Earlier in 2010,TNHB redevelopment plan were thousand dilapidated houses had to make way for new construction. Right Madhu, According to new bill 50% payments by buyers need to be deposited in escrow accounts against the earlier proposal for setting aside 70% of the funds in a special account by developers. Buyers are given the right to obtain stage wise information of project and in case of any delayed possession or default from the developer side they are entitled to receive compensation with interest.
Hi Raghav, This mean that the establishment of the regulator for protecting home buyers would get delayed further. Why their is a delay in passing the bill?

Currently the rate per sqft going on in this project is Rs 3820. The price of apartments at Aurum starts from Rs. 43.81 Lakhs on- wards. The project is approved by DTCP and MLPA.

Area of 2bhk ranges from 1147 to 1361sqft (for both Happiness and Pride Towers). Aurum apartments are expected to complete by phase wise. Phase 2 is expected to be completed by end of 2016 and Phase I completion date is not yet confirmed.

Q: Hello Do any one dealt with DLM housing and properties ? I had a very worst experience with their Harsham project. I want to know how trustworthy are they. I am cheated by them.

kavitha from DLM is a fraud . She cheated my money which i paid directly to her . She will speak very nicely first and then cheat the people. Don't approach kaitha or DLM for buying the flat. Even i have complained to Bluwall but they are saying to check with her directly and not taking any responsibility.
Thanks for your suggestion, but can you tell me which kind of miss leading this builder is provided to her consumer.

Hi Guys, Consider Nungambakkam, where a 2BHK unit spread within 1300 sq ft costs between Rs 1-1.5 crore. However, rents are attractive considering that flats within 1300 sq ft can get as much as Rs 45,000 per month. Larger configurations (4BHK of 4000 sq ft) means you can earn close to Rs 3 lakh per month as rental returns. When the Mount Road metro becomes operational, values are expected to rise further and so will the popularity of the place.
@ Javed, While some properties are up for corporate leasing for expats, rental housing demand is also rising because of demand from college students of prestigious colleges such as Loyola, Stella Maris, Women's Christian College and MOP Vaishnav as well as from single professionals who do not mind sharing a flat.

Increase in input costs like coal, power and transportation had crippled the industry and slashing prices would be suicidal. Moreover, for every bag of cement sold at around 370, cement manufacturers pay 140 as VAT, excise duty and freight charges. Pristine Pavilion is approved by DTCP and SBI, Karur Vysya Bank, HDFC, LIC Housing Fin. Ltd., PNB, ICICI, Axis, India Bulls, Bank Of India etc are the leading home loan provider banks of this project.
Recently I called them up regarding this project and he said that projects are developed in Phase 1 and 2. As per builder salesperson, the price is around Rs 3190 per sq ft and project is expected to complete till Dec 2015.Phase 1 has already completed and phase 2 construction is going very rapidly. I think this is one of the best options for the buyers.

Q: Water Seepage through Electrical Points - I own an flat in Tulive Horizon Residences. The water seepage is a very common issue in this newly built apartments. The builder is not cooperative and my several requests to get me the electrical conduit routing drawing for troubleshooting were ignored. Is there anyway to get the builder accountable for the problem?

Hi, I think you should discuss with the other owners of your society. And they are also facing the same issue then you should hold a society meeting and raise the issue. If still, the builder is not ready to solve your issue, stop maintenance charges.
You can also inform the registrar office regarding your issue and take the advice of them. Do not hire any lawyer for it. They will charge you some high amount and court cases will pending for a year and year basis.

Buying a new apartment in Chennai can be a confusing decision as you will find a number of projects to choose from? You can go with Bayview project by House Of Hiranandani. Oceanic, Amalfi, Edina, and Sinovia are also considered to be the most luxurious projects in Chennai by House Of Hiranandani in several parts of Chennai.
You can also consider southern suburban areas of the city which are experiencing rapid social and infrastructural development. Areas near Tambaram, such as Pallavaram and Chromepet seem to be a feasible choice to have in mind while looking for luxury apartments. The property rates, especially apartments in these areas seem to be reasonable when compared to other developed parts of the city like Porur, Ambattur, and ECR.
