA.
I am agree with Mr Samar. Your first step should be to meet with the concerned people and show them your mail copy and as for the delay. If you are not getting any proper response then consult a legal expert in this matter. He will advice you in a proper way.

Q: Earthcon has many residential projects across Delhi-NCR and other tier 2 cities of India. Earthcon Infracon Pvt. Limited has raised funds from NiFCO investors for their residential apartments Casa Royale and Sanskriti located at Greater Noida West, Uttar Pradesh. Every time they have postponed the mentioned possession date. Even they are facing the litigation issue with their Chandigarh project.
