As per latest report from the expert Chennai has witnessed a decline in the launch of new units as compared to the previous quarter.While there was a fall in the number of new mid-segment units, the high-end and luxury segments showed a marked improvement.
The real estate sector is mostly driven by demand from the IT segment. This demand continues to push prices northward, forcing people in the mid-segment to explore options in the peripheral regions. But lack of physical and social infrastructure acts as a restraint market.

Hi, As per realty consultant, The land prices in this area are low and that's why property developers are able to give house owners value for money. A good property here costs anywhere between 50-60 lakhs, a fraction of what it would cost in many other parts of the city. Besides, Pallavaram is only 7 kilometers from the airport and about 12 kilometers from the city. Hi , Stating that Chennai was home to several lakh workers, not just from other States but also from backward pockets within Tamil Nadu. Centre and State governments had done very little.Governments change, budgets are passed, but the lifestyle of the poor remains the same. Long-term policies to look into the welfare of this section and recover encroached property belonging to the government will have to be implemented to ensure housing for the poor.

The key micro markets that witnessed maximum activity during the year in West Chennai included Poonamallee, Oragadam, Avadi, Ambattur, and Valarpuram, amongst others.

@ Mr Kunal, If you are planning to invest in this area , as per my opinion ,you will have handsome figure in return. Proximity to areas like Tambaram, Madambakkam, Rajakilpakkam, Sembakkam, Chitlapakkam and Medavakkam has created Selaiyur standard. The leafage gift in Selaiyur is refreshing and a welcome modification from the opposite concrete and contaminated localities. This has majorly improved the liveability quotient of the place.

I heard the news and it is a good thought by the NDMA. They told the government in clear cut voice that the cities being developed in coastal states as "Smart Cities" under the Prime Minister's flagship programme must be disaster resilient.
This is really a nice job by NDMA. They have seen the destruction in Andhra Pradesh and Odisha caused by Cyclone HudHud. In a report titled "Strategies and Lessons for preparing better and strengthening risk resilience in coastal regions of India", DMA explains how the "eye" of the 2014 HudHud cyclone lay exactly over the Vishakapatnam city and caused widespread damage to property and natural resources though lot of lives were saved given advance preparations made.

Yes, i have seen the list of smart city that is being built and many more cities/towns which are coming up or located in the helpless coastal areas, need to be designed and built based on multi risk resilient features. So, these cities must have a basic of disaster management plan integrated with district disaster management plan.
This will really help a lot to the people to become alert within 48-72 hours before the landfall of cyclone and either shift to safer places such as Multipurpose Cyclone Shelters or to move to areas within the state which are not likely to be affected by cyclone.

Featherlite Swargam is located at Urapakkam on GST road, and is just 9 kms from Tambaram. The project offers very basic amenities such as landscape garden, sky gym, children's play area, parking lot and sewage treatment plant.

Yes, even I have talked with their sales team, EC has not yet been received. More than 2 years delays from committed date. I am thinking of those families who are paying rent and EMI waiting to move into their dream house.
Hi Vardharajan, Appaswami Greensville is one of the projects where AREL has not applied for Environmental Clearance and started the construction. More than two hundred owners are affected by this project. They are just trying to get EC through the Central Govt. notification and saying that the possession date will be within 2-3 months but not talking about the delay compensation.

It is merely 1 km from Tambaram Railway Station, 3 kms from MEPZ, 3.5 km from Shriram IT Gateway, 2 km from MCC College, and 1 km from Shri Anand Jain Vidyalaya & Chennai Bypass.
