Proview team manipulating calculation to get extra money from apartment buyrs. I agree that the bill is a good initiate and will curb many bad practices and help to regulate costs. But the policy should focus on getting fast approvals also. otherwise it is not easy for developers to get approvals and then start selling and building. All authorities giving approvals like- the water board, power board, civic bodies and the Ministry of Environment and Forests, etc. do take very long time (minimum 1 yr in most cases) to give clearances to real estate projects. Yes it is true, if you are EWS / BPL persons, its good news, and if you are not, it’s still not so bad a news as 15% is what is being allotted. The July 2013 policy of the Department of Town and Country Planning (DTCP) states that the EWS/BPL plots in licensed residential plotted colonies will have to be 20% of the total land of the township, measuring between 50 sq. m and 125 sq. m. and this for EWS/BPL flats, will amount to 15% of the total number of flats in a group housing society measuring about 200 sq. ft. each.

Hi, Manish, to compare the due area.... both the area, are best at their own. Sohna road is a gold mine for investment and in Dwarka Expressway , projects are affordable and have good projects in both the segment like mid and luxury. It depends on your budget and what kind of investment you are looking at. I would suggest if for investment your looking for investment go for Sohna Road.
Yes, I agree here, Dwarka Expressway is the destination of the future. In the next 2 years it will become live able and then investors will be shelling out a lot of money in this area.

Hi, about prospect of the area i would like to say that, the area is buzzing with activity as almost 65 developers have come up with a big bag of projects offering 1-, 2-, 3BHK flats, villas, and independent floors at affordable rates. According to one estimate, over 2.5 lakh housing units are slated to be delivered in the next 2-3 years, and, ultimately, the area is expected to cater to a population of over 10 lakh in the near future. Hence the area has a great prospect in regards for the end use purpose.
Yes i have gone through few reports, see almost all the projects are giving their possessions within a period of 2-3 years. The new projects coming up here are located adjacent to Noida’s Sector 121 and face the 130m road, now known as Noida-Greater Noida Link Road. This stretch is currently under construction, with the first 10km likely to be operational soon. A 60m road connecting to NH-24 also passes through the area. So for investment also, there are a variety of projects to opt for with a great connectivity structure which will help you to get a very huge future returns.

Most housing projects are running one to two years or even more behind schedule because of the slowdown and the shortage of funds on account of elevated debt levels.

That is true, I too heard that this business is not very stable and even that there has been a decline in net interest margins, however, it is also expected that due to this decline in net interest margins and increasing credit provisions there will be a reduction of 20-30 basis points in profitability for home finance firms. The growth is forecasted at 24% for housing finance firms and banks are expected to grow at 14%. To make this better this trend is poised to continue for at least for 5 years.

Located at Chi-V Road in Greater Noida (Yamuna Expressway). Location has an excellent connectivity with other major places in the city. This residential development has an excellent infrastructure with outstanding contemporary interiors. This does not include areas constructed for the use of recreational purpose, home office, storage, parking, services, and utilities installation. Consequently, an average dwelling unit could be about 7000 sq ft.

Q: Hi , I have heard that there are many parts of Delhi NCR where completion certificate is not necessary for bank loans. I feel this should be made mandatory for a better transaction. Discuss with good suggestions please.

True there are a lot of places where sale deed of an apartment is taken as a guarantee instead of completion certificates of the project. Which is not at all valid and serves no proof! This should be mandatory!
Hmm a very good topic to discuss upon, a completion certificate is the only document which confirms that an apartment has been built in compliance with the building bye-laws. Thus, many illegal flats which are registered in the revenue records are illegal. Unfortunately, financial institutions are more concerned with the status of the revenue records of an apartment instead of the completion certificate.

Q: I have recently seen the Enigma project Brochures being distributed by the Company for selling their remaining units in Tower D at 30:70 possession plan. However, the specifications mentioned in the Brochures do not match to that of the specifications listed here on Common Floor. I got interested towards this property because of the specifications listed on Common Floor. But now I am confused after having seen the Company brochures.. For example, The brochures do not mention that the Kitchen will be fully loaded with Hob, Chimney, Oven, Refrigerator, Microwave.. Whereas the Common Floor says that it is there.. There are many such things which do not match.. Please suggest!

According to few builders they think that, going forward, the supply situation will remain subdued due to the deferred completion of a number of new projects and reduction in number of launches across categories. Therefore, residential prices will see marginal increase in 2014. Hi Mr Mathur, Even i was looking for some projects there and was speaking to a couple of brokers. they were of the opinion that this builder has manged to create quite a goodwill in the market. and their pricing is also good. Golf avenue is to my liking and i plan to book a 3 BHK here....

