As I came to know that farmers have given only three months time to authority to solve the problem, till than they will not do agitation. Hi Geeta, Sector-76 is nice locality and near by developed sector-50, walking distance from existing and upcoming metro station, 10 minute distance from Sec-18, 5 minute distance from Golf Course all the hospitals and malls nearby location. All the basic facilities like schools, colleges, hospitals are nearby. Road connectivity is also good at this location. The current residential property rate in the locality is between Rs.4600-6200/sq-ft. Similar projects:- Grand Ajnara Heritage, Amrapali Crystal Homes, Sethi Max Royal, Aditya Celebrity Homes, Supertech Cape Town etc.

As they told me that the construction work has almost been finished.

Yeah, why Gautam Budh Nagar is the only district having this problem? Due to this people are feeling insecure here. For this reason, it is very much urgent to convert those leased land to freehold land as soon as possible. Developers such as DLF Group & Ansal Group have freehold lands allotted by development authority, for constructing township in Greater Noida.

I agree to Vrinda, the experts have noticed that launches of new homes fell by 43,907 units during July-September period compared with 47,048 units in the previous quarter.
See Sayantani even the experts have said that demand from first time buyers and end users has been consistent as genuine buyers with adequate capital look at this phase as ideal to enter the property market on account of stable capital values. So do not think there is any downfall of new launches !!

Yes oviously , , commuters will be able to reach Meerut in 45 to 60 minutes and cut travel time to Haridwar and Dehradun by almost an hour. Right now the stretch of NH-24 up to UP Gate will be widened to 14 lanes from the present eight, the road between UP Gate and Dasna will be eight-laned. The next phase of the expressway will be built on a new alignment from Dasna to Meerut : a six-lane stretch joining Meerut bypass.

Yeah, this has been already delayed and just starting of the year in January there was some demolition drives happening which was met with stiff Resistance from the dwellers. Well patta actually refers to the title deed that was used in 1980,s .. the officials will check if these title deeds are true or not. those having will get some compensation from the authority otherwise nothing...

People the latest update of the news is that, IDFs will essentially act as vehicles for refinancing existing debt of infrastructure companies, thereby creating fresh headroom for banks to lend to new infrastructure projects.

The project is located at the heart of Noida, Wave City Centre is strategically places in Sector 32 and 25 A. The project is spread over 152 acres of land. The project is the largest commercial and residential haven in this region. There will be approx 800 studio apartments in this project. But I heard that they have just started the construction but the area is good and you can expect appreciation.

Well the new budge of Noida and greater noida authority has given much emphasis to the development of the infrastructure in the area...
well of the budget of Rs 19, 653 crore for the next financial year,half of the amount will be spent on infrastructure development with emphasis on Metro. Noida Authority and Greater Noida Authority has sanctioned Rs 252 crore on medical infrastructure and Rs 275 crore on sewer and water network. Noida Authority has allocated Rs 500 crore for power infrastructure....

Hi Hitesh, The project has just been launched, in may 2014 was the Bhuni pujan and construction work will start next month. the broker advised that they will be taking 42 months to possession so this will take more than 3 years to deliver... Well Hitesh, they are planning for studios, 1 bhks, 2 bhk and also with study and 3 bhk with servant quaters as well. The sizes range from 569sqt and upto 1664 sq ft. The basic price is around Rs 2950/sq ft and lets say a 3 bhk of 1503 sq ft will cost approx Rs 50 Lakhs.

Well deepika, this is on the yamuna expressway and close to the F1 track developed by Jaypee group. This is a township project and has plots as well.. the general layout is such that in front of the high rises are the plots and then the Expressway and in the back side are forest area where no other construction can happen

Q: I represent the Buyers of Paramount Floraville a project in Sector 137 in Noida. I am writing this letter as we are facing huge difficulties with paramount due to their erratic behaviour and lack of transparency. We as a group of 25 people met with the Builder today 14th of June 2014. The result was not very fruitful. We residents want to form a Flat Owners Association so that we represent the whole group of buyers. I was going through the UP Apartment Act 2010 and found that an association can be formed only when Builder has given possession of flats and received Letter of Clearance from Noida Authority. Request your guidance in dealing with the same. My queries are: 1. Can we form an association now. 2. What are the pre-requisites for forming an association. 3. Is it possible to form some legal entity to represent the Buyers.

Hi Saran, As per my knowledge, the advantages of Flexi payment plan is builder offers discount for such plans. It may be little cheaper than construction link payment plan. In flexi payment plan ,buyer is paying nearly half of the payment upfront, so buyer gets approx (5%) discount on BSP of property.

