do not even think to stay at amanora, for following reasons 1. It is unreasonably too expensive 2. There are many many ways the builders are devising the schemes to extract money from you 3. fake promises 4. no mobile signals 5. extremely noisy place unfit for living 6. no support system 7. fire system may not be working, although they claim 8. pipeline gas is leaking at times.. potential extremely dangerous place to live 9. Q: I am an owner of a flat in RSK Orchid Garden, Navalur. I wish to connect with other buyers who have bought flats in this gated community. I feel there is a delay in the project completion and would welcome other's opinion in this project. There is also design flaw in the kitchen.

Still Work is in progress. i am not sure about the completion date. i am sure that RSK MD also not known the completion date. He also tells about that this issue and that issue. While booking the apartment he will sweetly told that it will complete in 18 months. Now 4 years nearing the project started. Still work in progress. If they (RSK) fully determined it may complete in 3 to 5 months. Otherwise god knows.
Hi Venkat, According to me, this project is located in one of the prime location with decent residential environment. All daily basic amenities like school, college, hospital & banks are nearby. This project has approval from DTCP. This project is located near to IT SIPCOT . Expected rental demand will be more .

Q: For those who have opted to purchase flat from SI beware. Don't fall into the trap of this builder. Theie main intention is to cheat and not give possession to flat in time. All the projects are still pending. And they do not have any intention of completing. Those who have already invested are taken for a ride. SI is presently a sinking ship and capsize any time with all your hard earned money. The manager incharge trivandrum and his people are siphoning the money somewhere and are not completing any of their budding in the city. Those who have already invested in green hill height, Kempton manor and the upcoming projects beware fdo not get cheated. You better enquire with the other flat owners of this builder and you can know the real facts

Hi Ravi, You are absolutely right. But as far as area is concerned it is one of the most comfortable areas in Trivandrum, Peroorkada has some great Apartment and Villa for sale. Properties in Peroorkada offer 2 BHK, 3 BHK and 4 BHK options with built up area ranging between 1,175 sq ft to 2,315 sq ft. The average price of Apartment for sale in Peroorkada is 3,000/sq ft.

Q: Recently I went to JS looking to rent a flat but I was confronted by the watchman at the gate ,who asked me to meet Madhan for rental issues .Upon talking to him he asked me for 1 month's advance as commission .But I declined his offer and later I managed to rent a flat here without paying any commission.Having moved here I came to know that the Maintenance company DFMS is run by Madhan under the patronage of a resident in JS who seems to be part of JASFOA officials.Also the Aavin milk contract is taken by this JS resident and it is being implemented by Madhan on behalf of the JS resident.So even if the Maintenance company is changed Madhan will remain here.JS will be a better place only if this guy is shown the door.

Q: DLF commanders court chennai - DLF is charging to their. Us timers for the taxes and VAT paid by DLF to their suppliers and contractors during the construction of the project. Though this clause was part of the buyers agreement no one was aware of this clause. Would like to know such charges are legally allowed in India ? Is there any possibility to fight legally?

Hi Priya, In my point of view, TNHB has made several schemes as per Govt. order for every one. As per my knowledge, Tamilnadu Housing board has 18% reservation for State Government Servants. According to TNHB , they have category wise reservation for all Government ,non-government, S C, ST ,Ex-army & General public etc. This category wise reservation made by TNHB as per Government order.

HI, As per my knowledge, when ever you are going to buy any residential property,you are asking about approvals. These approvals are coming from Government authority. The commonly marketed layouts which do not have approval are often marketed as Panchayat approved lands. These are the lay outs which are unapproved by town planning authority or Nodal Authority.
Hi Guys, As per my own experience, I got to know, it is often considered illegal to provide water and sewer connections to such buildings constructed on unapproved land. As building plan approval will not be provided for such unapproved plots, possibility of demolition of such buildings cannot be discounted.

