Q: How will the new online property registration process going to help the Delhi Govt?

Hi Nishant Pathak, According to revenue department, there is no online facility in India till now. Delhi is going to be the first to launch this online property registration project. Why this initiative has taken? Because to ease the registration process. So that people need not to stand in sub register office & waste valuable time to get rental agreement or to register their property.
Yeah that's right. Divisional commissioner Ashwini Kumar said that while using this software by visiting the department web site , people can easily register their property or get rental agreement as well as power of attorney etc. Even if you are buying a property, visit the website, fill the application form, provide all necessary details & seller details.

The project has good locational advantages which will help the price to appreciate in future. Dwarka Expressway is the nearest expressway for the projects. There are also well build internal roads which will help you to commute within the sector.

Indranil i can brief you about the location: you will have Dwarka Expressway within 5-10 min, NH just across the road , IGI Airport is 4 km from the project and for now you can take HUDA metro station . There is also a proposed metro station .

Although the place is developed but there are any negative points ; as an end users you might face problems of waterlogging,and also broken pavements which needs to be reconstructed along the residential areas. As the social infrastructure like markets and shopping complexes are yet to come up, the properties are observing lesser rates compared to other areas of Gurgaon.

The project is good for investment and end use. I have already booked and I have asked the broker about the appreciation he said that atleast 40 percent appreciation will be there.

yea if you look at the numbers in gurgaon it is quite mind boggling...There are presently 26 shopping malls, 7 golf courses, premium automobile showrooms selling Mercedes-Benz and BMWs, restaurants, multiplexes and many leisure activities. The place also houses commercial hub, Cyber City, houses many of the world’s most respected corporations and not to mention the number of housing complexes that have come up...

These areas have advantage of visibility nad location in the master plan and the infrastructure is improving, connectivity is enviable and world-class realty projects are being planned.
Realty experts say that this market will be independant and not affected by the prices along Dwarka-Gurgaon Expressway or Golf Course Extension Road and will cater to the affordable segment iwth group housing and plots that will be in the price range of Rs 4,000-4,500 per sq ft.

Sure, the project might have sold off quite quickly as its inDwarka with metro nearby as well as good schools and other institutions. one of the good localities of Dwarka, sector 16..although i do think that its near kakrola road and the sewage treatment plant is also on that road...national law university is nearby as well as the sarvodaya kanya vidyalaya.

there is also a request to extend the Metro upto Palwal which falls in Faridabad Parliamentary Constituency. connecting faidabad and gurgaon wilth metro willgreatly improve commuting between the two areas..

So that people will get an clear cut idea & information about the affordable housing project & scheme. Many people are unaware of how to apply for the scheme. @suroshree,yeah govt. has taken significant steps to increase the interest of Developers & builders on this scheme. The state has decided to exempt the licence fees and infrastructural development charges.It would also give extra FAR to them.The floor area ratio (FAR) for the projects have been increased to 225 against 175 permitted in normal group-housing projects while ground coverage has been increased to 50% against 35% allowed in normal group-housing projects.

HI, As we all know that possession date is a play thing for builders & developers. It's like from 100 buyers 80 people having possession complain. So to prevent such tragedy what govt is going to do???
OK i agree ,but it's not like all the builders same. Before doing any investment or purchasing any home you should inquiry about builder & it's track list . At least you should go and talk to the previous home buyers.... Anyway here according to govt. The projects have to be completed within four years from the date of approval of building plans or grant of environment clearance,whichever is later.The licence will not be renewed beyond the four-year period from the date of commencement of project,according to the policy. To avoid such tragedy Govt. is going to apply such a hard rule on it.

Basai Station Bus Stop ,ESI Hospital Bus Stop & Junction Bus Stop are providing intercity connectivity . The Major Basai Dhankot Railway Station is only 1.6 km from this sector. Indira Gandhi International Airport is around 15 km away from this sector. So connectivity is not a issue here. This sector is well connected with other parts of the city .

Q: BPTP has stopped progress after taking 80% money from customers on their project Park Spacio at sector 37 D in Gurgoan. Every time you ask , they give stereo type reply that the contractor has run away and work will commence in few months time . looks they have diverted the funds and now simply misguiding the customers . Is their any way to handle such incompetent and cheater builder .

Hi Mr Jitendar, In my point of view, in year 2012 ,the average residential property price of this sector was 3700/sq-ft. In year 2013 it showed rapid improvement. And in year 2014 ,the price touched 7700/ sq-ft. Now you get a clear picture how the price is increasing . There has been about significant increase in price since year 2011. It is good for both long term investment as well as end use purpose.

@Preeti, In a leasehold property, the Lessee has to basically execute a tripartite sub- lease deed executed between the Lessee, the Purchaser and the Lessor (which is the concerned Authority or the government). So what I understood is the basic difference between a leasehold property and the freehold property is the ‘ownership’ of the Property. That means you are taking a property( residential / commercial) for like 3-4 years by paying lump sum amount. Not like you are in rental basic.

Yes, Their team inspected the site and gave necessary direction to the developer. And they assured the homebuyers that issue will be resolved as soon as possible. Small issues like buyer's name in allottee letter, transfer of possession, etc. were resolved.
As per the report, more than 300 defence personnel, including retired and serving officers, had booked flats in the Sector-37D project in 2008 and the said date of possession was year-2011 but since then they been waiting to get their flat possession.

It seems to me either Hitesh, First land owners, who agreed to give up land under land pooling for rehabilitation of the oustees of the project raised objections and now residents of New Palam Vihar, who will be displaced for the completion of the road. Hi Friends, Even i read this news last Wednesday. On the petition of New Palam Vihar's Residents, Punjab and Haryana high court had directed Huda to give alternate plots to oustees of Dwarka expressway. Huda had also given affidavit in court promising to give alternate plots to oustees in sector 110/A but they failed to fulfill his promise.
Because of this rehabilitation many people who had to repair their house, but they are not able to carry repairing work fearing that house will be demolished some time and they will have to invest in constructing new house. This extend confusion and delay in allotment of alternate plots have put people under stress.
