Hi Hemanth, As per my knowledge, Velachery is one of the prime residential localities in Chennai for both sale as well as rent. Several major infrastructures are going to construct in this area. This location is becoming a hot spot for investors as well as home buyers , primarily due to its strategic location just off the Old Mahabalipuram Road (OMR).
@ Hemanth, Another road which is under construction is the Tharamani Link Road. This is a major road that leads traffic to OMR. These all news driving many investors as well as home buyers towards Velachery but major thing is in rainy season this area is becoming bad nightmare for residents . Some of the roads in the locality are completely damaged and create a lot of hassles in the rainy seasons.

Hi Mr venu, As per my knowledge, Sriperumbudur is one of the posh localities in Chennai. This place is known as manufacturing hub over last seven years. But now a days real estate appreciation in this region is very much low as compare to Chennais outlying areas. Developers who have promoted residential projects there are not enthused about launching new ones.
Hi Venu, Almost all major residential projects have huge unsold stock. Some Realtors said the real estate market here never took off owing to a mismatch between land price and selling price of apartments. But this is not a big issue for some developers. According to those developers, low appreciation was the hallmark of any end-user market catering to the affordable housing segment.

Hi all, Jain Atulya launch in Jan 2015 and at the time of the launch price is Rs 2495 per sq ft and within 5 months of time span price of this project revised to Rs 2795 per sq ft.Right now the builder is not providing any discount in this project, but if anyone interested he can negotiate for the best price.

Phase 1 is actually completed now. Phase 2 construction is on at a brisk pace. I visited the site few weeks back and the project looked very good. Its right adjacent to Mahindra World City and the builder is also very reliable. Also, the price is quite reasonable for the great amenities that they are giving.

HI Gaya, Sarvam is at Velachery which is one of the most in-demand locations in Chennai. The project has best of features. When i inquired about 75% was sold out and they said its almost completed. Hi Chandra, No doubt on it that it's a good project but at the same time, what I noticed is that even though it's a 3bhk flat, builder is giving only one car park which is chargeable not free, whereas any other builders offers 2 car parks.

HI Kushal, Hest Hill Village, Kochi is an ongoing project, strategically located at Kalamassery, Kochi but do not have RERA approval. It offers 3 bhk Villa from 1611 - 2500 sq.ft and its per square foot rate is Rs.5500. There are 18 villas going to construct under this project on 1.15 acres of land. As per developer, possession date is June 2018.

An iconic 9 storied tower strategically Located on NH47 bypass road in Kochi, Kerala with a convenient access to the airport and the railway station as well as the commercial hubs and the scenic spots. According to me, you should visit the locality and consult a local broker, check the locality price, connectivity to other parts of the city, infra development in the locality, and nearby basic amenities and then go for the deal. Do not forget to check all the legal approvals.
Yes, I am agreed with Madhukar. Locality is good for investment and if it is nearby to IT Park, Railway Station, Airport and commercial hub then it will be a good investment. Nearness to all those places will give you good appreciation in the year to come. Better, if you check all the legal approvals and verify it by a legal expert for future trouble.

On the other hand, property price is quite cheaper in Vadavalli than Thodamuthur. Here the current asking rate for a residential plot is Rs.75-80 per sqft. Hello Manasa, I think the plots are near highway and Hyundai Factory. The layout is DTCP approved and plot title is clear. I will suggest you verify all the legal documents from the respective local body of your area. Any property i.e. land, house, plot etc in Laxmi Nagar has to be registered in Mudichur Sub-registrar Office (SRO). Lakshmi Nagar locality has different types of property and residential classes, and charges against property and residential classes can be obtained by applying Encumbrance Certificate.
But remember, it is necessary to get Encumbrance Certificate before you decide to buy any property i.e lands, houses, plots, apartments etc since it secures your investment in property. The current rate of residential plots in Lakshmi Nagar, Amarambedu is Rs.400 to 900 per sqft. Price of a property depends on locality and the amenities provided by the developer. You will get the current property rates of your locality by visiting sub-registrar office. Thanks