DDA is known to faulter the deadlines often...and always the causes are varied like contractors failure, lack of proper infrastructure, non availability of land etc....

the new VC said that DDA housing has been valued mainly for price competitiveness which meets the requirements of ordinary citizens. Quality of construction is evaluated by a third party and there are clauses to penalize contractors But many a time the cause of delays lies within the authority.
yea it seems DDA is concentration on not just housing but also on supporting infrastructures as well

Hello Arpit, It is a G+9 storey apartments and approx 1000 units are constructing. The construction work is in full swing and upto 4th floor construction work has been completed. Only few units of 2BHK in 7th and 9th floor and 3BHK in 4th floors are available for booking. They are offering their possession after 2 Yrs. i.e March'2016.

well ayesha, going through the reports , is do find this project to be good for investment.There are 2 towers were possession will eb given out in 6 months that is tower A and B, units are available in this and at a basic sale price of Rs2600 /sqft ,so approx Rs 33 Lakhs for a 2 Bhk. they have also launching another phase with 2 towers that will take 3 and half years ans in those towers the price is RS 2200/sqft

Well as far as i can see, right now the prices have moderately increased although the project has been delayed for more than 2 years now. but there are positive signs of project completion and possession within the year. although there is a procedure that has been suggested wherein Interested people will have to get a no-objection certificate (NOC) from either the DDA or the respective municipal corporation, depending on the apartment location. Consent from all flat owners, especially those residing on the ground floor, and the residents’ welfare association of the respective block will be mandatory before applying for an NOC.
Hi.. yeah that is a valid demand i guess .. they also need approval from fire department and power supply department. Applicant also should recommend a lift manufacturing agency and a structural safety certificate from a structural engineer. Other requirements will include a certificate regarding the maintenance and operation of the lift and its safety aspects.

Hello Sir, Jaipur's proximity to the capital and its well connectivity to other parts of the country with road, rail and air makes it a hot destination for property investment. Make sure that your property(flat or land) is approved by JDA. Atleast 90B should be there.This is the most important aspect to look into. See that the papers are all clear. When it is the question of your lifetime's earning. You can't afford to take chances.
Really good information Arpit, Even proximity to daily basic necessities such as parks, green areas, open areas, schools, airport, bus stand, railway station, shopping complex is a priority as having them will not only make your life easier in your due stay but would also get you high price when ever you wish to sell or let out on rent.

Hi Suhail, A survey of DDA-administered land, conducted for the first time, has found 5,484 acres of vacant land in the city. Three month ago it was around 1242 acres. The survey covered plots under various land uses-residential, commercial, industrial and recreational.

Hi Jay. As per my knowledge, It is an unquestionable fact that a proposed infrastructure project tends to push up the property values. This is because the infrastructure project becomes the USP for the developers or property owners and buyers. It would be good to invest in a location where the infrastructure project is coming up as the property prices will see appreciation.
Yes Rajesh I agreed with you. But in my point of view, one should invest in the project at an early stage i.e phase 1 of the project. Infrastructure that enhances the connectivity impacts the property values the most, for example if there is a metro station, the price should appreciate by a minimum 10 per cent as compared to your neighborhood price.

Hi Shailja, I heard in news that, there will a huge relief to applicants seeking approval of building plans , the norms have been simplified and rationalized to cut down red tape and corruption. While small residential plots of size up to 100 sq metres have been exempted from sanction procedures, a 30-day deadline has been fixed for approving or rejecting building plans on plots in the range of 100 sq metres and 20,000 sq metres.
@ Shailja, As per my knowledge, the owners of plots up to 100 meters can start construction after submitting all information in one page to the authority concerned. The revised Delhi Building Bye Laws, which will be notified soon, has also proposed single window mechanism for approving such plans for plots that are more than 20,000 sq metres.

It is common plea by builder that Area has increased, how area can increase when the builder is as per plan approved and there can be no change in approved plan. Delay in possession can be challanged by buyer in Civil Court and consumer Forum and suitable compensation as per agreement as suffering of the buyer can be granted by both the Courts.Thank you for this gesture and offering legal support to the forum members. Hi, Firstly, you have to file a petition on the court. Court will divide the share of property equally among the two sons. And each sons will pay his own share of tax. However, even before you think of division of property, be sure that the deceased does not have any outstanding debts.

