Q: Right now there is no project in NOida where in you could get rate of Approx 3500 Rs per square feet Basic and we all invested here in the same rate bracket.........Now they are seeing this as gold mine because everywhere rates are approx Rs 4200 per sq ft basic rate .....They are demanding that all investors in Ajnara Ambrosia should withdraw their amount given to the builder and now after 5-6 months they will sell the same inventory at the rate of RS 4500-5000 per sq ft.............I might be wrong but something is fishy with Ajnara Ambrosia now........I have come to known that Ajnara is scrapping this project due to land problems.......But how can such reputed builder do this ??? Either this is game played by the builder or some consortium........Any inside story Please or comment ?? I have also invested in this project in last May 2012....There is hardly any response from the Ajnara office...

Hey Guys, According to the latest news, Resident Welfare Association (RWA) federation is demanding to honorable Chief Minister Akhilesh Yadav, conversion of lease land to free hold in Gautam Budh Nagar.
As per A N Dhawan, current president of FONRWA, said that honorable chief minister has already promised people to take care of this land litigation, during poll campaign. But nothing has been done.Not a single step has been taken for this. So FONRWA demands that Noida residents must have freehold property.

@wahi, I spoke to Ajnara few days back, they are telling that possession of phase-1 would be from Oct-Dec'14 and the range of NGT issue has been reduced from 10 Kms to 2 Kms now. Although the builders always try to fool customers. But I wish the information to be true.

@wahi, Have you recently sat down for a deal with token amount ? Market already picked up a month or two ago it is no more stagnant, people are getting sms, phone calls for their units to sell at 5000 to 5100. Even rates in extension or Ghaziabad aren't cheap anymore. Noida Expressway, is the best compared to all locations in Noida.

Hi Mukhesh, As per my knowledge, the whole region is pre planned and there is no issue identified with foundation or infrastructures. After the late legal developments, there is a positive effect on Greater Noida (West) district. The Honorable Supreme Court has dealt with all stakeholders like middle class home buyers, farmers, as well as financial institutions.
@ Mr Mukhesh, According to sources, every uncertainties have been removed now and projects are moving speedier as financial institutions are careful about subsidizing the projects. In spite of different obstacles and issues, builders have constantly focused on rapid development of projects in Greater Noida (West) so that the buyers would not endure further.

Hmm i had a word with the broker and they briefed me about the connectivity!The sector is strategically located on the 8-lane Noida-Greater Noida Expressway and is close to South Delhi and Greater Noida. Reaching the DND takes just 10min, Greater Noida in 15 min, South Delhi in 20 min and Connaught Place in just 25 min . Also reaching the International Airport would take around 45-50min from sec 128 Noida.But there are huge traffic congestion in that sector due to less number of internal roads!
Guys i can see there are good points to boost up the price of the sector in future! The connectivity factor and one of the wanted sector for investment. But can anyone discuss.. how much will be my return after 4-5 years??

Hi have heard there is a village in the sector ! Won't that affect the residential development???
Yes there is a presence of village : Gejha Village. I guess almost 70% of the sector is covered with it. There were some news regarding the land issues.. but no further update came regarding the same. Yes there might be some safety issues due to the presence of the village . But people are staying there and ongoing projects are also there. There were news about delays for the previous projects also. This village might not affect the residential sector of the area.

Guys to get into the details of the norms of the laon... the directive is expected to spell out that an infrastructure loan taken over by an IDF would be treated as standard asset and not as a rescheduled loan. IDFs were launched in 2011 to facilitate the flow of longterm funds to the infrastructure sector, but have seen little traction in the last two years.
but I head that IDFs have been facing difficulty in lending due to stringent norms governing the refinancing of loans.???? How about that problem !

Yea, i was advised that both private and nationalized banks are financing such as HDFC and PNB housing finance. The project has all relevant government approvals in place as well.

The elevated loop at the flyover near the AIIMS will cut travel time from airport and decongest Moolchand and Ashramsection. Under Barapullah Phase II, it will start from Safdarjung Hospital side and end on Barapullah Road going over Aurobindo Marg. this will help reduce travel time...

