Hello Nitin, The same flat sold by them in 1.5 Crore in 2012, after 6 years they reduced the price to 1.05 Crores all inclusive. They have now reduced prices and selling at 1.0 Crores all inclusive. Construction quality is extremely poor. Q: Also I believe government had reduced the EDC/IDC rates 6 months ago. will the builder pay back the amount during final settlement. Builder is not entitled to charge anything beyond the government approved rate. Please comment.

Hi friends!!! I know most of you are not aware about the EDC and IDC charges while you buy property from builder. Because there is a lot of confusion about EDC and IDC charges in Real Estate. Builders are not interested in educating the buyers and in fact are charging extra from customers for lack of information and knowledge. Even the government departments have not done a good job in clearly explaining the meaning & calculation of EDC IDC charges. Hi, Property in Gurgaon is expensive and due to this high demand the apartments are selling rapidly. Gurgaon real estate is a main attraction for investors as well as home buyers, due to rapid development & well-planned sectors. There is no issues in connectivity & transportation .In year 2011, the average residential property price of this sector was 2900/sq-ft. In year 2013 it showed improvement .After many ups & downs currently this sector touched price around 4300/sq-ft.

Hi, Suroshree, the project is well connected with NH 8, Dwarka Expressway. Even the IGI Airport is just 15 min away from the project. You also have the proposed metro station.. which will be again 10 min from the project.hmmmm the project has good connectivity yaar !!

I have read the news Vrinda, it says that around eight cities ie Ahmedabad, Bengaluru, Chennai, Hyderabad, Kolkata, Mumbai, NCR (National Capital Region) and Pune has already witnessed launch of 125,590 residential units during the corresponding period of 2012.
hmmm thats is true, every now and then there is a new project coming up. @ Vrinda this will help the real estate sector to get into new platform. The real estate sector of India will grow with great force. This is a good news that 31,434 units were launched in the affordable segment, while 75,529 and 24,032 homes were introduced in the middle-income and high-end segments, respectively. Nearly 1,100 luxury homes were also launched.

Hi Guys, about Sector 34 it is a well established sector of Noida with Schools such as Billabong High School. Having new apartment complexes such as 3 pavillion is a boon for independent families looking for amenities such as club, swimming pool and covered parking. Closeness to last station on the Noida-Dwarka Express Line is a boon which makes it a much superior location to sectors such as 62, 61 or 50, 51.
How about the connectivity of the sector??? Is that good enough??

So I came to know that, Monsoon Breeze, Sector-78, Phase-I, is spread across 12.51 acres of total land area in Gurgaon ,Access to important sectors of Gurgaon, Manesar, Palwal, Sohna Road and Golf Course Road is extremely easy due to Southern Peripheral Road (SPR) and Kundli-Manesar-Palwal (KMP) Expressway which is also known as Western Peripheral Expressway. project will complete around December 2017.

How to deal with the time perspective?? because see now the economy is bit slowed down and its risky also.. So how should we understand the time?
See my frnd Santosh , investment in a slowdown economy is a bit tricky and risky as you pointed out. and is not the same as investing in the boom period. In a slowdown, you might have invested in realty and you want cash flows for personal needs or working capital improvement in business, but you might not be able to sell the property right away due to absence of buyers at your desired price. In such cases, the investor has to sell the property at a discount or has to wait until more buyer approach.

Hi Sroshree, Expected date of possession would be 3 yrs from the launching date. It is a recently launched project by Orris Group in the year 2013. Construction works has been started a moth ago and the work is in its full pace.

well there is a 60 m wide road and all the sector roads are being developed fast... this is near to the Dwarka expressway, NH8 and the golf course extension road. connectivity is not an issue at all at the time of possession which will be in 2017..

Hi Prem, the latest estimate is that the work will be completed by this year end. One thing which i cam to know about this project that phase-1 is completely sold out and area they stated is only 4.4 acres out of 13.76 acres and remaining land would be used for a different project and buyers of first phase would have no rights to common facilities built in remaining lands. Similarly with amenities, they have promised but they haven't mentioned same in BBA at all. I am really confused of it. Can anyone provide some inputs on it?

Builder has promised something and it has mentioned something else in BBA such as 1) Loading is 30%, 2) Project was marketed as having luxury specification with a premium modular kitchen with chimney and hob. In BBA, all it mentions is a provision for chimney.. There is no mention of 'Hob' at all, 3) They had mentioned Split ACs in all bedrooms. BBA does mention ACs, hopefully they do mean Split ACs and not.

Hello,the project in sector 67 has good connectivity via sohna road and very near to the golf course extension road as well.. it is near Dwarka expressway though not on it.... Hi Mr singh.. the basic price as advised to me by one of the broker is Rs 10350 for a 2358sqft 3bhk so that will come to around Rs 2.4 Cr+other charges... they have units that are of varying sizes from 1800sqft to 5100sqft... as far as i am avare all the units are available.

HI Gaurav, the price that you have mentioned is a very tight one for Gurgaon , however you can get good properties in the upcoming areas... y not look at these areas since you are thinking of end use in 3-4 years only. I can suggest you SARE cresent parc, green parc phase II where there is availability of 1261 sq ft 3 bhk for approx 70 Lakhs.

