Hi Guys, Any body got latest news on circle rate in Noida. I came to know from news that, authority has raised the circle rates in Noida. It is expected to raise around 20 %.
Hi Prasad, As per news, buying property in Noida and Greater Noida will become costlier, after UP stamp and registry department increases circle rates by an expected 17-20%. With allotment rates already raised, circle rates are expected to follow. There was mixed reaction from real estate players though.

Guys i had a word with the brokers, they said the area is best for investment for now after 3-5 years the sector will be fully developed with schools,hospitals and markets. There are no markets right now. So for the residents it will be bit tough for survive. Although the sectors has wide roads but due to construction the roads are damaged! They also need time to repair... If you invest now with 3-4 years the area will have more than 35-40% hike in price. Also i want to highlight on negative point about the sector. In peak hour time, the roads are overladed with vehicle.. The sector witnessed very bad traffic congestion. Actually the project has some litigation issue, hence about appreciation it is tough to guess! But if we look at the sector then the price will appreciate! You can take 45% appreciation till the completion of the project. Maximum projects are my Jaypee and all are luxury projects. The price starts from Rs 1 CR to Rs 6 Cr. I would like like to suggest that this sector is good for investment not end use! Hmmm good question Jewel, the rentals have remained stable across most of cities, except Ahmedabad, which registered 4-10% decline in rentals across segments. Gurgaon in the NCR also registered a 4-12% dip in rental values for high-end spaces. Bangalore saw the maximum appreciation, 4-12%,across a few submarkets in the mid-end segment capital values due to persistent demand from working population.

Mr Arvind how can you forget the National Highway-8 and the proposed Kundli-Manesar-Palwal (KMP) Expressway which have a close proximity to Sohna! That is one of the reason why the price and demand moving up hand in hand in this area.

Jewel they are offering 3 and 4 bhks with a size ranges between 1578 sq.ft to 3156 sq.ft . The price they are quoting Rs 7000 per sq ft. This is just the BSP and you have to pay extra for the club membership and all.

Hmmm Arun I heard that the construction of this road would provide direct connectivity of National Highway-8 between Dwarka and Jhunjhunu. Hi, I agree with Bobby that the project is quite nice with 80% green area and modern construction and facilities such as modular kitchen and wardrobes in rooms.. care has been take to utilize the space in the most effective ways. There are no 2bhks available when i has enquired , but there is availability of 3 bhks of 1530sqft at a basic price of Rs 3285/sqft.

hhi... well recently the news of land allotment to knowledge IT city has come..so hopeful that finally the place will pick up. the past 2 years saw the area very low and hopefully the news will pick it up.

Yes, you may get into an agreement to sell the property on which you have a home loan. However, the transaction can only be executed after clearing your loan and taking an NOC from your lender.

There are a number of schools and colleges as well as hospitals along side the sohna road and in close proximity to this sector. Schools such as Lovely public school, Diamond public school, shiksha bharti public school and Royal kids pre school etc and hospitals like Mittal hospital, shastri hospital, sai hospital and sanjeevani hospitals are here. The area is good and developing with most of the projects being self sufficient townships. i think once the work is completed the area will surely be an end use area with good connectivity and planned infrastructure.

Sure Jashan, the area is good with good connectivity to DND flyway and NH24. its about 2 mins from Pari chowk and15 mins to Fortis hospital in noida. There is a proposed metro station in the vicinity and good hotels like Radisson Blu, Sheraton and crowne plaza etc are there.... DPS school, IMS and AKG engineering colleges are nearby and so is the Gautam buddha university.

Purchasers of those projects have acquired occupation certificates will have the capacity to get their homes registered. Authority has begun the procedure of giving occupancy certificated to those projects that are finished. Noida Authority hopes to cover every projects within 2months.

I don't think REIT will set up so soon in India. Still, some barriers remain. One is dividend distribution taxes (DDT) and stamp duty on the transfer of properties. The lack of clarity on DDT has acted as a discouragement for the real estate players and the private equity players to launch REITs in the country,

Hey Sarith...... Don't be so pessimistic. The current tax system for REITs in India leads to multiple levels of taxation, as a result of that contrarily affecting the yield to investors and making REITs unattractive for investment. For REITs to become mainstream vehicles for large nos of investors, it is essential to get the tax regime for REITs in India at face value with the international tax system.
Hope so.....we are looking forward to seeing REITs launched in India in the coming year. Industry wide, there will be limits on what assets can be transferred to REITs. A significant part of that needs to be discounted for quality. We don't see the opportunity for significant non-office REITs, particularly residential, as the rental market is quite informal and break into pieces.

