As per latest report from the expert Chennai has witnessed a decline in the launch of new units as compared to the previous quarter.While there was a fall in the number of new mid-segment units, the high-end and luxury segments showed a marked improvement.
Hi Devendra, may be market is in correction mode but I saw the major percentage of the new launches were in the Grand Southern Trunk Road and Suburban (South) areas due to their proximity to business districts and IT Parks. Limited demand and modest sales kept the capital and rental values stable during this quarter across all submarkets.

Sir, Yes I am aware. But Golden Homes claims that all builders in chennai are charging extra. I am looking for details of builders who are officially charging for parking spaces. Will be happy to have those details.
Every day you hear about builders charging between Rs 1 lakh and Rs 15 lakh for a single parking slot along with their flats. The car park cost me around Rs 1 lakh, but since I had a motorcycle and a car, I thought it would be better to take two slots.

Hi, I have say few propeties owner for rent in Poes garden and I found that the rent is quite high. One of the posh localities of Chennai, Poes Garden, where Rental values of available apartments range from Rs 1-2 lakh per month with covered area varying from 2000-4000 sq ft.
In alwerpet, renting a 3BHK apartment having 4500 sq ft covered area can cost you about Rs 2.5 lakh per month while residential houses having 2500-4000 sq ft covered area are being leased out for Rs 1.5-2 lakh per month.

Hi, As per my knowledge, the Mantri Developers Private Limited has launched their new luxury residential project, Mantri Serene in the Pallavaram – Thoraipakkam road adjoining the Periya Eri at Pallavaram. This is a small township projects with Phase I offering 143 apartments and 11 penthouses with serene lake view and green environment surrounding the project.
As per my knowledge, this is a CMDA approved project. Many leading banks are providing loan to it. Pallavaram is a very calm residential locality with best access to all facilities minutes away from Pallavaram, Chrompet, Kilkattalai. This area is one a gold mine for investors.

This project offers 1 BHK apartment of 611sq-ft to 620 sq-ft. Builder quoted price is around 4190/sq-ft. Expected possession of this project is around August 2015. This project has 1 Block & 8 floors total.
@ Mr Venu, In my point of view, this project is located in one of the prime residential location with decent residential environment. All daily basic amenities like school, hospital, college & banks are nearby. It is definitely a good project for investors & end users.

Hi Guys, Consider Nungambakkam, where a 2BHK unit spread within 1300 sq ft costs between Rs 1-1.5 crore. However, rents are attractive considering that flats within 1300 sq ft can get as much as Rs 45,000 per month. Larger configurations (4BHK of 4000 sq ft) means you can earn close to Rs 3 lakh per month as rental returns. When the Mount Road metro becomes operational, values are expected to rise further and so will the popularity of the place.

Q: When I was asked to make a stage payment (wall completion), I asked for the schedule. Then I was told around Dec 2015 when I was at the site. Now you mention Apr 2016. What is happening ? I am truly concerned and appreciate Mr. B Arunkumar's efforts.

Hi, Recently I have visited the site personally and I have seen that the work is going on at full pace and currently 8th level construction is completed and builder person is saying that the project is going to complete till march 2016.Builder has taken CMDA approval for this project and currently the price is 6350 per sq ft.

I think this project was launched few years back and its will take 1 hr journey by train from Madras Central. You only have trains to kadambattur every 1 hr during peak times(most crowded ones) and very few bus services to reach SunCity from the railway station.I had been to Sun City and feel that its very much over priced.The greenfield airport is only marketing gimmick since its going to take another decade for the airport to come up.
Thank you for your valuable inputs but I personally feel investing in Suncity Spanish Villas is a good investment option when compared to Pon Nagaram where they are selling a piece of land for much higher price and Suncity Spanish Villas would also be more secured since it is a Gated community. The project is located at just mins away to Greenfield Airport. Surely people who invest in Suncity Township can enjoy a high appreciation value.

It means everything from our mobile bills to eating out in air-conditioned restaurants, a visit to a spa, dry cleaning charges and coaching classes fees are set to get more expensive with the government deciding to levy a 0.5% Swachh Bharat cess on all services that attract service tax. I am sure that this money will go into our politicians electoral propaganda and less on the mission.

And my suggestion to all the property owners that If you are already an owner of a property, it is very-very necessary to have regular check on the legal status of your asset. You can do it by keeping fresh records of the property related papers and by keeping the information about latest land and revenue related plans of the government and the local municipal authorities.
It is your duty before purchasing a property. It is very necessary to do proper legal search of the property you are willing to purchase, even though you are buying a it from a reputed brand or from any known person. Every reputed builder's projects are getting delay by 1-2 years. After all it is a matter of your hard earned money.

Yes Bharath, i am agree with you. Me too have booked a flat in Akshaya project 5 yrs back in 2011. The builder promised to hand over the flat in 2 yrs i.e 2013. I was totally shocked when after two and half years they asked for one more year to complete the project and this goes on and on even today and it is not completed yet even in 2016 end. They will not keep their promise and they have given a new deadline for the possession. I extremely request all the new buyers to check whether builder has got the required approvals from local body as well as with RERA before booking your dream homes.
They are one of the worst builders in Chennai. Please do not buy any apartment from them as they will not give your flat possession on time and will not give you the refund amount. Furthermore, there construction quality is worst. I have booked my flats few years back and they had not delivered my flats possession on time. They had promised that they will compensate for the delay possession but it had been delayed by 3 years, they have deduct Rs.3.5 L as cancellation fee and beyond that refund money has not been given yet.

Casagrand Arena is a ready-to-move-in residential project, located at Oragadam, Chennai. It is offering 3BHK Villa. Sizes are available in 1582 sqft (Built-up area) and its per sqft rate is Rs.3685. There are 181 Villas developing in Phase-1 and 244 Villas in Ph-2. They have already launched phase-2.
