Hi Sonia, As per my knowledge in this project 2 BHK area of 1283 sq-ft is coming in 86.60 L. So if you are interested to buy an 2 BHK then rest of money you can make as Loan. As you are able take loan , So you can contact banks like HDFC, ICICI & Standard Charter etc. These are the banks providing loan for this project.

Hi Sanchita.. the appreciation of price takes place due to two three reason. One of them is connectivity. If we judge the project in terms of that, it will give you three times more returns. But there are many factors brand, livability and social infrastructure. This sector is a city in itself, commercial estates are already present there. So i think you will have double returns after 4-5 years from now for this particular project.

Hi the project is closely located near the Dwarka Expressway and there is a proposed metro station and IGI Airport is just 10 min drive from the project. I went to South Park Construction Site on Saturday . There was no labour or any sign of activity ……except 5-10 labourers moving some stuff here or there . On enquiring I came to know that the Construction contract has been given to 2 contractor’s 1) MCPL 2) Local contractor constructing neighbourhood Krish Apartments . There is almost nil construction for last 2 months citing Labour Reasons . Think that Unitech is not paying contractors who in turn are not paying labour

Few good projects you can have a look at are Silverglades The Melia,Ocus 24K,Satya Element One Service Apartment,Unitech Sunbreeze,Spire Orion,Imperia Tower,Infinite Luxury,Tatvam Villas,Spaze Boulevard 2,Vatika Sovereign Park. A ccording to me the project is just 2 km away from the main road, Yamuna Expressway, Lotus City is also close to the DND flyway, knitted to the National Capital by a few short miles. With all the luxuries of life in close proximity, Gurgaon and Faridabad!
The project is good for investment and end use. I have already booked and I have asked the broker about the appreciation he said that atleast 40 percent appreciation will be there

Hi Antara, i agree that the project is quite interesting... well as far as i know they are selling at a base price of Rs 6900. there are other charges as well and with charges the price comes to Rs 7400 per sq ft +service charges.

hi, the connectivity is also superb.... with IGI bein a 20 min drive. its very near to the Dwarka Expressway and adjacent to the proposed metro station and interstate bus terminal....

sukhpreet.. gathered from the broker that the area is quite good..even with an end user perspective.. you have DAV,DGP and DPS schools within a radius of 8-10 kms, railway stationa nd bus stop is nearby and so is the university and medical college... so i feel that the locality is very advantageous and can expect future appreciations..

One thing which i cam to know about this project that phase-1 is completely sold out and area they stated is only 4.4 acres out of 13.76 acres and remaining land would be used for a different project and buyers of first phase would have no rights to common facilities built in remaining lands. Similarly with amenities, they have promised but they haven't mentioned same in BBA at all. I am really confused of it. Can anyone provide some inputs on it?Hi friends!! Hi..the news in is that the MCG chief has asked the engineering department officials to crosscheck all the building plans sanctioned since the municipal corporation came into existence in 2008...
Any ideas as to why suddenly the chief has woken up and want to cross check all reports and that too from 2008.. wont it be a mamoth task to do?

IGI airport will be easily reachable and so will be dwarka and other parts of delhi; IFFCO chowk one of the major intersections in gurgaon is just a 10 mins drive from here . Yeah, although there are no schools or colleges or hospitals within the sector , these are available in a radius of 5-6 kms . There are a number of small hospitals like Shri balaji, Ravi hospital and Yashlok medical centre that are nearby.Ayushman hospital and trauma centre at hero honda chowk is also easily accessible. There are commercial centres nearby and the amusement park Aapno ghar and Hyatt regency is functional nearby. There are some institutes like Indraprastha institute of managements that is close by and so is jhankar high school and government high school in the nearby sectors of 77 and 86. IMT manesar is also in close proximity..overall the area is quite promising.

