Q: In the web site http://www.greenfieldcity.com (Frequesntly asked questions by the buyer) segment completion time is given as follows: Phase III, Block Name: Elite, Block Type:B, Block No:22. Possession time(plus six months grace period:June-2014) But as per letter of offer it is clearly mentioned that " the building shall be completed by the builder within day of 31st January 2014, pulse a grace period of 6 months subject however to force majeure". Since 08 months no progress had been made which is indeed very slow. Is there any detail time schedule to complete the phases? Otherwise how we will follow up?

I would suggest you to avoid small localized builders and go for any project by pan India builders of good repute like Unitech and Avani Group or Forum projects. Both Park Street and Loudon Street are good areas for investing in and around central Kolkata. You have not mentioned your preferred choice of investment. As a commercial investment destination both areas offer almost similar price trends and good office locations. The average prices for residential apartment in Price Street range between Rs 10,000 to Rs. 15,000 per square feet while prices in Loudon Street range between Rs. 10,000 to Rs. 15,000 per square feet. You can choose either of the two areas depending on your choice and availability of property.

Chinar Park also known as Newtown crossing is a significant geographical landmark of sorts in Kolkata City. The area acts as a dedicated cross head offering bypass to Rajarhat-Gopalpur section as well as Rajarhat-Bishnupur. Chinar Park is a very good locality and offers good ambience and value for money. Most of the residential apartments have been sold with a large number of families already moved in. The flats that are not occupied are available as resale by their respective owners at a premium. The stone throw distance from the Kolkata international airport and close location to the upcoming township of Rajarhat makes Chinar Park an attractive destination for medium to long term.

Chinar Park is one of the better realty destinations in North Kolkata region. North Kolkata has always been buzzing with realty infrastructure and investment opportunities. Close location to the Dum Dum airport makes the location quite attractive.. Increase in metro connectivity, widening of roads to improve traffic congestions and quick development of better civic infrastructure is likely to boost North Kolkata realty segment even further. There are a number of realty projects offering 3 BHK apartments in Chinar Park. Consider a medium o long term view and a minimum of five years and you may get some very good returns on your investment for sure.

(NBCC), under the Ministry of Urban Development, Govt. of India, is a Schedule 'A' Mini Ratna Company.
