Hi amreesh, I think location-wise Ghaziabad is excellent. It has been witnessing major development. Many infra projects and residential projects are in pipeline for both of the cities. Hi Guys, Legalization of unauthorized colonies in Delhi is hanging between AAP govt ,Urban development Ministry & DDA. It does not look like legalization will happen soon. Kindly discuss.
Hey Vibhor, According to the current news, the Delhi government may be preparing to regularize unapproved colonies yet there is no certainty on the cutoff date yet. The AAP government had as of late overhauled the Parliament affirmed date of 1st June, 2014 for regularization to 1st January, 2015.

Hi, this a project by Bestech and was launched in April 2012. They are quoting a price of Rs 6995 per sq ft. The executive said that, this is a luxury project...after the possession only we can have an idea.
According to the sales person, the project 's construction already started and it will be completed on 2017.

I stay in East Delhi and this is very worrying. East Delhi has many unsafe buildings that can fall anytime a major earthquake strikes the city. Have they forgotten, Delhi is prone to earthquakes and is in the high risk seismic Zone IV.
Not only that, it also has the highest number of unauthorised colonies where houses have been constructed on weak foundations. Someone do something!

Vaishali has gradually become a coveted destination in Ghaziabad for residential and commercial purpose. Looking at the present scenario values of properties, commercial and residential are bound to increase by at least 50% in the next two year, according to experts. Connectivity through NH-24 became better due to the widening of the road till Ghazipur Chowk, along widening of other roads connecting the railway station and Anand Vihar bus terminal. Vaishali with NH-24 also got a big facelift and gave a boost to the real estate industry in both places.The main factor for vaishali to come on th news is the extension of Delhi Metro, which will further help in the growth of real estate in the area. With the blue line metro connectivity, the real estate values are also expected to increase.Due to the high rates in Noida and Gurgaon, investors started investing in Ghaziabad,especially in Vaishali and Indirapuram. See, in all this areas if you invest, risk factor is major and if you are ready to take the risk, when the real estate is slowing down,.... i guess you should focus on factors that will help you to choose the place. Like of you are investing, apart form connectivity is the area developed ?? Or it will develop within 2 years or 20 years. Among this areas... Raj Nagar Extension needs 5-6 years to even become a proper place to stay... there are no proper roads or infrastructural development. Whereas, Crossing republik is much better developed place, dont you think so?
See, risk is every where, Manesar was a risk, New Gurgaon was risk, real estate works on risk. After so much problem, Neharpar is doing so good.. then why not Noida Extension.. right!!

I think that there are a lot of people who were sitting on the edge as they did not want to construct illegal buildings now can make their entry in the market!
The new proposals have, however, put farmhouses in direct competition with independent houses in some of the posh localities in Delhi, including Shanti Niketan/West End, Golf Links, Jor Bagh, Panscheel and Sunder Nagar.

Among all these three sector , which one will give me the maximum return value.
hmmm see I do not have much idea about Sector 143 but I have gone through Sector 168, there is a huge drain which is passing through maximum number of projects. This can be negative point for the sector and i fear that hardly the projects will have good resale value. Sector 168 will not be a posh locality for the residents to choose.

Hmm I saw in the news the its seems HDFC has made its net profit grow 10 per cent in the three months ended September 30 over the corresponding year-ago period. Other banks like , LIC Housing Finance Corporation and Indiabulls Housing Finance Ltd, added 28 per cent and 22 per cent, respectively, to their bottom line. So we can understand slowly the banking sector is growing and growth is continuous!
I do not think so that will change any thing on the home loan front !These housing finance companies have an average loan value of less than Rs 30 lakh. There is robust demand for dwelling units in the Rs 40-50 lakh segment. So they need to pull out more money in terms to satisfy the demand :)

Amarapali is a good and well reputed builder.. just that they have few projects whose possession was delayed due to some land issues. Whereas this is a new launched project by Amrapali.. Do not worry about the builder.Are you looking for investment or end use?

Hmmm that is true, it is prime location of Noida, just 1 min drive from proposed Metro Station, 3 min drive from FNG corridor, 5 min drive from Sector-119 and Sector 120, 5 min drive from Sector 32 Metro Station, have all the basic amenities from the doorstep. So i feel the sector is good for investors as well as end users!
Guys please be careful with this sector! Because this sector is opposite to sector 117 and Sector 117 has 15 % land as abadi… so there will be issues like safety and all. So i think we should give the sector some time to develop!

Hey Ali the sizes they are offering are 702 sq.ft and 1100 sq ft for 2 and 3 BHKs . The price they are quoting is Rs. 1700 per sq ft to Rs Rs. 1800 per sq ft as their BSP. You have to pay extra for parking and maintenance.

Hi Imran the project is a launched one and the expected possession is in 2017 Jul.To be on the safe side you can take a grace a period of 6 months and by the end of 2017 the project might get over! About the bank approvals the project is approved by ICICI , HDFC and Axis . You will get 50-65% home loan from them.

Yea Sunil you are right this project is located around 300 m away from the Shubharti university and is in a quite locality with many other institutes like the MIT and The Millenuim school etc.... the project is in soft launch phase and on plan is a 18 floor tower that will the tallest in Meerut.

Yea, there is still many issues that have not been dealt with by the GNDA and so the farmers were again agitating against that. Farmers from more than 35 villages in greater noida were present during the protest.
They were also threat that the agitation will be intensified as they complained against the callous attitude of the state government and the authority is looking into and addressing the genuine demands of the farmers.

Hello Sir, It is expected that the date of possession will be October'2017. Almost all the banks and financial institutions such as HDFC, Axis, SBI, PNB are offering housing loan for this project. No, all the units in 2/3BHK have been sold out only few resale properties are available for sale.

Quickly creating Kalandi Kunj parkway is running parallel to Mathura Road. Hi Sufia, As per my knowledge, office of the District Town Planner (Enforcement) has sent a second notice to 17 owners of EWS houses in Sector 54 for illegal constructions in the area.The move comes after TOI reported on November 23 that residents of the sector were filing a PIL demanding action against the violators.
As per my knowledge, The notice states that any alteration/addition made in EWS houses at ground, first or second floor is a non-compoundable violation, as it has been done without any approval from the competent authority. The notice is issued under Sub Section (2) of Section 10 of the Haryana Development and Regulation of Urban Areas Act, 1975.

While the revised rates are applicable in Noida with immediate effect, the new rate will come into force in Greater Noida from April 1. The decision has evoked a mixed bag of reactions with some saying that the move will consolidate the market, while others say that it might hit the market in a big way.
@ Kashif Ahmed, The decision to increase the circle rates will affect the overall realty market in Noida, Greater Noida, and Yamuna Expressway. Under the first payment plan the land cost is 1200/sq-ft and construction cost is 1800/sq-ft. Total land cost shall be paid within 45 days of booking. The remaining amount is loanable from any nationalised bank and shall be paid under construction link plan (CLP). Under Plan-2:- The land is 1350/sq-ft and the construction cost is same as to Rs.1800/sq-ft. The land cost shall be paid in 3 easy installments. 450/sq-ft. at the time of booking, 450/sq-ft. within 45 days of booking and 450/sq-ft will be paid at the time of Land Transfer Certificate. The remaining amount is loanable and will have to paid under construction link plan.