For this, you need to file an application, along with the death certificate of the deceased, to the district registrar. Hey guys, What I felt is , if your home is situated in a rural region or in a suburban area, living on the ground floor is enjoyable by all methods, however you are living in a thickly populated city, living on the ground level can be challenging. Ground floors get restricted light and ventilation. They are more inclined to insect, mosquito trespass. Dampness from the ground or wall creates moistness, is high and even heat is likewise higher.

@Saran, There are three main types of REITs, equity REITs, mortgage REITs and hybrid REITS. Equity REITs own, operate and trade hard real estate assets whereas Mortgage REITs trade commercial and residential mortgages and hybrid REITS are a combination of both equity and mortgage REITs.

Even i think so. Because, real estate market, especially residential segment has been witnessing a slowdown for last 2-3 yrs which leading to slow housing sales and 4-5 yrs of delay in the completion of projects. And this year too i don't expect more than 15-20% increase due to the fact that sentiment is still somewhat unfavorable and there is an affordability gap in the larger cities like Mumbai.
Right Shrikant, Festival season is considered auspicious for real estate purchase and therefore developers ready for increasing their sales. But before that they have to improve many households weak point such as more spacious and better located homes this time.

The construction work of Ireo Victory Valley is in final stage and they are giving possession of few towers. Tower-A/B-structure completed and finishing work in progress. D3 tower-final finishing work is going on. They have applied for OC of D/2/8/9/24/25/26 tower and finishing work is in progress for D/1/10/11/12/13/14/15/16/17/18/19/20/21/22/23 towers.The construction work of Ireo Victory Valley is in final stage and they are giving possession of few towers. It offers 3/4 BHK flats from 2411-5970 sq-ft. 3BHK-type-1 in Tower-(A & B), 3BHK-Midrise, 4BHK-type-1 in Tower (A & B), 4BHK-Midrise and Penthouse Duplex-Midrise.

Hi folks, NAREDCO has requested in a pre-budget memorandum to the government that it should consider increasing the deduction under section 24(b) of IT Act 1961 to Rs 3 lakh from the current level of Rs 2 lakh of interest paid on home loan on a self-occupied house. Priority sector lending needs to be extended for home loans of up to Rs 25 lakh for rural, small and medium cities, Rs 35 lakh for metropolitan cities and Rs 50 lakh for mega cities. Also, income from renting of properties should be taxed at a flat rate of 10%, .
I hope that it will be consider in the coming budget session. Apart from that, instead of allowing homebuyers tax benefits after possession, the Union Budget should make a provision that allows the benefits from the time they start paying interest on housing loans. This will ease their monetary burden considerably and increase the velocity of home loan disbursements.

Yes, i am not ignoring it too. Over one-an-half-year, struggling developers have seen real rates coming down. New projects are launched at lower prices. Special offers are available indeed everywhere. Unless there is acceptance that this is indeed a price correction, the expectation and sentiment will continue to hold back the need from being converted to demand.
It has become a bigger issue of today, however, it is the fact that the government’s dream of housing for all require many more homes to be built and delivered. However, homes need to be sold at prices that are affordable to the people and this means prices cannot rise substantially as they did in the past.

Q: Hi, I have just given a token amount to builder for a 1 BHK under construction property(possession Dec' 17) and later that evening i came to know about a resale flat in same building but at a lower rate(difference of 5 lacs all incl.) but at a lower floor. So guys need your help in what should i do and what will be the procedure considering below points? 1. I was told that token amount will be refunded if there are any genuine reasons(but it was verbal) 2. Seller is also having a running home loan and i will also go for home loan(with same or different bank). 3. I gave token amount for 19 floor and resale flat is at 11 floor and difference in amount(from builder - resale) is 5 lacs(63L from builder and 58L from resale)

Hi Abhijit, Check what your booking forms say. Usually, builders protect themselves against these kind of unexpected bookings and keep either the whole or a good chunk of the booking amount. Standard answer from most of the builders when you approach them for flat cancellation. It will take at least 45 days to refund. Please return your original receipt to process the flat cancellation request. We will try to sell the flat to new customer & then refund you the booking amount.

