As I came to know that farmers have given only three months time to authority to solve the problem, till than they will not do agitation. Q: i just got the news that blossom county has not paid its dues to noida development authority and they are served a notice to stop work , this will definately delay already delayed project.. the developer needs to be pressurised to abide by the laws and not play with hard erned money of its investors.

As of now builder started possession of some towers . Some towers are still under construction. Paint work is going on. So may be possession will be soon. Residential project is dropping now a days. So I believe it is a good time to buy property. When this project was launched i.e year 2010, BSP was around 2500/sq-ft. Now all inclusive it is around 5000/sq-ft .

Q: Right now there is no project in NOida where in you could get rate of Approx 3500 Rs per square feet Basic and we all invested here in the same rate bracket.........Now they are seeing this as gold mine because everywhere rates are approx Rs 4200 per sq ft basic rate .....They are demanding that all investors in Ajnara Ambrosia should withdraw their amount given to the builder and now after 5-6 months they will sell the same inventory at the rate of RS 4500-5000 per sq ft.............I might be wrong but something is fishy with Ajnara Ambrosia now........I have come to known that Ajnara is scrapping this project due to land problems.......But how can such reputed builder do this ??? Either this is game played by the builder or some consortium........Any inside story Please or comment ?? Well, both Noida and dwarka expressways have seen an increase in prices of the area.. for end use I think as of now noida expressway is better than dwarka expressway. FSI or FAR is the ratio of total floor area to area of the plot or putting it in a formula type FSI = Total covered area on all the floors / Plot area. and quite simply put is the total space that one can use for construction.
Yes you are right Hemant.. i will further explain with example.. If the FSI of a particular area comes out as 2.0 this will mean that the total floor area of a building can two times the gross area of the plot on which it is constructed... so if the plot is of 1000 sqft and the FAR is 2.0 means that the construction can be up to 2000 sqft in this particular case.

This sector has quick access to school, hospitals, malls & other daily basic amenities. This sector has decent residential environment, having 3big parks within walking distance from Noida stadium.

Hmmm do not know about the delay of the project or not... but according to the sales executive the project will be delivered in 2016 end or so...
people i have also confirmed about the bank approval... HDFC will give 50-50 home loans.... So check out if other banks give you more than that.

Hi Mukhesh, I came to know from the news that, N P Singh, the president of District Development Residents Welfare Association (DDRWA), stated that, properties in Gautam budh nagar are not freehold. This is the only such location, where properties are leased out for 99years. However, this is not happening in Delhi. All most all lease lands are converted to free hold land in Delhi.

Definitely UP Govt. & developing authority has to take serious step regarding the conversion of lease land to free hold land in Noida. Delhi has set example by converting leased land to freehold land. Noida people are suffering from this & feeling insecure here. It felt like promised are made to fool people during poll campaign. After election, all promises are in wind. It is the time for responsible authorities to take action for it.

Hi Shilpa, As per my knowledge, a completion certificate is an necessary and compulsory legal document certifying that a building has been developed and finished according to all the safety norms and regulations of the Buildings Act. It is compulsory that builders and developers give a copy of the completion certificate (CC) to the buyer buying the house.
Hi Shilpa, When the project is finished, the local authority investigates the proposition on the basis of the building plan and the completion certificate, if it is fulfilled. The completion certificate ensures that the building has not broke any guidelines in that area. Then with a copy of this certificate, builder will apply to get water & electricity connection for the project.

Yes Mukhesh the developer will have to complete the entire project before the end of five years of getting all clearances. The note also reduced the minimum requirement for land for a serviced housing project to five from 10 hectares. So happy news for home buyers :)

Hey frnd this project is almost completed ! The expected date of possession is end of 2013 or so.. But you know what , take a grace period of 6-7 months !
Kasturi the sales executive said, all leading banks have approved the project do not know why they dnt mention about the names of the banks. Although i think ICICI and HDFC have approved the project!

the possession of the project is decided in 2016 end. The project was launched in 2012 and the construction is going on full swing. Till now there is no news of delay.

Hmmm even I have also come crossed the news that on Friday, Noida Authority provided in-principle approval of mixed land use policy for specific areas within industrial and residential sectors.

This developing realty region is proving to be a good residential location owing to its excellent connectivity with Noida, Ghaziabad, Gurgaon, and South Delhi. The master plan of the area shows a future Metro line, provision for wider roads, parks, along with a good combination of commercial and residential mix of projects. But guys keep in mind the broken and rickety sector roads are being bad if we compare to the standards of the national highways. Although now the authority has ensured to started constructing slip roads at points that usually report massive traffic snarls during peak hours. This stretch is also in the middle of local tourist spots likes Surajkund, Damdama Lake, Sultanpur Bird Sanctuary and the Sohna Tourist Complex.

