Sure Daniel, It will be better to get a lawyer involved but still do check for sales deed Encumbrance certificate clear titles Agreements and get property registered within the time period. If buying in a cooperative society, do check a for share certificate, lease deed, registration details, society bye laws, NOC from the society etc etc.

I can tell you what i have studied....the area is good, especially for long-term investments and for second-home buyers. Hi, the recent price thats going on is Rs 3950 per sq ft.. this is the highest value... average range lies between Rs 3000 per sq ft - Rs 3300 per sq ft . The price has comparatively drooped, if we think about April to June 2013 it was Rs 4028 per sq ft as the highest range!!!

It also has many educational institutions and many more have been planned for. It has a potential of being developed as an educational hub like Pune. Also the government has been planning to develop the area into an IT/ITeS corridor. Hence you can understand why the area is booming...

Hi, almost all national bank have approved the project, like HDFC, PNB, ICICI and many more. I would just like to say that , this is good project, my brother has invested in this project, the location is also good hence the appreciation is expected is Rs 5000 per sq ft after 2 years.
I think right now they have quoted Rs 3775 per sq ft as the basic rate and available sq ft are 1110 sq ft,1400 sq ft and 935 sq ft.

This new 6km route was planned via Sector 71 crossing to provide connectivity to Sectors 32, 34, 35, Hoshiarpur, Sectors 51, 52, 71, Greater Noida Extension Marg, Sarfabad, Sectors 60, 61, 62, 63 and NH-24.Guys there is also a new metro starting , that will touch the NH24 ....According to the news, a new line starting from City Center station in Sector 32 was approved till Sector 62, touching NH-24. Hmmm the cabinet now has deiced that proposed easing conditions for exit of foreign players before the three-year lock-in period and also in the current requirement of having a minimum built-up area of 50,000 sq mts to 20,000 sq mts of carpet area for FDI in construction development projects.!!

well meenakshi the future developmental prospect is very good..but not in 2 years..ill say in a gap of 4-5 years.. this is a good long term investment and the area is ajunctionpoint of the industrial areas...the industrial belt of manesar, bhiwadi, neemrana is all nearby. For a person working in manesar, both dharuhera and gurgaon is equidistance...but a 2 bhk at gurgaon is 70-80lakhs and at dharuhera is 40-50 lakhs...and in year to come..it will reach the same rate as gurgaon

The town is a junction of many multinational industrial townships like Manesar, Bawal, Rewari, Chaupanki, Neemrana, Khushkhera, so its an ideal location to invest.
Yes and another major point is that although part of NCR, its is not as polluted or populus as the Delhi or gurgaon for that matter... but a good number of healthcare facilities including private clinics and hospitals, nursing homes, and government hospitals are here. For example what are the policies that the govt makes regarding say FDI in housing and the REIT legislation or the implementation of the Real Estate (Regulation and Development) Bill, or Granting Industry status to the real estate sector

Well, the price varies with the plans that you opt. its RS 6800/ sqft if you go in for teh PLP plan, its 7200 under subvention scheme and RS 7000/sqft for the CLP plan.

Location is good with proposed metro station nearby and access to Sohna road and NH8 as well as the Faridabad and golf course extension road.so connectivity is very good. It covers a total area of 22,979 hectares of land and shares it boundary with gurgaon, Dwarka and the NH10. This area lies to the left side of Najafgarh drain and is coming up with planned development.
HELLO!! Please do check the land area before buying land here as the zonal plans are yet to come and almost 900 acres is for water reservoir and one needs to check if the land will be acquired by DDA for the reservoir.

Guys, The bench, on the other hand, said that construction of building is constant encroachment while mining is a short term encroachment. Our project is 10 km away and because of the tribunal's request, no completion certificate is being given. Hi Gautam, As per latest news, bench headed by NGT chairperson Justice Swatanter Kumar, who halfway heard the matter, solicited the Ministry of Environment and Forests to indicate at what stage is the notice identified with the eco sensitive zones and whether Supreme Court decision of 1 km span were just for the mining or for the whole projects coming up inside of 10 km range of eco sensitive zones.

Hi Himangi, I came to know from news that both housing schemes are suitable for people. People actually preferring both schemes. But major thing is both schemes have some advantages & disadvantages . The concept of housing scheme is aim to provide houses to those EWS or LIG category people. So according to me , this scheme is bringing some major changes in India Real Estate.
Hi Himangi, Yes Mr Gautam , i agreed with you. In my point of view, one more disadvantages is in DDA flats, an allottee cannot sell his or her unit before five years after possession, the HUDA flats can be resold one year after the possession .

Hi Deep, The new government at the Center has led to a revival in investment sentiment in India. Both retail and institutional investors have started putting in money in financial assets. With the general perception about the government changing, even non-resident Indians (NRIs) would be looking to gain from the strong investment scenario. But there are some reason which is creating doubt in investing in India real estate market.
@ Mr Deep, Another major issue is commitment to time line:-Project developers typically under-promise the time of completion of a project and end up delaying the project. This delay is often not addressed in the terms of the contract or by Indian laws. Delaying in project possession is becoming a everyday issue in India real estate market. In spite of making many rules, regulations & pacts still this is a big issue unresolved in real estate market India.

Hi Mr Amit Raj, Land pooling in Delhi will have a long term impact on growth which would be participatory and inclusive in nature as compared to the earlier model of development by acquisition. With land banks shrinking in Delhi and the gap between demand and supply widening each day, experts say implementation of the Land Pooling Policy is the way out.
@ Mr Amit, The policy has distinct advantages as far as Master Plan Delhi 2021 is concerned. It would bring a surge in supply, in terms of land and finished products. Land acquisition being a tedious process, this policy would ensure that small land owners aren't marginalized and are given equal opportunity to participate, reducing the component of litigation on large scale land parcels being brought into the ambit of urbanization.

Hi Kunal, As per news from Chennai, a final shape to the smart cities concept would be given at the meeting. Each state will have three smart cities, excluding the state capital, Naidu had said at a conference on Tamil Nadu Smart Cities organized by Confederation of Indian Industry (CII). The central government has plans to develop 100 smart cities in the country.
As per different sources, the workshop will deliberate ways and means to find out innovative financial tools for funding smart city development and making urban local bodies self-reliant. @Supratim, If i am not wrong, due to sluggish housing sales in last few years, DLF has decided to raise private equity funds at project levels to boost cash flows, Private Equity fund will be the alternative for the cash flow which would have normally come from sales.

Hi Kashif, As per my knowledge, authorities have taken a good decision. We are sure this is a good way to enhance the value of these regions as a whole. With this, the authorities will have more funds which would help them spend more on improving basic infrastructure. However, this decision will increase the burden on home buyers, as they will now have to spend more money in the form of stamp duty charges.
@ Mr KAshif, In my point of view, increment in circle rate is an important decision by the authorities. Some people may view it in a negative way, but the decision comes with positives as well. Several infrastructure projects like Metro expansion and the completion of FNG Eway will make Noida, Greater Noida, and Yamuna Expressway world-class cities. These projects will enormously benefit the people who live in these areas or those trying to buy property here.

Hi Mr Gautam Das, According to me, after the new rules came into force in 2009, property taxes for owners in the area skyrocketed. Sample this. Owners of a property on Akbar Road, who were paying around Rs 1,500 a year as property tax before 2009 are now paying over Rs 17 lakh. In the case of another property on Sikandra Road, property tax has jumped from just over Rs 1 lakh to over Rs 15 lakh. A spokesperson of NDMC declined to comment stating that the matter is subjudice.
