Expected possession of this project is October 2016. Sector 86 is a very prime location in Gurgaon with many big group coming up with townships in local vicinity, Vipul, Vatika, DLF, Unitech, ERS and many more. Very close to NH 8 and the new upcoming Dwarka Expressway.

Yes, this is todays news which states that housing and commercial complexes are looking for foreign direct investment. This is because the norms have become more easier to adapt. Recently the department of industrial policy and promotion issued a policy document to the Cabinet for approval. This documents states that FDI rules for construction development will be eased!

Hi Vrinda yes there are availability for 3 bhk. The available sizes are 1267 sq ft and they are quoting Rs 42 lac. This is not inclusive all registration and parking charges. Sure Vrinda Banks like HDFC,DHFL and LIC have approved the project, you can take home loan from them! I guess they will provide 80% home loan . You also have payment schedules, have a word with the sales executive , he will guide u through!

Hi Guys, As per my knowledge, Urban development authority HUDA has drafted a new plan to supply potable water to 13 new sectors where the Punjab and Haryana high court has kept occupation certificates of flats on hold till the requisite infrastructure is put in place.
As per HUDA Official , there were six hurdles in the way of extending the water supply network to the new sectors. These include hindrances to laying new lines connecting the water treatment plant at Chandu Budhera to the sectors as well as pending land acquisition and litigation.

Should end users buy here??? What are the good on going projects?
End users should buy in Golf Course extension road because of the connectivity. The area upto Badshahpur enjoys good connectivity. But the only thing to keep in mind for the end users is that the other side of the Golf Course road is very expensive. There are many construction going on in that area… So i guess it wont be safe either. Give Golf Course Extension 2 years or so… I guess after that, the area will be good for end users.

Hey Antara, I have gone through the project and the project has really good amenities.With 11 acres of single stretched-themed lawns being designed by RMJM (Designers of Burj Khalifa), the township has the largest central park. The Township offers you all modern amenities like club house, swimming pool, kid’s play area, multipurpose hall, car parking, 24*7 security and many more. About the bank loans i think they will confirm within a month or so.

Thanks for the reply. Can you name some good schools and colleges in the area? How is the social infrastructure in this area ?
@Manisha: There are many schools in Sohna and a handful of them are quite reputed as well like the DPS in Maruti Kunj, KR Mangalam, Euro Kids, Pathways World School, GD Goenka World School, Ryan International School etc... Sohna has government run civil hospital within the city limits and one can always go on to Gurgaon-Sohna road that has many known names like Medanta The Medicity etc. Colleges like Shiv Murti College and Nirankari Baba Gurubachan Singh Memorial College are in Sohna as well as KR Mangalam university and GD Goenka college of engineering that are within the radius of 5km.

@Harmeet - Sohna is directly connected to Gurgaon via Sohna Road. There are many projects that is ongoing like the Kundli-Manesar – Palwal (KMP) Highway linking NH8 to NH2 which is just 4 kms from Sohna and a dedicated Freight Corridor linking Mumbai and Delhi. These projects are expected quite close to the town and is projected to have a positive impact on the place.

Hello, one of the project that i can suggest is The Coralwood by SS Group located at Sector 84, New Gurgaon. this costing 67- 70 lakhs for 2 Bhk Unit of size: 1425 sq ft. or 85 lakhs for a 3 bhk Unit of size 1890 sq. ft. , Expected completion date is Dec 2015. The project is just 500 meters from the Dwarka Expressway, and adjacent to the proposed Interstate Bus Terminal and Metro hub.
hi, there are many other good projects like Alpha G corp which are coming in sec 84. This area might emerge as a new Secondary Business District in times to come.

well...there is Indus valley school,St Xaviers, DPS international that is nearby and so is a school by pathways and Goenka group... the nearest hospital would be Medanta that is around 6kms away... and the HUDA metro station is the nearest operational one... another one is planned on the golf course extension road which once completed will be in a 2km radius.

No farhan, this is in prelaunch phase and construction is expected to strat in another 3-4 months time. builders normally take a time perios of 3 years and a buffer of around 6 months after the project is launched.

Well, i was told that the price is Rs 7250/sqft as basic price with a pre launch discount of Rs 500. soif you book now it will cost you at Rs 6750/sqft ao a 2 bhks will come for around Rs 1Cr. All major banks like sbi, lic and all private banks are funding with upto 80% o f the amount.

Once the Dwarka expressway becomes operational the area will have excellent connectivity to the airport, railway station, Manesar as well as other areas in Gurgaon.
Sector 103 has seen quite a good demand and had registered a growth rate of over 100% in the past. It is one the largest and greenest areas on the dwarka expressway. The prices here was at Rs 5100 in the last quarter of 2012 and in the same quarter of 2013 the prices was at Rs 5900. The prices have further increased in this quarter of Jan-march 2014 to be at around Rs 6000/ sqft.

Well this sector does not have any reputed schools or hospitals but they do have some good schools and hospital in the nearby areas and there are quite a few in say a 5-6 km radius of this sector. To name a few schools: Jiwan jyoti senior secondary school, Blue bells model school, Arya public school, Pole Star public school KNK public school etc . The nearest hospital will be the Government hospital at Dhanwanpur village and others include Bhardwaj Hospital, Chirag Hospital, Jeevan Dhara hospital, ESIC model hospital and Varsha hospital to name a few.