Hi, Can anybody give me the construction updates of the project? I have a unit in AGV1 hence I am really concerned. Not sure AGV1 and AGV2 are going to be hampered by this latest order published in Times Of India. It was mentioned in the news that almost 20,000 homebuyers in Noida face a delay in receiving possession of their completed apartments. This is due to a recent judgment by National Green Tribunal, which prohibits Noida Authority from giving any completion certificate for projects within a 10km radius of Okhla Bird Sanctuary.

Hi Saran, I am little bit surprised that price they are quoting is less than other builders in that locality beside the location look crap its in front of Aminabad village and that itself is a let down. Agent claimed to sold lots of houses there but I doubt he is telling the truth. I cannot find anything aboutt this builder except that they have RTM flat in Noida Morpheus Blue Bells. Morpheus Pratiksha is their first project. They have started their journey as a real estate developer within Delhi-NCR. I think its quite affordable and prices are very tempting. So if anybody planning for investment or buying, locality is good for both inverter and end users as the developments of the locality is tremendous and every basic needs within reach.

Hi shilpa, Yes I saw this news, The Noida Extension Flat Owners Welfare Association (NEFOWA) has written to 26 builders seeking their response on possible extra payments at the time of handover of flats. The association has asked all the builders to submit a written note of promise that no extra charges will be levied on buyers at the time of handover of flats. NEFOWA has given a seven-day time limit to the builders to respond.
Hi Shilpa, Charging anything extra beyond what was agreed upon in the builder-buyer act is a violation of the UP apartment act, 2010. We’re moving court against the builder who has already charged Rs 50 per sq ft to buyers in lieu of land acquisition charges. If builder is not mentioning in payment plan and then asking for it , then I think it is illegal .

Hi Shilpa, Yes , I think it's a common question for every one who knows the location but not sure whether it will be good for home buyers or only for investors. The proposed extension of the Metro from Dwarka-Noida City Center to Pari Chowk will give direct connectivity to Delhi and other NCR areas and the project is expected to complete by 2021. This metro is attracting many investors towards Noida.
Hi Shilpa, But as per my knowledge, there has been a lot of construction happening everywhere. In the new sectors, social infrastructure, security and connectivity becomes a problem. Therefore, even those having ready possession flats are waiting for some development in the area. But in my point of view, if Noida wants to gain as an area for end users, not just investment, then there should be development in infrastructures .

Allottees will be able to log on to the Authority's web portal to get all information related to their property. Once the data is computerized, not only will allottees be able to access information about the property they own, Authority officials will also be able to retrieve all information about any property within minutes. Allottees will also be able to register their grievances online, besides getting information about services we offered.
@ Prasad, As per Noida Authority, we'll also be able to find out the status of a particular property very quickly. It takes a long time otherwise to find out if a property is under litigation. Once the records are computerized, we will get all details in no time. People will also be able to find out the number of vacant plots and identify the land use of the property at just a click.

As claimed by hyde park, the left hand side and back side areas are facility or green park, but as per noida 2031 plan, these are also residential areas, seems these areas can be given to some other builders in the future. Hi Guys, As per sources, it is believed that, centre's draft of the new green zone did not affect any realty project. The draft proposed a no-construction zone extending 1.27km from the park towards the DND Flyway in the north and 100 metres to the east, west and south. The new contours were drawn up because a 10km area around the park was marked as a green zone in the absence of a clear demarcation by the government, blocking occupation certificates for 35,000 flats.
@ Mr Prasad, As per sources, officials in the UP government said they were expecting the notification by the end of 2014. The process of notification, including objections being invited to the proposal, was supposed to be completed by December 2014. The Centre had given the final touches to the draft proposal in September. Objections are supposed to be invited and addressed in 60 days. The Noida Extension Flat Owners' Welfare Association extended its support to the home buyers. By saying they will hold a big dharna in March.

As per my knowledge, sector 119 is a very premium residential sector with decent residential environment. In year 2010 Oct-Dec, the average residential price was around 2550/sq-ft. After many ups & downs this price is now touched around 6000/sq-ft in January 2015. This average residential price is showing improvement. Investors & developers are interested in this sector & this sector is becoming a good deal for end users too.

Q: It has been almost 6 years for this project which was supposed to be finished in 18 months. Logix have taken its customers for ride and have cheated them big time. Phase I which is getting delivered is not delivered in a livable condition. On top of that increased area and high penalty is being charged from helpless customers. I have invested in this project in 2010 but still no light at the end of tunnel.

Yeah, why Gautam Budh Nagar is the only district having this problem. Due to this people are feeling insecure here. For that reason, it is very much urgent to convert those leased land to freehold land as soon as possible. Developers such as DLF Group & Ansal Group have freehold lands allotted by development authority, for constructing township in Greater Noida.

This project is located in Sector-79, which is a decent developing well planned sector in Noida.

