Hi , In my point of view, the primary purpose of OSR is to use the reserved area for community or recreational purposes such as residents association, park or play area by the residents of the development. CMDA has the responsibility to ensure the maintenance of OSR. If CMDA is not satisfied with the maintenance of OSR, it has the right to ask the owner of the land to transfer the land to CMDA by gift deed.
Hi Mr Venu, As per my knowledge, If the area of the layout is greater than 10,000 sq.m, the owner/developer must reserve 10% of the total plot as OSR. This does not include the area reserved for public roads. In case of plots that have a total area between 3000 sq.m to 10,000 sq.m ,the owner/developer can either reserve 10% of the plot for OSR or get an exemption from OSR.

Hi Venu, The flat terrain of Chennai City needs effective Storm Water Drainage System to prevent water stagnation in roads. The terrain of Chennai city is flat and average level of the land in the city is only 2.5m above the Mean Sea Level (MSL). Because of this flat terrain and partial coverage of roads with storm water drains, flooding and water stagnation happens in the city during the monsoons.
Hi Guys, As per my own experience, in southern suburbs drainage water are making artificial lakes in road. In the absence of underground drainage networks, local bodies had no other option other than creating storm water drains to keep localities free from stagnation of sewage.

Hi Srinivas, The Corporation will primarily screen roads constructed after 1991 in the CRZ-II and CRZ-III areas. Norms pertaining to urban development under the second master plan will not be applicable in CRZ-II that includes developed areas within 500 metres from the shore. Roads, infrastructure projects and housing are not allowed in CRZ-III, which covers a 500-metre stretch of beach from Injambakkam to Uthandi. However, recreation-based activities’ are permitted beyond 200 metres from the coast in CRZ-III.
@ Srinivas, As per my knowledge, Junior engineers of the Corporation wards will also identify unauthorised roads within 100 metres on either side of the Buckingham canal in the entire metropolitan area, within 100 metres of Cooum river from the river mouth to Chetpet bridge, and within 100 metres of Adyar river from its mouth to Maraimalai Adigal bridge in Saidapet.

Hi Javed, As per my knowledge, these coveted addresses are nearing saturation, but with re-development making its way, there is considerable supply of new properties in these markets. However, the prices are in the range of Rs 1-16 crore, depending upon the size, property type and the exact location of the house.
@ Javed, As per my knowledge, HNIs are investing in these areas, but this doesn't deter the upper middle class tenants to live on rent here. Most residents choose to stay close to the city as it is aspirational for them to do so. Using funds from the previous big budget urban renewal scheme, known by the acronym JNNURM, Chennai was supposed to install GPS devices in at least 1,000 public transport buses in order to provide real-time information on their location.
Hi Guys, Kindly notice that , money was spent to install them in nearly 600 buses by 2012, the city had a change of heart. An official in the Metropolitan Transport Corporation said, it was seen as a DMK project. So, they dropped it, . Currently, less than 50 buses have GPS devices and real-time information remains a distant dream.

Knowledge economy companies want stock options to be treated as a deductible business expense. Crude oil prices have fallen and fuel prices have come down. But taxi and auto fares have gone up compared to last year
According to me, while the pension products from insurance companies are covered under Section 80CCC, the National Pension System (NPS) is covered under Section 80CCD. However, investments under both sections are clubbed with the investments under Section 80C. The combined deductible limit is fixed at Rs 1.5 lakh. Retirement savings are very long-term products, with the investment phase stretching up to 30-35 years.

@ Mr Charan , The area has been hit by the redevelopment drive happening in the central localities of Chennai. The new inventory that comes up has better amenities and hence is priced high. If you are looking to invest, properties available here fall in the range of Rs 55 lakh to Rs 7 crore with covered area varying from 600-4500 sq ft. Adyar is the starting point of Rajiv Gandhi IT Expressway and falls close to the Tidel Park where several big and small IT companies have set base. The panel define again the carpet area, according to them, the net usable floor area of an apartment, excluding the area covered by the external walls and that under service shafts, exclusive balcony or verandah and open terrace areas, although it would include the area covered by the internal partition walls of the apartment.

Hi, yes it is true that Chennai residential market changed their preference for large and medium sized houses to smaller ones a response to a sharp increase in realty prices. I notice is that the price of the apartment is increased from previous years, so it might be one of the reasons for shifting of market trends.

As per my knowledge the project has got approval from financial institutions like State Bank of India and HDFC Home Loans. The price of 2 bhk here ranges from Rs 49.40 lakhs to Rs 51.06 lakhs and the price of 3 bhk ranges from Rs 67.92 lakhs to Rs 76 lakhs approximately.

