Q: Right now there is no project in NOida where in you could get rate of Approx 3500 Rs per square feet Basic and we all invested here in the same rate bracket.........Now they are seeing this as gold mine because everywhere rates are approx Rs 4200 per sq ft basic rate .....They are demanding that all investors in Ajnara Ambrosia should withdraw their amount given to the builder and now after 5-6 months they will sell the same inventory at the rate of RS 4500-5000 per sq ft.............I might be wrong but something is fishy with Ajnara Ambrosia now........I have come to known that Ajnara is scrapping this project due to land problems.......But how can such reputed builder do this ??? Either this is game played by the builder or some consortium........Any inside story Please or comment ?? I have also invested in this project in last May 2012....There is hardly any response from the Ajnara office...

See Sashiti in Paras Tiera good towers for investment are T27 1410 sqft 3bhk 2t, 1580 sqft 3bhk 3t+ s, a d they are offering 50/50 payment plan for which you have to pay 50% at the time of booking and rest 50% on the time of possession. They are quoting Rs 5390 per sq ft.

@Amitabh, Look for some other projects such as JM Orchid or Aditya Celebrity Homes or Skytech Matrott. Another project in this area will be the best options and maximum return. Find some good builder in this area with good construction quality and on time delivery of possession. So you reduce your risk for investment.

@Amitabh, The current residential property rate in the locality is between Rs. 4600-6200/sq-ft. As far as my knowledge is concerned one can get a 25-30% appreciation in 2-3 years of investment period. As the locality has well developed and close to IT Hub, Markets, Schools, Hospitals, Metro Station etc. It is just 45 mins IGIA, 3 kms from Fortis Hospital, 2 kms from nearby Metro Station, 10 mins drive from Sec-18 market, 5 mins drive from Golf Course, 1.5 kms distance from Sai Mandir etc.

Hi all, What would be feasibility of buying a RTM 2BHK flat for 50 -55 lacs in Silicon City and putting it on rent? What rental should one expect or the other option is that 1 buys a fresh inventory in Crystal homes under the flexi payment plan. (The purchase is from an investment perspective)
@Daniel, Dont expect much on rental front, decent 15k including maintenance. Cyrstal Homes flexi plan is also good but Amrpali is not able to sell it well and they keep changing layout and plans..So be careful before investment.

Nothing like high price.. they are quoting a BSP of Rs 3680 per sq ft and also you have to pay EDC and registration charges... alag se! So i think the total will come upto Rs 4000k...

Hmm Daniel there were no issues as such yes there were few meetings include issues such as dispute resolution policy, premium rescheduling, exit options and default in spending money on operations and maintenance of highways that have already been awarded to developers. The problems were what to put in the the road regulator and what not to put in the road regulator.

Hmmm to name good builder 3C has done a great job! The builder has 3 ongoing projects : Lotus Boulevard Espacia ,Lotus Boulevard,Lotus Peak! for now there are no upcoming projects.. all this 2 projects will give possession by 2015 or 1016. Till then the roads will also be widened and connectivity will be polished. But there is one only project " Century Apartment" which is ready to move in.
Sector 100 has witnessed a steep upward price trend graph! Since 2011 the price never dipped.. slowly steadily the price went to Rs 6500 per sq ft from Rs 3600 per sq ft. After the Noida Greater Noida expressway news came in, investors found sector 100 to be a very lucrative sector for investment. As developers and projects started coming in the price took a long leap! In 2012 Oct Dec the price was Rs 5400 per sq ft ... but now the price is Rs 6500 per sq ft. so you can feel the change is evident and quick!

Very apt question…I agree with the previous comment that this is a new sector and in 2009 the place started growing. That time the price was Rs 4500 per sq ft. Slowly the investors started recognizing the sector...In Oct-Dec 2010 the price shooted upto Rs 5800 per sq ft.. And then all the builder jumped into the sector with n number of projects. As the projects started coming in the price started moving up . The remarkable change was noticed in April June 2012.. the price just went upto Rs 7800 per sq ft. But thereafter slowly it got stabilized.. and right now the price is Rs 7325 per sq ft. Although i had a word with a broker he quoted me Rs 8000 per sq ft. So the price is again fluctuating and there are high chances for the price to move up again.
According to my knowledge few builders who have already launched their project are Oasis real tech, ABCZ, SSR Buildcon, VA infrastructure, Mahagun. I guess there are 11 on going projects and there is one project which will be delivered in this year. Here apartment investment is better than plot investment!