In my opinion, this is a green & sustainability project. Here you will find many sports amenities. Many software companies are coming near to this sector i.e sector 79. Builder is planning to develop eco friendly spacious apartment with more privacy & better world class amenities. More greenery, parks & open space will provide max openness & simplicity to residents of this project.
Yeah, this project will have golf view apartments. Golf course is happening in the sports city project. There is no litigation in this. Noida Authority is approving the developer to have golf course in this 180 acre sports city project. Currently I heard that soft launch price of this project is around 4975/sq-ft. Various civic utilities are in close proximity to this project.

Hi Himanshu, According to me, sector-119 is only 4 Kms from existing Noida City Centre Metro Station. Shopprix Mall and markets are located nearby. Very well situated in the heart of Noida. Well connected to all near sectors like Sector 51, Sector 52 and Sector 61 and at a very decent 10 minutes drivable distance from Shipra Mall Indirapuram and Sector 18.
As per my knowledge, sector 119 is a very premium residential sector with decent residential environment. In year 2010 Oct-Dec, the average residential price was around 2550/sq-ft. After many ups & downs this price is now touched around 6000/sq-ft in January 2015. This average residential price is showing improvement. Investors & developers are interested in this sector & this sector is becoming a good deal for end users too.

Hello Mr. Kapil, I came across this project few month back and i found there are lot's of bad reviews against the builder. So, better visit the project site ask for the legal documents then proceed further. Money once goes will never come back.
You are right Nikhil, They are delaying just like all other builders, project was almost delayed by 1 and half year and they handed over complete phase-1. Better, verify all the legal papers by a legal expert and then proceed.

That's great Jitu.... Those who have registered their property in Noida, they know it very well that getting a property registered is a 3-step process which includes getting the possession papers from the builder representative, then submitting it to the Authority officials who verify the papers and decide the stamp duty fee after executing a registry deed and then finally getting it registered with the stamps and registration department officials after paying the fee. The whole process takes place in the registry office in Sector-33.
Yes, and that's why there is a rush in the property registration department. This is nothing but the result of the state government's decision to hike stamp duty by 2% (from 5% to 7%). As per the data, yesterday registers done at the sector-33 office, while the average waiting period was about 5-6 hrs. But still, many people could not register their properties and had return.

Hi Mohit, Has the project launched or still in pre-launch phase? In January 2016, i had heard that Godrej Properties has signed a development management agreement with NCR-based builder Lotus Greens to build a housing project on 36 acre land parcel. This will be their first project in Noida market. They have not yet disclose the configuration of this project.

As far as project connectivity is concerned, its nearby metro station is about 6 kms away via Pari Chowk, 15.6 kms from Mathura Road, Faridabad, FNG 6 Lane Flyover/Highway 100 mtrs away only, Badarpur Border is about 12 kms drive from Delhi and Lingyas University is only 7 kms from BKR Green City.

Hi, No block is complete in itself. Towers are being worked on with residents living in the next tower. Security aspect cannot be covered by RWA here, only Jaypee can manage it. It has high chance of theft. CCTV cameras would be installed in future. Residents will have to take care of maintenance on their own.Hi, No block is complete in itself. There was a meeting held on Logix Office, Sector-16, Noida on the following agenda:- 1) Phase-2 towers (J,O,P,Q) possession offer timeline, 2) Phase-3 Tower possession timelines as they have committed in written in front of Sector-16 Police SHO on 24th December, 2016, Phase-2 Tower-I physical possession offer for other flatmates after NOC and quality complication and Phase-1 and 2 Occupancy Certificate status. Hi Sanjeev!! If you had done a little homework before your investment, you will not be trapped. I found lot's of negative reviews about this developer. Their delivery record is very poor and almost all project has faced some legal issues. Better, take the advice of a legal expert in your case. Thanks......

Yes, I heard that there is some litigation issue with the land by Sorkha Village people. Confirm first before booking your flat. If this project has all the required approval and is free from any litigation case then only go for it.

Hello Hemen, Honestly speaking, I love the pace of their work. Being a new builder they are planning to give the project within the mentioned time frame. I had booked a flat in March 15 at that time they have just started and till December 2015, they have finished up to 15th floor. I also like to area of Amatra. In front of Amatra Homes, you will have commercials building. One side there is a park and just opposite institutional area. Proposed metro station is half km away.
Hi Hemen, You will get the contact number of the sales person in their website. Contact the sales guy and ask for the booking process and don't forget to ask whether this project is registere under RERA or not? Don't buy any property which is not register under RERA. Happy buying.

Hi Mukhesh, Monthly rental plan under Ashiana Mulberry Sohna Sector-2 Gurgaon are 1) Pay only 10% at the time of booking, 2) No EMI till possession, and under CLP plan with monthly rental up to Rs.30000 every month for 3 years.