Vatika group is a reputed real estate developer in Gurgaon. Vatika Express City of Vatika Group is an integrated township located along Dwarka Expressway in sector 89A. This township offers various residential options like plots, apartments, villas flats including international features in 225 sq. m. to larger holding of up-to 800 sq. m.
Mr Sharma, in this post election scenario, do you think that the prices will increase?? what kind of appreciation can be expected her in another 2-3 years.

Dear Antara, I think that Location Sector 88A is average, But the Price of around 85000 to 90,000/sq yards is highly over valued and it s not worth at this rate to Invest because in Sector 82, 83, 84 and 85 where Vatika has launched plots way bac current resale price is around 55,000 to 60,000 /sq yards and in Sector 91 DLF Garden City Resale price of plots are around 50,000 to 55,000/sq yards that are quite reasonable and having relatively much better location and current infrastructure and proximity to NH8, and around this price bracket in even Sector 67, Sector 46, 47 those having relatively good and better Social Infrastructure at present,
Hmmm.... so you think that an investment will b better in sec 82 and83 Rather than 88.... is there any availability.. and can you advise about gated plots that can be looked at...

Hi, As far as i think the area is very near to teh developed regions in gurgaon as well as dwarka and the Delhi border. The locality has many facilities available and is very near to the IGI airport also. overall a very good area with connectivity and facilities. so i feel that this is a good investment area.
Yea sonia is right, the areas have good connectivity once the dwarka expressway becomes operational and even now the dwarka sector 21 metro station is hardly 3-5 kms away, 5 mins is what it take to IGI airport and there are provision for malls, shopping area, schools, ATMs etc all present here.

Hi, the prices in sector 112 are in the range of Rs 6000- 6500/sq ft and you can get flats in the range of Rs 60 lakhs and above and sector 111 being a little bit more closer to dwarka expressway is higher at Rs 7200-7700 /sqft.

Hi Guys, I came to know from news that, the department of town and country planning (DTCP), to route all affordable housing applications through a single portal. So that people will get an clear cut idea & information about the affordable housing project & scheme. Many people are unaware of how to apply for the scheme. So in order to stop unwanted interference of other people , DTCP should make its website transparent & provide all information over there.
Hi , As per different sources, when such complaints reached deputy commissioner T L Satyaprakash, he took the issue seriously and made a proposal to the department of town and country planning (DTCP), to route all affordable housing applications through a single portal. As per Mr Satyaprakash, if all these applications are routed through a single portal, the process will become more transparent and irregularities can be checked.

It is a suburban Air-Condition Residential Apartment which offers 2/3 BHK , area ranging from 1300 sq-ft to 1745 sq-ft. Builder quoted price 4800/sq-ft. I t spreads across 22 ares. It is expected to be completed on December 2016.

Hi Mr Rohit, As per my knowledge, the procedure of registration of house property is as follows:- All details about value of property as per Collector’s rate, charges to be paid in the shape of stamp duty, registration fee, service charges and format of the instruments can be obtained from the HARIS counter in the Sub- Registrar/Joint Sub Registrar’s office where the property is situated.
@ rohit, yes ishika I agree with you. One more think you know is :-Based on the value of the property at Collector’s rate, stamp papers up to Rs. 10,000/- can be purchased from the stamp vendors. If the instruments require stamp papers of more than Rs. 10,000/- the expectant has to obtain the stamp papers from the treasury office by depositing the amount in the State Bank of India under head “ 0030-Stamp and Registration”.

Hi Madhuparna, As per my knowledge, The purpose of collecting Sinking Fund is to accumulate and keep sufficient funds with the society so that the property of the Society i.e. building can be reconstructed in future. The contribution to Sinking Fund is a statutory obligation.
@ madhuparna, Yes sonia that is correct. Sinking Fund has to be contributed as decided by the General Body of the Society. It should be at least @1/4 per cent per annum on the cost of the each flat excluding the cost of the Land. However permission is not usually granted by the Registrar to withdraw amounts from the sinking fund.

