I think Stamp duty in Lucknow is calculated based on the circle rates control in the area the property is located in. Hi, LDA started constructing Shrishti Apartment Yojna in 2009 which comprised 520 flats. Even after 5 years, the flats have not been completed. While structures of few blocks have been erected, other blocks have not been even half completed. The finishing work is all left. Hi Ravi, The first thing one should do in the case of upcoming projects is to make sure that the builder has all the necessary approvals in place, without which it would be considered illegal. The first of these is the permission to develop land into a residential zone. Builders need to get government approval to convert agricultural land or even land specially designated for industrial purposes into a residential area. I and my Cousin booked two flats, one in Gomtinagar and another at Kanpur road under Sulabh Awas Yojna. We found out from the LDA office somewhere in March and they said that the work at Kanpur road was complete and they will star the registration in the first week of April. But soon after that when I phoned to find out, they said Abhi Kahan. It will take time. can any one find out what is going on? Why LDA is not trying to solve the problem. All of us have paid the full amount and till now there is no solution since we booked in 2010.
It is better to visit the LDA office and get the exact informatio. If he is saying that it will take some time then ask them that how long we have to wait since our investment made in 2010. Otherwise consult a good legal adviser for further action.

LDA colony located on the CIS-Gomti Region Zone 3 is one of the most promising real estate destinations in Lucknow today. It is indeed a good decision to consider investing in LDA colony in my opinion. This cluster also hosts the Vrindavan Upnagri, one of the biggest residential townships developed by Uttar Pradesh Awas evam Vikas Parishad. The residential properties in this township fall in the price band of Rs. 2000 to Rs. 3000 per square feet. You may get a good deal within your budget in LDA colony provided to you decide sooner rather than later. Check out projects by Ansal and Unitech housing.

Yes, sure.. Aminabad located in central Lucknow is one of the more traditional areas of the city. Considered to be a hub of small scale industry, the region has a large number of old retail shops. Aminabad is more of a commercial center located at close proximity to the old city of Lucknow. Since older Lucknow has traditionally been focused on standalone independent plots as compared to high rise residential apartments, there are not many builder active in the area.

The average price however ranges between Rs. 2000 to Rs. 3000 per square feet. Procuring a plot of land and construction your own house is a preferred deal in Aminabad compared to ready to move in apartments.

The price for residential apartments in Paper Mill colony ranges between Rs. 2000 to Rs. 4000 per square feet. Another good trend is the rising rentals in the area with prices ranging between Rs. 7000 to Rs. 8000 per month acting as a catalyst for good and robust pricing over the short term.

We can only give you our honest opinion but at the end of the day you will have to take a call on whether something is right or wrong for you. You have not mentioned your budget so it is hard to judge which is going to be a better deal. I am assuming that you are going to build a house on the plot so consider the costs of building and construction over and above the price of the empty plot. If however you are just comparing between holding a plot versus a residential apartment as an investment vehicle then I would suggest going in for a plot assuming again that it is a decent size and can be used to build residential apartments in the future.

Hardoi Road also known as IIM Road located in the CIS Trans Gomti region Phase 5 is indeed one of the most well known real estate destinations in Lucknow. The biggest plus point of Hardoi Road is the close proximity to the Indian Institute of Management (IIM). I have invested in the region in en Eldeco housing project and I am quite happy with my investment. I believe the upside can be as much as 15-20% over a period of five years. This is my conservative estimate as a potential fellow investor. Please do take professional advice for the exact figure but overall in medium to long term, Hardoi road has a lot of promise.

Firstly the whole Trans Gomti region is going to be well developed with modern amenities and state of the art civic infrastructure. With a large number of professionals, the area offers good rental accommodation for residential apartments in the long run.

The prices in the area range in between Rs 1500 to Rs 2500 per square feet with an average rental of Rs5000 to Rs 6000 for a 2 BHK apartment. I am quite positive that this region is going to be one of the best in Lucknow between five to ten years. You can check out the residential apartments offered by Sahara housing and Eldeco housing project. Both the projects have received good response and offer good value for money deals.

Residential property in Alambagh is a bad idea as suggested by the above member. It is an outright commercial area and unless you have a commercial establishment nearby and cannot travel due to some issues, I would suggest you to stay away from Alambagh. You can however look at Chowki which is also a commercial hub but it offers a mixture of residential and commercial establishments. The prices in Chowki as of today offer value for money deals and I expect the prices to increase over a period of time say between 7 to 10 years. Think medium to long term for any investment in parts of old Lucknow or close by areas.

Even I am not aware of any ongoing project of Rohitas projects limited in Rajajipuram. There are a number of projects backed and promoted by Rohitas active in various parts of the city including Rohtas Platina in Faizabad road, Rohitas Presidential towers and Rohitras Plumeria in Vibhuti Khand, Gomtinagar.
Can you suggest some other projects in other place ?