Hi, Can anybody give me the construction updates of the project? I have a unit in AGV1 hence I am really concerned. Not sure AGV1 and AGV2 are going to be hampered by this latest order published in Times Of India. It was mentioned in the news that almost 20,000 homebuyers in Noida face a delay in receiving possession of their completed apartments. This is due to a recent judgment by National Green Tribunal, which prohibits Noida Authority from giving any completion certificate for projects within a 10km radius of Okhla Bird Sanctuary.

Hi shilpa, Yes I saw this news, The Noida Extension Flat Owners Welfare Association (NEFOWA) has written to 26 builders seeking their response on possible extra payments at the time of handover of flats. The association has asked all the builders to submit a written note of promise that no extra charges will be levied on buyers at the time of handover of flats. NEFOWA has given a seven-day time limit to the builders to respond.
Hi Guys, As per my experience, i have noticed that, we are expecting the amenities for that we are paying them extra, but we are unable to get them. Some times even builder is threatening buyers if asking about these issues. Even buyers have been asked to draw drafts in Noida authority’s name.

The housing project for the elderly would have some flats on sale, and others would be allotted free of cost to those belonging to the economically weaker section.

The draft proposed a no-construction zone extending 1.27km from the park towards the DND Flyway in the north and 100 metres to the east, west and south. Yeah definitely that is true Geeta. But not only government agencies but also electricity department as well as registry department are also under the question. Is there any clarity left in law & regulation? It is now a big question. Assistant inspector general of stamp & registration department, Mr AK Singh said that as per the existing law they are bound to register the plots and house.

@Raajan, It is true. the government has brought about 20 changes in the bill, of which the key is inclusion of insurance for land, which will protect buyers and developers from frauds. In the latest version, builders are required to deposit 70% of the project cost into an escrow account. The NDA had brought this amount to 50% in favour of builders. The government has become soft to the Opposition demands on this and gone back to the 70% provision. The bill also demands to punish both builders and buyers for for violations of the proposed law.

Yes, The industry has welcomed the approval of real estate regulatory bill by the Cabinet. However, the companies demanded that the government authorities sanctioning the projects should also be part of the proposed law. But some issues need to be sorted otherwise it will lead to more delays.

Q: hi, I have booked flat in Amrapali verona heights in 2014. In the flat buyer agreement there is no possession date mentioned and the construction speed is very slow. Can you suggest if I should cancel flat and invest my hard earned money in some good ready to move property?

Hi, You should check the paper before registration. Don't go for cancellation as you have to bear a huge loss. Try to speak to the builder and know the ground reality.
You don't need to worry as all the approvals are in place. As GNIDA has approved this project. They have sanctioned letter from LDA, AAI clearance, EIA /SPCB NOC clearance and Fire NOC. You will get your possession by December 2017.

Hi Folks, A statement is made by the JP, company is asking for all docs instead of a "assured" return of principal in 6 months. Q: In ACE platinum builder is not providing NOCs to the flat owners. Without NOCs owners can not sell their units. One of my friend contacted to the ACE group for the NOC and the spokesperson said that they will not provide NOCs till all the available units are not sold. So in this condition you can not sell your flat event if it very much urgent for you to sell. So for those who purchase flats in the ACE platinum for investment purpose their investment is kind of stuck for next two-three years.

Hi, I visited Jaypee before Holi and there is no work happening on the back side (towers 60-80). They are telling everyone that they will deliver them in Feb 2017. Spoke to a contractor there (KB Builders who seem to be the only one still working for Jaypee) and even he said if Jaypee is telling 1 year then add another year to that and by that time only you can expect possession. Hi Sandeep, You must have been given a receipt by builder for booking amount. That receipt must be mentioning terms and conditions. Send and email to builder that you want to cancel the booking and request builder to refund the paid amount. Builder will mention you that you will get that much after cancellation. Let them mention in writing. Accept the deduction under protest. After getting the rest of the amount, move to the consumer forum against builder for refund of balance amount with interest.
Good evening Sandeep! Check the new applied RERA Rules in your state. As per new RERA act homebuyers can exit the real estate project at any stage. At the same time builder is also bound by law to return the money collected from buyers within 45 days, after deducting the booking amount.