Q: I have some doubt in Builder Buyer Agreement of Signature Global Grand IVA project. I am asking below questions since 28th July'16 but they are not giving reply. Point 3.6: "the Allottee agrees that the Developer shall be liable only to refund the amount received from him/her without any interest or compensation whatsoever". Question: Developer is charging @ 15% per annum from due date, if Allottee does not pay any demand on time. Is there any penalty clause on Developer, if Developer not able to deliver the flat in 48 months without any FORCE MAJEURE mentioned in the Agreement? Point 3.7: "The Allottee, before taking possession of the said flat, shall completely satisfy himself regarding the construction, facilities and amenities in respect thereof and hereby agrees not to raise to any dispute on such account thereafter, either individually and/ or by joining as member(s) in the society/association and or otherwise, in any capacity. The Allottee, after taking the possession of the Said flat, shall make no claim against the developer in respect of any item of work in the Said flat, which may be said not to have been carried out or for non - compliance or any design, specifications, building materials or any other reason whatsoever or on account of any Common Services and Facilities". Question: How can I assure that Developer would not compromising with quality of construction (internal as well external of flat), facilities and amenities? Who will be responsible for quality check of materials as well as construction, facilities and amenities? Point 4.3: "The charges for providing external electrification, electric wiring in the said flat, firefighting measures/equipment in the common areas as prescribe in the existing firefighting code/regulation and power backup, shall be payable by the Allottee in addition to the basic Total Cost, as prescribe herein." Question: What would be the total or near about cost because noting is mentioned about the cost in agreement? Point 7.6: "The Insurance of said Unit as well as the interior/contents inside the said Unit shall be the responsibility of the Allottee(s) and Developer shall not, in any case, be held liable for any damage or loss occurred on account of any theft, loss, neglect or omission of the Allottee(s) in the regard". Question:What would happen, if internal plaster start creating problem. seepage in the said Unit. few months after possession because, as per point number 3.7, I can't check construction and material quality before and after the possession? Point 23: Question: Does it means that I can't choose Arbitrator and Arbitrator decision shall be final and binding upon the parties (Allottee and Developer)? It is very much possible that I would not be satisfy with Arbitrator's decision because Developer will only choose the Arbitrator. What would happen, if I am not satisfy with Arbitrator's decision?

In such cases the consumer forums have ordered the builders to remove the defects and also pay compensation to the allottee. Hello Punit and Kunal!!1 There is a notification published by the DDA. As per DDA, a large number of registered and unregistered societies are offering attractive schemes for booking of plots/flats claiming that the land for the purpose is available with them as per Land Pooling Policy of DDA. These unscrupulous elements are charging registration money /initial deposit, etc.with brochures detailing such projects. So, general public is hereby cautioned that for any sector within a Zone to qualify under Land Pooling Policy, minimum 60% of land needs to be made available by the developers. Beside, the final plot shall be carved out either within the sector or nearby sector in the concerned zone in which the application for participation in the land pooling has been made. The final plot allotted to the developer entity may not constitute part of the original plot. Therefore, the claim of coverage of a specific area under the scheme by developers can not be made at this stage.

Hifriends!! Even i read in a article that Paras Buildtech threatening residents to pay Intercom Service charges 3rd time in less than a year. First on possession which was never installed, then making deal with Airtel and asking residents to pay to Airtel and now 3rd time forcing residents to pay to facility. These all issue indicates that how residents have to face the difficulties after paying a huge amount for their dream homes.

Hi, I would rate it around 7 bcz because most of the project of Delhi/NCR are getting delay and not delivering possession to their customers on time. But no doubt, located at the heart of Gurgaon and adjacent toNH-8, just 10 mins from the International Airport and in close proximity to malls/markets, best hotels, eating outlets, iparkoffers premium state-of-the-art-office with ample multi level parking space. Some of the great features of this project are ultra modern office space, world class infrastructure, sufficient lighting, pillor less building, equipped with VRV air conditioning and earthquake resistant and RCC framed structure.

Hi, I am looking for a 3 BHK ready to move flat around 75 Lacs budget., visited the society last week. The rate I am getting is around 4500 per sq-ft on 18th floor. Also the external plaster and paints in not in a very good shape but as I have been told that builder is repairing it and have already done in few of the towers. I can see people working on it. Balconies are very small and less usable. I think you should contact a local lawyer. He would draft a gift deed. You have to pay stamp duty on it but its a state matter and varies from state to state. When you join any members of your family, they become the joint owner of the property by default. Q: I am the owner of a flat in Ace Platinum, Sector-Zeta-1, Greater Noida with a very bad experience of parking issue going on with the builder. Actually builder has shifted my open parking to road side, I am continuously following up to get back my parking but unfortunately builder is not responding, his intention is not good, now I am planning to put the matter in to the court so that no one can be cheated again this group.

The builder gave possession to 900 families in 1,500 flats built in the first phase of Antriksh Golf View, but has not obtained occupancy certificate (OC) and is supplying dirty groundwater for drinking. There is no proper parking, green area, club and other facilities. If we file a complaint about such issues, the builder threatens us with a shocking result. Once, the builder warned me that he will set the building on fire if I file a complaint.