Actually Shekar, as experts says that the NCR market saw a fall in launches-by nearly 40%-compared to the peak levels of 2010. One more thing to be noticed is demand has recently stabilized and improved in the last few quarters, which indicates a healthy residential market scene for the NCR.
The demand is continuous because of the locational advantage, the stability of the market, upcoming infrastructure and also upcoming industrial hubs are drawing the maximum attentions of both the end users and investors.

well last year had its share of problems like subdued sales, piles of unsold inventory and builders going bankrupt, these might also be present in 2014...but its very difficult to say for sure as the market does not have a fixed trend.
India also sees regular uncertainity in politics, liquidity remains an issue... not to forget the high interest rates prevailing that leads to cautious sentiments by prospective investors which play spoilsport for the real estate sector. Also the increase in prices and the not so increase in income also spells bad news for the sector..

yes...Noida developemnt authority has announced to incentivise projects of plot size more than 5000 sq m with an additional 5% FAR(Floor area ratio) if they have a rating of 4 or 5.

Q: Guyes i have a flat in Supertech capetown which was expected to be deliver in April 2014, recently i have visited the site where their is no progress at all and seems they will not be able to deliver within this year too. i am concern about the quality and delay in projects, do any have any fair idea about the posession timing.

Hello, you are having a really tight budget as the prices in sec 119 is touching Rs 4900-5000 per sq ft. and this project too is in that range and a 1200 sq ft flat will cost you approximately Rs 58- 60 Lakh. how ever the area is good and has good connectivity and basic facilities are available in reach. HI..yes there are many projects in the delhi NCR that are behind schedule...causing a lot of worry it its investors and so most people are looking at the resale market for end use rather than investing in new projects
More and more investors are looking at resale market where you dont have to worry about delays and also you get the flat of your choice..in new projects the flat allocation is done later through lottery and u may not get preferred location or be charged a fee for location of choice.

Even now there are many developments happening in infrastructure and social respects and many industries have opened up in Bhiwadi as well. this project has 1 /2 and 3 BHK of 650 sq ft - 1500sqft and with basic price of Rs 2300-2600/sq ft. A 1 bhk of 650sqft size is available for Rs 17Lakhs.

HI Ravi, Surajpur is very posh locality and well connected with the other parts of the city. The Surajpur area is the industrial zone of Greater Noida. It is well connected by FNG Corridor just 5 minutes drive and Pari Chowk- 10 minutes drive are nearby locality. The area is also well connected with Noida Sector-18 and Expressway. It is one of the best locality and having all basic needs like domestic helps, vendors, schools, medical facilities, etc., are at an easy access. This is close to Honda Seil Factory. A IT Park with a distinct place making character and outstanding architecture that offers value for money as well as a sense of belonging. So, according to me it is better for end use and you should go for that. But if you looking for investment purpose then i suggest you to go for some other place.
HI all, For end use, these plots shall take lot of time may be 10 yrs from now and security issues will always be there due to industrial area and out of main city limits. Greater Noida has already so many sectors that are still to get occupied decently at this moment which fall in range of main city limit e.g. Sigma (1,2,3,4), Eta (1,2), Xu/Mu, Swarn nagari, P3/p4 and lots of co-operative societies so anything which is outer shall take more time. For investment and better appreciation too, I would, personally, suggest to take small size plots in GN sectors like 36/37/Xu/Mu etc which can provide better returns.

It is nice but there is need for constant monitoring. It seems that a tribunal comprising of representatives from the Delhi government, Delhi Jal Board, Delhi Pollution Control Committee and Central Ground Water Authority has been formed that will look into the issue..

Well the JJ clusters and unauthorised colonies of Delhi are also expect to benefit highly with this budget as an allocation of Rs 35 crore is proposed for the construction of toilets and other basic amenities in such places.
And also there is news of providing piped water to 50 unauthorised colonies and sewerage lines will be laid in 95 unauthorised colonies.. so the people staying in these places can hope for legalization and better standard of living.

The sector, according to officials, will also have a 42-acre park, one of the biggest in the country, besides a low-density Sports City.

Hi Jitu, Ajnara India Limited has launched a new tower in its existing project "Grand Ajnara Heritage" called Ajnara Klock Tower, located at Sector-74, Noida. Total project is spread over 12 acres of vast land and 1500 flats already there in the project. This new tower will add another 286 flats under Ajnara Klock Tower. Sizes of the flats are available 1075 sq.ft in 2BHk and 1295 - 2195 sq.ft in 3BHK. It's current asking price will be Rs.3620/sq-ft. This project is under construction and possession date will be March'2019.

Hi Arvind, I would like to suggest you, do your all due diligence before investing anywhere in India. There are so many negative feedback about the builders and their projects. Many flat owners have their complaint that builder is forcing possession without completion of basic amenities.
But as per builder, OC has obtained after necessary compliances and the project is ready for handover. They have also provided all the amenities as is required for the project to be habitable. Club and Swimming pool area is under development and shall be completed in due course of time.
