hmmm quite interesting topic… but we also need to know the disadvantages of the sector, so judge it.. whether it is better for investment or end use.
My Frnd I can point out two negative points about this sector. Firstly, the sector right now is very costly if we compare with other sectors. So for a mid salary person, it will be an unfordable sector. Second, the place is developed… no infrastructure is coming up.. So i doubt the appreciation… There will be appreciation for sure .. but not in a huge percentage !

See Mr Kher as per the rules and regulations, under the current rules any rescheduled loan is treated as a non-performing loan for which banks have to make provisions. Yes sure... the banks that have approved the project are HDFC, ICICI and Axis. You can take atleast 70 percent home loan from the concerned bank!!

Hi Guys, Recently i came to know from news that, If the long wait for the environmental clearance for their flats wasn't bad enough, approx 30,000 residential home buyers in Noida now face serious cost escalations when they register their residential properties. The Uttar Pradesh stamps and registration department has declared that, they will collect stamp duty for registry of residential properties at prevailing rates after the Centre notifies the eco-sensitive zone around Okhla Bird Sanctuary.
Hi Guys, As per sources, residential home buyers expressed that ,this initiative would put an extra burden of Rs 200 crore on them. For example, the circle rate in new sectors of Noida was Rs 35,000/sq-meter till July 2014. It was hiked to Rs 40,000/sq-meter in August last year. If that new eco-sensitive zone is not announced before August this year,home buyers have to sell out more as the revised circle rate is likely to become Rs 48,000/sq-meter.

Hi Abhishek, In my point of view, sector 100 & sector 93 both are prime location . These are located very close to Noida-Greater Noida expressway. From connectivity point of view ,these locations are easy approach by bus,train & metro. In & around these two sectors , other sectors like Sector-104,105,,108,82,97,98,99,107 & 110. These sectors are coming in New Okhla Industrial development area.
@ abhishek, As per my knowledge, if you are searching 3 BHK ,area of 1300 sq-ft ,in around Sector 100 & Sector 93, in budget 60 lac,then it's little bit difficult to get. Because currently this sectors are well developed and 3 BHK of 1300 sq-ft area will touch around 85 lac to 1 lac on wards.

Hi, Continuing my previous comment, one way to do it is by carving out a separate limit within the Section 80C for retirement products. While it will nudge investors to change the way they allocate their savings, it will not have a material change in the tax outgo. @ Saras, As per different sources, the hike in allotment rates means residential properties have become dearer by at least Rs 12,650 per sqm in category 'A' sectors like 14,14A, 15, 15A, 17A and 44 and by Rs 4,600 per sq m in category 'E' sectors like 102,115 and 158. Group housing flats in Noida have become costlier by almost Rs 17,250 per sqm in category 'A' areas and by 6,517 per sqm in category 'E'.
@ Saras , In the institutional segment, for IT/ITeS properties in sectors 1, 16A and 24 buyers in Noida will have to shell out Rs 44,400 per sqm now. For plots in the Phase I, II and III industrial areas, the allotment rates for plots up to 4,000 sqm have been fixed at Rs 26,805, Rs 9,543 and Rs 9,886 per sqm, respectively.

The maximum permissible ground coverage of the entire land shall be 30%, of which 0.5% will be reserved for commercial use and 29.5% for group housing and residential use. The rest 70% will have sports open area and sports facilities including multi-purpose playfields, indoor sports hall, cricket academy, swimming centre, a hospital and internal roads and green spaces.
@ Sekhar, The authority is also constructing a bridge to the cut travel time between Noida and Faridabad. It takes almost an hour to commute between the two cities, as one has go via Kalindi Kunj in south Delhi, where jams are usual in peak hours. The bridge will link Noida and to the various sectors in Greater Faridabad. The bridge will lead to Pari Chowk and will allow commuters going towards Noida and Greater Noida to access the expressway.

Hi Nikhil, Being a part of the Noida, Sector 79 is flanked by the Hindon and Yamuna River on either side. The Delhi Noida Direct flyway and the Noida Greater Noida Highway has already made the sector a well communicated region of NCR. The proposed metro route of Greater Noida west and the Faridabad-Ghaziabad-Noida Corridor is supposed to pass close to the Sector 79, making it even more freely accessible.
@ Nikhil, The Kalindi Bird Sanctuary is close by. Fortis Hospital, Shivalik Medical Center and Sumitra Hospital are located close by. Hi Prasad, The Noida Authority has said it may cancel lease deeds of plots that are vacant or or only partially built upon if allottees don't maintain their land. The move comes in the wake of repeated complaints from residents that such plots are being encroached upon and misused. Noida Authority chairman and CEO Rama Raman told on Wednesday he has directed his officials to conduct a survey of such plots across the city, and warned land-owners that allotments would be cancelled if they failed to take care of their plots.
@ Mr Prasad, As per sources, currently, allottees are required to complete at least 50% construction of the floor area ratio, and thereafter they are entitled to a completion certificate for the building. However, we(noida authority) have received frequent complaints from residents and our officers of scores of plots lying vacant and of many others that have been partially completed but lying in a shambles. Some of these are also reportedly being misused by residents for unauthorized land use. They could also be occupied by criminals.

Hi, I am looking for a 2BHK flat in Krishna Housing Scheme? Is there any flats available for resale? What will be the price of a 2BHK flat in it including all? And when is the possession? Is the developers reliable? How is its delivery history and construction quality?
Hi Nitin, I will not suggest you to invest your hard earned money in any of their projects as their all projects are delayed by 5+ yrs and many court cases by the buyers. They are construction quality is very bad as one has to redo entire plaster and painting after 1-2 yrs.