Hi Jashan, As per my knowledge, this step taken by Govt. will definitely make some difference in India real estate market. Although this step ,they should have taken at least 5-10 years back when India economy was growing. Once you have zeroed down on a resale property, ensure that there are no other claimants for the property. Check whether the property has joint ownership and if yes, ensure that all co-owners have authorized the sale.
@ Vinod, One might also have difficulty in seeking a loan if the resale property is older than 10 years. It is advisable that the buyer seeks technical expertise to evaluate the property before approaching the bank, as the bank would safeguard its interests by evaluating the property at a lower rate considering the depreciating property value in future.

Hi Hitesh, I am not sure about this offer whether it is still going on ot not. You have to talk with their sales guys. M3M Sierra, Sector-68 offers 2BHK (1200 sq-ft.) and 2BHK+Study.(1450 sq-ft.) It is G+25 storeys apartment spread over 100 acres of land.

Hi Indranil, I have a word with their sales guy and they told me that booking amount will be Rs. 5 lacs for 2BHK. And the date of possession will be December-2019. Within 30 days of booking you have to pay 10% of STV (Less booking amount), within 90 days of booking 10% of TSV, within 180 days of booking 10% of TSV, On completion of super structure 35% of TSV, On filing of Application Of OC 25% of TSV and within 30 days of notice of Possession 10% of TSV.

Hi all, At the same time, the financial structure of the sectors has also been divided into two parts by them. Huda will recover extension fees, transfer fees and other fees related to plots. While 75% of recovery fees, maintenance extension fees, building plan application fees and composition charge will be given to MCG, the rest will be given to Huda.
But at the same time, it is also true that not all welcomed this move. MCG is managing a few sectors and villages and those are in a very bad state. I don't think MCG is capable of providing better services than Huda.

It is true that residents of these areas have been demanding the transfer for a very long time. As per the latest information,govt. agencies had little groundwork to make sure the transfer could be smooth.

Hi all, A considerable issue which arises in context of transfer of rights in the property under construction as well as in case of transfer of property (after taking the possession) is - whether the gain on transfer is short-term or long-term?
Hi Vinnet, To qualify the investment in case of builder flats, the crucial date is the date of allotment of the residential flat and the payment of installment is a follow up action. Allotment is a sufficient compliance for getting the benefits, even if the taxpayer has not paid all installments due under the said scheme.

Q: Hi all, Just wondering if any owners here have received notification from IREO of the changes in transfer rules recently. They plan to allow transfers only till July end, post which the transfer charges are being unilaterally revised to a draconian 500 per sq ft for towers A and B! I would like to solicit views on whether such amendments are legal at all? Are builders allowed to set arbitrary transfer charges for under construction properties?

And one more thing i have to highlights that this order does not apply to the developers or under construction projects and court have directed that if developers charge more than Rs.10000 as transfer charges, action will be taken against them.
Yes Samar and i think it was a very dare move by Deputy Commissioner of Gurgaon who issued an order dated 31/12/2015 directing registrar to ensure that all the societies can not charge more than 10000/- as transfer charges. In case, anyone is forced to pay exorbitant transfer fee he may approach the police for the redressal of his grievance. This is applicable for all the residential units in condominiums, group housing societies and cooperative housing units wherever is applicable and not applicable on builders and under construction projects.

You are right Karthik. I have invested in Unitech Fresco, Sector-50, Tower-15 in 2008 that was due to be completed in March 2010 and it has been 8 yrs. i am awaiting for my flat possession. I have been informed that possession will be in March 2015. We have been cheated by Unitech. After years of delay and constant follows up there is still no sign of possession. Month after month i am getting information that possession is further delayed. Only the God knows when is the project going to complete. If you have any further information plz. update us.You are right Karthik. Hi Ankur, Size of 2bhk in jp kosmos is 946 sq ft which was initially 850.yes price on net is just a trap.now a days you will get property Around 38 to 40 lacs.But as per hdfc team,cost of flat is 37.5 lacs .and they reduced this estimated cost in last two months.as per hdfc cost was around 41 in may but now estimated cost is 37.5 max.

Hi, Aman A factory licence can not be granted near a human habitation. I think state government should take necessary steps to cancel the licence or shift the factory to another location.
But Naveen, the pollution department officials told that the company is not a polluting one. As per the pollution department officials, they had visited the area several times and collected samples. They can not take action until unit is not at fault. Moreover, they had visited the RWA members and had discussed the issue with them and they were satisfied.

No, I did not get any RERA Registration number in their as well as in any other websites. So, be careful and do your all due diligence before investing anywhere in India. Hi Sujan, Are you looking for a ready-to-move-in property or under-construction property? I would suggest you go for ready-to-move-in flat, you will get what you will see exactly. There is no possession delayed or any legal dispute. You can also go for under-construction flat, but be sure that it is RERA Approved. In absence of RERA approval, a property is considered as illegal and some basic amenities will be discontinued.