@Kasturi the project is approved by all leading banks like HDFC, ICICI and Axis. I had a word with the sales executive they said that you will get atleats 75% home loan. Hello Sugam, As i see the projects i will say that both are good projects, connectivity too is not bad. the city center metro station is 4 kms from Skytech and 6 km from Hyde park. Both sectors are upcoming and has good projects from reputed builders as neighbors and there are parks and other amenities as well...there is just a slight difference in pricing and sizes...so you need to choose according to your requirement and budget.

Hi, the sector-103 is amongst the prominent localities in Gurgaon and enjoys a steady demand thanks to the projects by reputed builders and its proximity to the Dwarka expressway and the other important centres in the city. As of now, this is an investment area and in the long run probably in another 2-3 years time, one can consider for end use as well.. Once the Dwarka expressway becomes operational the area will have excellent connectivity to the airport, railway station, Manesar as well as other areas in Gurgaon.
What has been the price trend in the area and what are the appreciation chances here??

I am writing this letter as we are facing huge difficulties with paramount due to their erratic behaviour and lack of transparency. We as a group of 25 people met with the Builder today 14th of June 2014. The result was not very fruitful. We residents want to form a Flat Owners Association so that we represent the whole group of buyers. I was going through the UP Apartment Act 2010 and found that an association can be formed only when Builder has given possession of flats and received Letter of Clearance from Noida Authority. Request your guidance in dealing with the same. My queries are: 1. Can we form an association now. 2. What are the pre-requisites for forming an association. 3. Is it possible to form some legal entity to represent the Buyers.

That is right Mukhesh. However there are many risks involved in this payment plan. Suppose buyer booked a unit in a new launch project, then it is kind of difficult to recover the money ,if project showed some issues after booking. Not only this much risk, but also buyer has to pay huge interest on approx 50% of amount,in first year. That is why flexi plan are costlier than construction link payment plan.

PSF is around 3500 and possession by May 2017? will it have rental value after that? Is this a good amount to get in. 3. The association has asked all the builders to submit a written note of promise that no extra charges will be levied on buyers at the time of handover of flats. NEFOWA has given a seven-day time limit to the builders to respond.

The proposed extension of the Metro from Dwarka-Noida City Center to Pari Chowk will give direct connectivity to Delhi and other NCR areas and the project is expected to complete by 2021. This metro is attracting many investors towards Noida.

At present, allottees defaulting on installments are charged at the rate of 11% interest. For the first three instalments, there was no additional interest. But after that, defaulters were charged an additional penalty interest of 3%.
Hi Shilpa, In my point of view, authority has taken this step to recover authority outstanding dues from allottees. Allottees of property falling under the economically weaker sections of society and lower income groups will not be affected by the order.

Hi Mukhesh, I came to know from the news that, N P Singh, the president of District Development Residents Welfare Association (DDRWA), stated that, properties in Gautam budh nagar are not freehold. This is the only such location, where properties are leased out for 99years. However, this is not happening in Delhi. All most all lease lands are converted to free hold land in Delhi.

@ Subho, As per different sources in Gurgaon , city index remained stable over four quarters. Upto 5% drop in capital values along the Dwarka Expressway. Maximum supply in Sectors 81-92 with upto 4% rise in values. Sohna Road, Golf Course Road remained preferred locations for sale and rent. Demand and supply of 32% for properties in the Rs 60-100 lakh and Rs 1-2 crore category. Demand of 40% for 2BHK units while supply was only 21%. Demand of 41% for 3BHK units with 52% supply.

Hi Guys, According to me, the length of the extension from dead end of Noida City Center station to the planned dead end near NH-24 is 6.675km.In Noida, the existing corridor has stations in sectors 15, 16 and 18, Botanical Garden, Golf Course and Noida City Center. Botanical Garden station is planned as an interchange station for the Janakpuri-Botanical Garden line of Ph-III. This corridor will be 36km long with over 20 stations. As claimed by hyde park, the left hand side and back side areas are facility or green park, but as per noida 2031 plan, these are also residential areas, seems these areas can be given to some other builders in the future. Hi Guys, As per sources, it is believed that, centre's draft of the new green zone did not affect any realty project. The draft proposed a no-construction zone extending 1.27km from the park towards the DND Flyway in the north and 100 metres to the east, west and south. The new contours were drawn up because a 10km area around the park was marked as a green zone in the absence of a clear demarcation by the government, blocking occupation certificates for 35,000 flats.
@ Prasad, But since this proposal hasn't been formally notified, status quo has prevailed and flat buyers continue to pay hefty EMIs as well as house rents. So buyers were hoping this issue would be sorted out by now. The PM talks about speeding up infrastructure projects but the government has failed to live up to our expectations. Buyers had decided to group together and protest if the notification wasn't issued soon.

