Stamp duty and registration fees are part of title transfer process, without which the buyer has no legal title to the property. If you are a non resident Indian or an overseas buyer I advise you to kindly check with your builder and developer for the exact fee and registration charges. Yes the above user has pretty much answered the question in totality. As of today the Stamp Duty and registration charges for property in Goa are currently a total of 4% of the total value of the residential property. To avoid any unnecessary hassles I advise you to be personally present in Goa for signing the Agreement of Sale and Sale Deed and registration of these legal documents. However if this is just not possible, you may appoint a Power of Attorney to sign and register the documents on your behalf.
Usually 50% of the registration and stamp duty charges are to be paid at time of the Agreement of Sale and the balance at the time of Sale Deed.

At the time of Agreement for Sale : 2.9% a) If the base amount is INR 50,00,000 (Rs Fifty Lakhs Only) and INR 75,00,000 (Rs Seventy Five Lakhs Only) and INR 1,00,00,000 (Rs One Crore Only) At the time of Sale Deed : 2.1%
Similarly Registration Charges splits:- a) If the base amount is INR 25,00,000 and INR 50,00,000 and INR 75,00,000 and INR 1,00,00,000 At the time of Sale Deed : 4%

Villas located near the coastline are sold at a premium as most of these are resale. Property prices including Villas are more expensive in North Goa as compared to South Goa near Margao. Because of Goa’s tourist interest and serene beauty, a number of developers are selling villas across the state. Heritage Exotica and Riveria Foothills in Arpora are offering good villas between 40 to 50 Lacs while you can also consider Samaraya Villas in Reis Magos which is backed by DLF.

For 2bhk Apartments around Sq.Ft. 1158-1295. This project has various amenities like Garden, Swimming Pool, Play Area, 24Hr Backup, Club House, Rain Water Harvesting, Library, Gymnasium etc.

Palome Hills is backed by Eclectic Developers, a wholly owned subsidiary of Urban Infra Nirman Pvt Ltd. The project has been one of the most widely publicized projects in recent times. The best value addition compared to most other new developments in an assured rental of nearly 8% offered by the builder. Located at a distance of nearly 600 meters from the beach Palome Hills can be an attractive holiday home of sorts.
The biggest plus point for me personally is the location close to Margoa and Panjim which can mean higher rental options. The project has so far received a mixed response as skeptics feel it is a little too over priced and assured rentals is a relatively new concept in the Indian markets. I suggest a wait and watch approach.

THis project has approval from LIC. It is located in Uttarhalli-Kengeri Main Road,. It is just 700 m from U harhalli circle to the project.

Hi leena, i too was looking to buy a 2 bhk and was advised a size of 1052sqft of 2 bhk at base price of Rs 4750/sqft and all inclusive will cost around Rs 59L. they also have 3 bhks of 1500sqft. There is a total of 5 buildings planned in the 5 acre project and 4 buildings will have 2 bhks while only 1 building of 3 bhk.
Ok.. i think the 2 bhks is withing the budget but will need home loan... any ideas is banks funding this and which all banks?

Yes, the news is that DMRC ha been given the tender to build the bridge which is one of the important infrastructure needed for the work of the monorail...
In a sttement issued by the PWD, DMRC will complete and handover the project to government and the district collector will handle the acquisition of land, rehabilitation and other such works .. this sanctioning is the first green signal in the making of the monorail project.

I think even the panel is waiting for this bill as they have not changed the penalty provisions of the Bill and retained the original proposal such as imprisonment of developers for any violation of the proposed law. Hi everyone, We are very close to achieve the amended real estate regulatory bill which has several penalties clause for the builders. As per the current news, the Parliamentary Select Committee for the Real Estate (Regulation and Development) Bill 2013 is likely to push for more strict clauses that may lead to imprisonment of builders if they do not fulfill their obligations to home-buyers.
If it is true then it will certainly help a lot to the home buyers because financial penalties alone won't work since private developers will simply factor in the cost of these penalties in their projects and pass it on to home-buyers.

Yes, but the final report of the Select Committee of the Rajya Sabha is still under preparation and will be tabled before the upcoming monsoon session. If it comes then there will a provision for imprisonment of up to 3 years or a fine extending up to 10% of the project cost or a combination of the two, but only in cases where developers repeatedly fail to register their projects with the regulatory authority or do not obey with orders for registration.

Hello friends!!!! It means "Achche Din Aa gaye". Modi Govt is really doing a great job for this country. Currently, there are many builders who have to be controlled in and the current disciplinary action measures may not work as a sufficient defensive. So, the main objectives of the committee is to see how best they can protect the interests of helpless consumers from the high-handedness of powerful, unethical builders.
It means if there will be any important change from the original schedule, specifications or structural design in what is finally delivered to home-buyers is considered as a breach of obligation by the builder.

My mother in law owned an appartment in Goa.Three years ago we bought it from her and paid cash . we didnot change the property name at that moment. we are now looking to transfer the property to our name. we were informed that we could avoid all expenses if she makes an inheritance will stating that the property will pass on to us at the time of her death, Is this so? Documents required by the seller at time time of property registration:- The seller must have the basic title document like Sale Deed, Gift Deed, Will or Court Succession proceedings to prove his title. The recitals, if any in the Sale Deed may indicate the flow of title primafacie. Also survey record Form I & XIV for village property card for cities to confirm lawful and physical possession is a must.

Check whether the seller is a legal owner of the property and all related documents are properly registered in the government records. Verify the title of resale-property, check the approved floor plan, original payment receipts and NOC from the builder. Check whether all dues such as electricity bill, water bill, property tax, etc are paid by the seller.