Hi Sridharan, As per my knowledge, Floor Space Index (FSI) is the ratio of the total floor area of buildings on a certain location to the size of the land of that location. Chennai Corporation is issuing building permits to all the buildings including CMDA`s special buildings, multi-storey buildings and layouts after taking over the land left over for road portion and the land reserved for open space reservation etc. after the planning permits issued by CMDA.
In my point of view, FSI is different for different types of buildings. Buildings are of three types that include Ordinary buildings, Special Buildings and Multi-Storeyed buildings. The ordinary buildings have a height lesser than 30’ while special buildings have a heights less than 50’. Multi-storeyed buildings, on the other hand, have a heights greater than 50’.

Hi Mr Kumar, As per my knowledge, Flat owners association can be registered under Tamil Nadu Societies Registration Act, 1975. The number of people needed to form a flat owners association is 5. Before apartment ownership act 1994, the minimum number of owners needed to form the apartment owners association was 7.
@ VKumar, Flat or Apartment owners' association is a body that protects the rights of owners, maintains the amenities in the apartments, and provides facilities required for the welfare of residents. Any owner of an apartment has vested interest in the common facilities in the society. All owners become members of owners association by default. However, the residents who might not be owners of flats need a written letter from the owners in order to obtain the right to vote.

Hi Javed, As per my knowledge, my answer to the first question is Reserve Bank has granted general permission to non-resident persons (foreign citizens) of Indian origin to transfer by way of gift immovable property held by them in India to relatives and charitable trusts/organisations subject to the condition that the provisions of any other law, including Foreign Contribution (Regulation) Act, 1976, as applicable, are duly complied with.

Hi Mr venu, As per my knowledge, Sriperumbudur is one of the posh localities in Chennai. This place is known as manufacturing hub over last seven years. But now a days real estate appreciation in this region is very much low as compare to Chennais outlying areas. Developers who have promoted residential projects there are not enthused about launching new ones.
Hi Mr Venu, As per my knowledge, people who wants to resale their property are facing big problem. They suffer a 2% per annum depreciation on the current market price. For instance, they have to sell a four-year-old apartment at 8% less than the price of a new apartment. Every body saying that this issue occurred because of none of the promises, including greenfield airport, and rail link, made by the government have been kept.

However, the maximum demand in the city exists for apartments. Nonetheless, buying a plot for Rs 20 lakh and then constructing a house on it would by no means be affordable.
Hi, Due to lack of habitable conditions, builders are not very keen on constructing apartments, but these are the only locations that have available land at low prices. This explains why the only affordable option in the city is for plots.

When planning the layout, keep in mind that the ideal position should be at the north, northeast, or the eastern side of the house. 3. Most people have an enclosed space as their puja room. This should not be the case. The room should have an open atmosphere, and should have at least a window or a ventilator through which direct sunlight can enter.

Q: I am here to share my experience buying flat. I I registered online and received a call quite promptly. The sales person was informative but quite mechanical. On the other hand, I was interested thus I went to. I must say, I was impressed by the flat. Th amenities are also quite a lot in number. I was really happy to know about vgn platina amenities. It's a nice addition and contributed in my decision to buy.I am really satisfied with this peacefull life.

Malles is one of the leading builders in Chennai. The project is located in the heart of the city at Perumbakkam, Chennai and is a very impressive project. It is well designed and will surely appreciate very well. Water logging is common in some parts of the area, but most of the apartments use rain water harvesting and other such options to control it. It shouldn't be a major problem with Malles Malles Aashira as such I think.
What is the status of the approvals and when is the project expected to get completed? I am also interested in 2 BHK unit in this project so tell me more about project, builder and locality?

Q: I am one of the co owners of a 12 flats in a TNHB apartment . The building is pretty old and we are to reconstruct the property . Normally in TNHB allotment schedule of property the footprint of the flat shared with others alone is mentioned in the Sale Deed and not the overall size of the plot.