Hi Guys , In my point of view, builders had repeatedly approached the DTCP seeking joint rights, citing both delays in completion of projects and starting new ones, particularly in instances where actual costs exceeded estimates. He also said this was a change in beneficial interest of the existing developer and policy parameters to enable decisions on such requests needed to be prescribed.
@ Sekhar, Under this policy, real estate companies must seek permission from the director-general, DTCP, in all cases that pertain to assignment of joint development rights and marketing rights or making alterations to the shareholding pattern of a project if the share variation is more than 25% from the time the licence was granted.

Hi Prasad, The Noida Authority has said it may cancel lease deeds of plots that are vacant or or only partially built upon if allottees don't maintain their land. The move comes in the wake of repeated complaints from residents that such plots are being encroached upon and misused. Noida Authority chairman and CEO Rama Raman told on Wednesday he has directed his officials to conduct a survey of such plots across the city, and warned land-owners that allotments would be cancelled if they failed to take care of their plots.
Hi, In my point of view, many of the temporary constructions do not have a caretaker, creating a nuisance in their neighborhood. A survey of the city will be conducted to identify such plots. Thereafter, we will serve a notice and ask allottees to clean and maintain the plot or face confiscation of the land.

These land mafias are not only violating rules & regulation, but also cheating innocent people buy selling those government plot as well as violating the Eoc system. But home buyers are stunned because these plots are registered by Up stamp & registration department. This issue should be raised before NGT , so that some permanent solution will come out.

Q: It has been almost 6 years for this project which was supposed to be finished in 18 months. Logix have taken its customers for ride and have cheated them big time. Phase I which is getting delivered is not delivered in a livable condition. On top of that increased area and high penalty is being charged from helpless customers. I have invested in this project in 2010 but still no light at the end of tunnel.

So I believe it is a good time to buy property. When this project was launched i.e year 2010, BSP was around 2500/sq-ft. Now all inclusive it is around 5000/sq-ft .

Definitely UP Govt.& developing authority has to take serious step regarding the conversion of lease land to free hold land in Noida. Delhi has set example by converting leased land to freehold land. Noida people are suffering from this & feeling insecure here. It felt like promised are made to fool people during poll campaign. After election, all promises are in wind. Hey Guys, According to latest news, RWA federation is demanding to honorable Chief Minister Akhilesh Yadav, conversion of lease land to free hold in Gautam Budh Nagar.
Hi Mukhesh, I came to know from news that, N P Singh, the president of District Development Residents Welfare Association (DDRWA), stated that, properties in Gautam budh nagar are not freehold. This is the only such location, where properties are leased out for 99years. However, this is not happening in Delhi. All most all lease lands are converted to free hold land in Delhi.

Hi Himanshu, According to me, sector-119 is only 4 Kms from existing Noida City Centre Metro Station. Shopprix Mall and markets are located nearby. Very well situated in the heart of Noida. Well connected to all near sectors like Sector 51, Sector 52 and Sector 61 and at a very decent 10 minutes drivable distance from Shipra Mall Indirapuram and Sector 18.
As per my knowledge , it is well connected by over FNG Expressway and good connectivity to Delhi, Faridabad, Ghaziabad and Gurgaon. It is just 6 km away from currently operated Metro Station , driving distance of 10-15 minutes and the commercial hub of Noida, Sector-18, is just a short drive away and Fortis Hospital at sector 62, one of NCR's premium hospitals is just 5 minutes away.

You can also check Hardik Tower, which is one of the popular residential developments in Sector-53, having 2BHK units, area ranging from 875 sq-ft to 1015 sq-ft, budget in around 25-27Lac.

Q: sikka kaamna greens project delay & its progress when builder will give the possession anybody knows??

Yes, because the project is stucked and there is no movement has been seen in the project site. They might be saying for delivery to those who have not visited the site for so long. They are casting the slabs to fetch demands. It is very difficult to distinguish the phases.
You are right Debanjan. I have visited the project site and found grill work going on in some towers and very few laborers working. It seems that that Sikka may complete only 3-towers in 2016 which are under subvention ( As per some official present on site) and others towers may take 2 or more than 2 years from now.

The Centre may step in to provide relief to thousands of home buyers hit by insolvency proceedings against Jaypee Infratech, including sale of the companys assets to raise money to complete the project. A 2 BHK flat will cost you Rs.43.86L - 60.80L onward while for 4 BHK, it will be approx Rs.75.41L onward. It was suppose to complete by 2016 but it delivered its flat 2 years later. Yes, Supertech Eco Village has state RERA approval and its RERA registration number is UPRERAPRJ8334. As far as local body is concerned, GNIDA has approved it and almost all the leading banks and financial institutions such as Corporation Bank, Axis, Central Bank of India, ICICI, Allahabad Bank, BOB, LIC Hou Fin, HDFC, IDBI, PNB etc are offering loan for it.