Give your builder a letter or mail mentioning cancellation of the said flat for personal reasons and request him to refund your booking amount as soon as possible. That's it. Q: As per the Delhi Master Plan 2021, Delhi Development Authority (DDA) will take land of 02 to 20hectares or aboveto develop residential projects in association with private real estate companies. Here, the private companies will directly be responsible for allocated land on which they have to build residential projects.As DDA could not procure any land in last ten years, it has to go for land pooling policy with private sectorsunder the Delhi Master Plan 2021 to developaround 100 residential projects across outskirts of the capital. The policy has got a green signal from the Ministry of Urban Development with five amendments namely: timely outer development of needed infrastructure by the DDA, provide right compensation to the farmers as per the land charges, ensure homes for Economically Weaker Sections (EWS), proper transparency in allocation process and full use of approved floor area ratio (FAR).

Q: I recently rented a flat in Conscient Heritage One and have faced quite a few issues with the quality of construction and fittings. There appear to be major problems with the electrical wiring, power backup, metal and other fittings, modular kitchen, and maintenance. Maintenance is unpredictable in service provision; sometimes, they respond and sometimes they don't. Although they are supposed to provide intercom facility, this is given only if you subscribe to the Conscient-owned DelDSL broadband connection, which has a sluggish and poor customer service. I don't know whether the internet itself works, as I have not had a clear response from their team to requests for a connection for over 10 days now. I think I would have had better luck getting the BSNL chaps to set up a connection. Overall, the place may look good, but is not as comfortable as promised.

Hi Ajay, Your landlord is responsible for repairing the damage in these circumstances because there's a term implied into your tenancy agreement, which says that they are responsible for keeping certain things in repair. It includes keeping the structure of your home in repair such as the walls, ceilings and plaster work and fittings.

Here are the general considerations if you decide to rent a flat:- 1) If anything needs to be repaired, you will have to ask the landlord in writing, 2) Check and note all metre readings on the day you move in, 3) Double-check the inventory before you move in, 4) ask previous tenants about their experience of the landlord and the property? 5) If the landlord agrees to make repairs, get it in writing etc.

Q: Hi, I booked a flat in Antriksh Golf Link around a year back in tower H. As per the broker this tower was supposed to be the premium tower of all but till now there is no sign of construction of this tower. I have visited the site 3-4 times but everytime builder is giving me excuses though in the agreement it is mentioned that the possession will be given in Dec 2016 which seems next to impossible. so anybody has got information when the construction will be started for Tower H?

Hi Saurabh, Wait for the date of possession first. If you will not get possession of your flat on time then write a mail to developer for the possession. If still you are not getting any positive response from the builder then take a copy of the mail and hire a god lawyer and complain a file against the builder.
Hi, As per the builder, possession date of Antriksh Golf Links will be December, 2016 but most of the property portal has mentioned in their site December,2017. It clearly indicates that the possession date will be delayed by almost a year. I think we should create a WhatsApp Group for latest updates.

Indiabulls Real Estate is not developing any such project and if you are talking about Akshar Developers, then yes, they are developing project call Green World. Plz. explain your query with builder's name and location details, so that can give you the correct and updated information.
Hi, even i am unable to answer you. I can only advised you not to buy any under-construction property. Builders are stressed and they are ready to sell at a discount if they find a bakra ready to buy their UC property. Stay away from this project. It was stuck for a long time.Would appreciate if you can give more details.

At least half of this land can be urbanised and is proposed to come under land pooling policy of DDA. Builders have rushed in with pre-launches. But the troublesome is that the Government is yet to notify the zone. Buying property under this zone will be consider as illegal and you might have to loose your hard earned money. Hi Abdeali!! Don't purchase any flat in such projects. The banks and financial institutions are most unwilling to give loan in respect of properties which do not have OC. Besides, no wise buyer will agree to purchase such property.
Yes, and suppose if you want to sell a property after 10 years, without a valid occupancy certificate or completion certificate you can’t do so. However, they can register the property. This is the reason why buyers ignore the certificate. There is also a chance to cut the electricity, sanitary and water connection in the absence of Occupancy Certificate.

Hello!! Check you agreement first. It will be clearly mentioned on it that you will get your flat possession after 3 years from the project launch date and 6 month grace period. If you bought your unit in the middle of the construction work then you can write a mail to builder mentioning the possession date and if you are not getting any proper reply then consult a property lawyer.Hello!! Hi Shilpi, Since Vaishali Nagar is the nearest hub to Kalwar road, I suggest you look for an investment closer to Vaishali Nagar. Sirsi Road is one such option. But if you are getting a good deal in Kalwar Road, you should go for it and watch the market for a couple of years. You will get a good return in your investment.

Do not go via dealer. Visit the developer office, ask for all the legal approval and most importantly check whether the project is approved under RERA or not id you r going for any other project.