Well Mr khan, the prices are in the range of Rs 6900- Rs 7500 per sqft and there are some projects by reputed builders that have come up in the area.

Well there are many schools and colleges here like the Government school, Living hope school, Blue bells model school and Shanti Niketan public school etc.. there are a couple of colleges like the Guru gram business school, Shree balaji college, Anupam college of engineering as well as Dhronacharya Govt college that are nearby.

Hi Guys, I came to know from news that, the department of town and country planning (DTCP), to route all affordable housing applications through a single portal. So that people will get an clear cut idea & information about the affordable housing project & scheme. Many people are unaware of how to apply for the scheme. So in order to stop unwanted interference of other people , DTCP should make its website transparent & provide all information over there.
Yes , that's right. People desperate to buy flats under the affordable housing scheme, are paying undocumented premiums to book their flats. If they followed the regular route, interested buyers would have to fill up the application form for affordable housing, along with a demand draft for a fixed amount, and wait for the lucky draw. But buyers desperate to land the flats are trying to bypass the lottery process, aided by a nexus of developers and their representatives.

Once you have zeroed down on a resale property, ensure that there are no other claimants for the property. Check whether the property has joint ownership and if yes, ensure that all co-owners have authorized the sale.

Hi Naveen, As per my knowledge, Urban development authority HUDA has drafted a new plan to supply potable water to 13 new sectors where the Punjab and Haryana high court has kept occupation certificates of flats on hold till the requisite infrastructure is put in place.
@ Mr Naveen, As per HUDA Official , there were six hurdles in the way of extending the water supply network to the new sectors. These include hindrances to laying new lines connecting the water treatment plant at Chandu Budhera to the sectors as well as pending land acquisition and litigations.

Hi Guys, As per my knowledge, Urban development authority HUDA has drafted a new plan to supply potable water to 13 new sectors where the Punjab and Haryana high court has kept occupation certificates of flats on hold till the requisite infrastructure is put in place.
As per HUDA Official , there were six hurdles in the way of extending the water supply network to the new sectors. These include hindrances to laying new lines connecting the water treatment plant at Chandu Budhera to the sectors as well as pending land acquisition and litigation.

@ Mr Akshay, This project launched 1month back. That time the price was 4800/sq-ft. Main USP of this project is the location, where this project is located. Very easy accessibility to every parts of the city. Proposed metro is around 2.5km, National highway -8 is helping by providing easy connectivity to this sector,60mtr & 24mtr road are adding extra charm to this project. Hero honda chowk is around 3km from this project. Delhi Airport will be around 20mins away from this project. Proposed metro is nearly 2km away from this project.

This project is located in one of the decent residential location having all daily basic amenities nearby. This project offers 2BHK, 3BHK & 4BHK apartment, area ranging from 1460 sq-ft to 2208 sq-ft. Builder quoted price is around 6250/sq-ft. Expected possession of this project is around 2016 July.
Hi Mr Vinod Aggarwal, As per sources, the construction work of this project is on full swing. Structure work is completed. This project has spread over around 11acres of land. This is a fully authorized project. HUDA has approved this project. Banks approving loan are Axis Bank, HDFC Bank, DHFL Bank, HSBC Bank, Bank Of Baroda , ICICI Bank & LIC HFL.

Q: i am scared that as power of attorney is not a legal document for transfer of property and investing money in the floor can be risky but with my budget i can get a house in this locality only.

Hi Amit, I am planning to purchase flat in Spaze Privy AT 4 sector-84, Gurgaon but I am in doubt regarding the possession of this property. As most of the buyers of this project is struggling for their flat possession. Dealer and channel partner are saying, it will be delivered within 6 months i.e.February 18th 2018... which does not look realistic to me as Spaze group full focus is on another project (Sec 93) at this point of time.
Hello Amit, As we all know that Spaze Privy AT 4 sector-84 is an under construction project and it has to be registered under UPRERA. I think they are waiting for UPRERA approval because I did not see on their website that they have mentioned that Spaze Privy AT 4 is a RERA approved project.

Hello Nitesh, Zara Rosa by Zara Group located at sector-112, Gurgaon is an under-construction project. This project is spread over 5.1 acres of land consists 756 units of 2 and 3 BHK. Variants are available from 514-540 sqft (Carpet Area) in 2 BHK and 3BHK from 545-546 sqft (Carpet Area) and its current per sqft rate is Rs.4000. It is a HUDA approved project and all approvals are in place.
Yes, Zara Roasa is a HUDA approved project, and almost all the leading banks and financial institutions are funding this project. The allotments of flats had been done by lucky draw system in the presence of DTCP Haryana. Draw Date and Draw Result of Zara Rosa was February 2018. As per the developer, its possession date will be December 2021.

Sizes are available from 4625 - 5900 sqft (Carpet Area) in 4 BHK and 7619 - 8500 sqft in 5BHK. Its current asking rate is Rs.32000 per sqft. This 30-acre wide development is having 4 & 5 BHK residential units distributed in 5 towers and has a total of 1274 units. It is expected to be delivered by December 2019.
Thanks for the information Indranil. Are all approvals in place? Which local body and financial institutions have approved it? What is its RERA registration number as this is an under-construction project? I heard that they are charging like 1.2L to 2.8L for maintenance charges.