Q: Marutham is Very bad builder. their prestige project they got only 64 car park approved but they made those 64 to 165 by utilizing childrens play area and uncovered OTS also where ever there is a big size for car park they are making it for two car park in which only one big car(sedan) can be parked even two small car(hatchback) also can not be accommodated together(such a case one has to take the first car and then the second can be taken out). and the worst part is some places they demolished pillar to make space for car parking which is a threat to building structure. i can share those pictures later in this forum.

Q: Hi! I had bought an apartment in Asten Viveria at Thengod near Kakkanad. The project was promised to be complete by 2015 and was delayed by the builder. Now i.e. in October 2017, the builder is asking me to take over the apartment for which registration is incomplete, authority water and electricity is not completed and occupancy certificate from local authorities have not been obtained. Is the builder right in his claim to handover apartment without these legal or official documents? Can a aggrieved customer refuse to take over in such instances? Thanks

HI, Living in flats without registration or occupancy certificate is an offence. As per law it is illegal for a building without OC to be occupied. There are several reasons for this, including 1) The building is not as per the sanctioned plan, has illegal unsanctioned floors or walls or extensions, 2) The building is not safe to inhabit because of quality of construction, safety of stairs or lifts, electrical safety, fire safety, airline safety, etc.
HI Bijou, Wait for issue of completion certificate and then take possession. Send him a legal notice asking for to hand over the possession immediately in default of which he may be taken to consumer forum wherein you can claim for compensation as well for delay in possession.

Hello Mary, I would like to suggest you go to either Casagrand ECR14 or Altis in ECR. Both projects are good and at an affordable rate. I am agreed with Shyam Sundar. There are several negative reviews against the builder and its project KG Earth Homes. This project is delayed by more than 1.5 years and still, most of the buyers are waiting for their flat possession. Customer service is very pathetic and they will not entertain after getting your initial amount as booking.

Q: 3BHK , plus one puja room an exceptionally well furnished flat situated at VGN shanti nagar is up for sale. This house is fully built with vastu standards. There is a modular kitchen with chimney attached. All the facilities are available.Local bus stop and autos are full time available. Hello Murthy, KG Earth Homes By KG Homz, located in Siruseri, Chennai. It is a completed project and possession for phase-1 is going on. It is offering 2 and 3 BHK residential flats. Sizes are available from 570-1010 sqft (built-up area) in 2 BHK and 3 BHK from 1145-1210 sqft and its current asking rate is Rs.3400 for phase-1. This project is spread over 4.88 acres of vast land consists 195 units in 6-blocks. Phase -1 is ready to occupy.
Thanks for the information. What is the current status of Phase-1? Are they giving possession for which block in Phase-1? Are all approvals in place? Which local body and financial institutions have this project?

Q: I am purchasing a plot in a venture, in the sale deed they are mentioning all the Sy. nos as 77A,77AA,78A,78B,78B1 etc. They are not mentioning one perticular survey nubmer in which our plot falls in. Is it valid to give all sy.nos for one plot in a venture?

Q: I am planning to buy a open plot at a venture in Hyderabad(Gandi Maisamma). This is a HMDA approved venture with LP number. However I came to know that when we purchase a plot in this venture in the sale deed they are mentioning all the sy. numbers as 77A,77AA,78A,78B,78B1,80,82A,86EE etc. They are not mentioning one perticular sy. nubmer in which our plot falls in. When I ask the developer they are telling since they have developed 22Acrs of land of various sy. numbers under one venture they mention all the sy. number for each plot registration. I verified few docs through online EC. All the link docs and new sale deeds have sy.nos like this only. Is it valid to give all the sy.nos for one plot in a venture? Apart from this I observed one more thing. ie. they have mentioned the sy. numbers as 77,78,80,82,86 (without A B c) in all the documents like below. Irrigation dept NOC, NOC from DC conversion letter from agriculture to residential. HMDA approval letter, etc.. and also in mortgage plots with MR as commission Metropolitan HMDA. Why the sy. numbers differ from our sale deeds to the above mentioned docs? Will this create any dispute or litigation in future? Do you find any chance of any kind fraud like double registrations, ownership disputes, permissions from local authorities..etc. Or have they mentioned entire sy.nos as 77,78,80...etc. to cover all the parts like 77a,b,c,etc.? Looking forward for your kind advice. That will defenately help me cheers. PRadeep