You need to investigate the condition of the property and all its systems such as :- plumbing systems, drainage, water faucets and sanitary fittings. roof, walls, ceilings, floors, paintwork. electrical systems, circuit breakers, wires, capacity of the electric meter, functioning of light fittings.
@Madhuparna, In my point of view, you should check, foundation, basement and visible structures. Doors and windows, latches, locks. Structural stability of the building. And also fixtures and fittings, electrical load and Water supply.

But according to me there are some other circumstances like: Implied Surrender that is by the creation of new relationship e.g. where the lessee becomes the mortgagee, the latter’s rights remain in abeyance because the larger rights as the mortgages come into effect. The rights as the lessee are restored when the mortgagee is redeemed.

Hi Vinod, One of the most important aspects of buying a resale property is to ask the seller for a clear marketable property title. Once you have zeroed down on a resale property, ensure that there are no other claimants for the property. Check whether the property has joint ownership and if yes, ensure that all co-owners have authorized the sale.

Hi Hitesh, As per my knowledge, several infrastructure-related developments are in the offing, which will enhance the attractiveness of this area. The Rapid Metro that runs from Sikandarpur is being extended to Sectors 54-55. These sectors are very close to GCE Road. The Metro station will be barely 0-5km from any point on GCE Road and once the Rapid Metro link is complete, it will provide a major boost to property rates on GCE Road.
@ Mr Hitesh, According to different sources, at least nearly 4 or 5 private universities are planned to open here in the near future, transforming this area into an educational hub. Several developers have acquired large parcels of land for this purpose. GCE Road has two sets of sectors. One set falls right on GCE Road. The other set falls on the rear side--about 1-2km away from GCE Road--the educational hub will come up here.

As per HUDA official, a few buildings along the SPR were also coming in the way of laying pipelines. Godrej Oasis apartments @5749/sq.ft instead of pre-launch price offered to us @ 6435/sq.ft (refer your website www.godrejhomerush.co.in). Moreover, the payment terms are also very relaxed i.e. 0% on booking, 25% within 4 months, 50% on completion/January, 2018 and balance 25% on possession. Many people have received SMS offering 11.5% discount + Rs. 2.5 lacs off on booking Godrej properties.
Hi Rahul!! One thing which i cam to know about this project that phase-1 is completely sold out and area they stated is only 4.4 acres out of 13.76 acres and remaining land would be used for a different project and buyers of first phase would have no rights to common facilities built in remaining lands. Similarly with amenities, they have promised but they haven't mentioned same in BBA at all. I am really confused of it. Can anyone provide some inputs on it?

Hello Khushboo!! Did you visit the project site or tried to talk with the builder? I visited the site 4 months back, the construction work for Phase-1 & 2 has been almost completed, outside wall putty work was going on in tower 15 & 16. In tower 4,5,6 & 7 painting work (outside walls) was going on. I don't know what is making them to delay possessions for phase-1.
I am agree with Rajib. You should visit the developers' office or project site to get the correct information. If you are visiting the project site, you can see the construction status of ur flat as well as project possession date.

HI, I have one unit at ERA residential project in sector-103, Gurgaon in January'2012, for which i opt CLP and have paid 20% of amount i.e. Rs.10 Lakh as per norms. After 2.5 years of harassment, I filed refund application and these people are still giving false promises and dates. One can find many more frustrated victim customers at their Noida head office literally either fighting or begging for their own money.
Hi Pranay, I booked a flat in Sec-103,Gurgaon with ERA Landmark now ADE Landmark, the buyer agreement was executed in Jan.2012 and payment in r/o above unit was timely made by me as per terms and conditions of the agreement, total Amt paid by me to ERALandmark/ADEL Landmark is Rs.30.8o Lakh. Period for completion was 36 months+6 months grace period total 42 months have been elapsed in 7/2015 but no possession of flat given by the developer so far, no work has been executed by the developer for the last 2 years of delay. Plz. form a group to take legal action against this builder.