Thakurganj along with Chowk, Rajajipuram and Rakabganj are all part of the Cis Gomti zone 5 region of Lucknow city. Being located at close proximity to Old Lucknow, Thakurganj and other areas are a seller’s market. The whole market runs on resale business with very few new projects in the pipeline. The average land prices in Thakurganj range between Rs. 2000 to Rs. 3000 per square feet. There are a number of seller willing to sell their plots and lands but the resale market makes it a little unorganized and hard to find any good and genuine sellers. Please check all the paperwork before you finalize any deals.

There are plenty of commercial land deals available in Thakurganj but the real problem as the above member mentioned is that these areas are stagnant and are fully a seller’s market. The prices may vary from seller to seller and due to the unorganized nature it is not always easy to procure property in parts of old Lucknow and its surrounding areas. You can also consider Chowki which is a mix of residential and commercial areas which may offer you better deals as far as future investment proposition is concerned.

Q: Will suggest people to check on construction status before buying property in Plumeria. Some of the buildings have not been constructed even though other buildings started later are being constructed as they sold it at higher rate. Have been waiting for 7 years now after booking in 2006 and haven't got the flat yet. Rohtas took it over 4 years back and haven't made much progress. No answer from their corporate offices either to queries on the delay. Simply taking people for ride.

Q: Hi All, I have purchased 4 plots in Akshita homes 8 months back. After having recent visit to the site at Hardoi road i have come to know that there has been zero development progress on the project and it is at a standstill state. After approaching their registered office in Hazratganj area (executives, senior staff, CMD), Lko they are not giving any satisfactory answer for the delay reason. That led me in suspicious and raised many questions about the authenticity and credibility of this project. And thus i have done some research from my side and basis that here are some of my findings about RK Group. - Recent Malihabad Mango cutting issue is directly connected with them and issue is still open with UP state Govt. The case is still pending in Lucknow court. - They do not possess registration for "Section 143 of the U.P. Hi, Transport Nagar is a very nice location. It is just 20 hour away from Lucknow city centre. It is well connectivity to the Lucknow International Airport, which is just a 10 minutes drive from the locality. It is well connected by trains, buses and public transports. Transport facilities are also good in the locality. HI Betal, The mostly flats are available in Sulabh Awas Gomti Nagar Extension-6, Jankipuram Extension, Betwa, Greenwood, Sargam and Sopan apartment. The LDA had received a number of complaints of unauthorized allottees and rent holders are living in these flats.

Check comps in the area to make sure you are not overpaying this includes listings currently on the market and recent sales. Verify all the legal documents from local bodies, check whether the environment clearance has been received by the developer or not, check the bank approvals, check the registration papers where there is clause for delay possession and all that. Built up Area is the carpet area plus the thickness of outer walls and the balcony. Super Built Up Area is the built up area plus proportionate area of common areas such as the lobby, lifts shaft, stairs, etc. Sometimes it may also include the common areas such, swimming pool, garden, clubhouse, etc. Generally carpet area is around (70 to 80)% of super built up area. But note that this percentage varies from project to project and builder to builder. Hey Guys, What about funding? Don't forget that these projects cost huge. I heard that the Cabinet has approved about Rs 1 lakh crore investment on urban development under Smart Cities Mission and AMRUT with outlays of Rs 48000 crore and 50000 crore respectively.
@Rajiv, A total of RS 50000 crore has been assigned for this scheme which will be used to provide a total of 2 crore houses will be built for the urban poor. Under this scheme, central government will provide an assistance of Rs 1-2.3 lakh for every house. Under AMRUT, the central government will provide 30% of the overall cost, if the city has a population of more than 10 lakh and 50% if under 10 lakh.

Q: I have a land registered in my name . I also got it's mutation (dakhil kharij )done . Area is 2250 Sq Ft . I want to construct a house on it . The said land does not comes under authority . Hi, Land should be converted to NA before use of residential. Non-agricultural status of land can be obtained only from collectorate of the district under sec44 of MLRC. If your land has approach road ,and the land is located in R zone ,you get NA order by due process after lay out sanction by town planning dept. and NOC from various departments. Hi Amit, if you are looking to buy a plot, you may not be eligible for a home loan, but for a land loan. Home loans are available only for the property already constructed, under construction or likely to undergo construction soon. For funding the purchase of a vacant plot, you will have to go for a land loan instead.
Yes, but in your case as you have clear title, you can get land loan from co-operative banks in your locality. Also, lenders mostly only offer a land loan if the borrower plans to construct a house on it within a given time period. Once the construction is finished, the completion certificate or occupation certificate can be submitted to the bank so that the loan can be converted into a regular home loan and the borrower can avail the income tax benefit.

Hi Madhulika! I would like to suggest you that never go for any such project which don't have initial approvals such as IOD and Commencement Certificate. In absence of these approvals project get stuck for long years. May be project has some land issue because of that local authority is not giving permission for construction. Yes, Swaraaj The Villagio by Swaraaj Infra Estate and Allied Ltd in Mohanlalganj is also offering small sizes plots such as 900 sq.ft (covered area - 320 sq.ft), 750 sq.ft (covered area - 300 sq.ft), and 500 sq.ft (covered area - 280 sq.ft). Its current asking rate is Rs.350 per sq.ft. As per the developer, the possession of the plot will be completed till April 2019.
