Q: Hi, I am about to book an apartment in Bangalore. The deal is yet to be finalized. I had some questions in mind before going for the property: 1. The list of documents that I should ask from the builder before getting into an agreement. 2. The builder openly said that "he would not provide the occupancy certificate since there are deviations". One of the deviations which he stated was, the balcony. Ideally there should a 8ft set back around the building, but there is a set back of only 4ft including the balcony. The approx deviation would be around 30 percent. The building has G+3, and few pent houses and a multipurpose hall on the terrace. I am interested in the first floor. 3. The builder also said that due to akarma sakarma scheme, I need to pay a sum of around 40K towards the reqularization of the deviation for my flat since the deviation of my balcony would be around 150 sqft. Please advise.
