Heya Arvind the news is very fresh and true fact, as the news says that state administration concerned about the small and medium enterprises in Noida are driving these units to scout for new sites to expand.I think this is the major reason for the relocation. ...
Hmm I have also heard the authority has also said that within three decades these units have expanded but now need further expansion. It is also noted that, when ever land requirement application is submitted to Government, they say there are no land... but they have land for expansion !! Strange calculation !

You are true, this area is not much talked about but Gurgaon-Pataudi Road is set to emerge as another axis of industrial and commercial development. The availability of land parcels for residential and commercial development is one of the main factors driving development in this location.Pataudi emerge as growth corridors in the near future. With infrastructure developments gaining ground Pataudi, it will emerge as one of the good real estate corridors in the near future.Other significant factors are the proximity to the airport and the forthcoming educational,hospitality and infrastructure developments.Pataudi was a princely state, which was ruled by nawabs. With the rise in demand for housing, Pataudi (along Gurgaon-Pataudi Road) has today become a cluster of real estate development and industrial set-ups.
This is very interesting area and developers are using this platform as an hotcake for investment . Well samar, all major banks like HDFC,ICICI,SBi,LIC,India bulls are known to give upto 80%loan and there are more banks as well.. im sure that most banks are ready to take interest in this project for teh builder reputation and also im sure that all the paper works are inplace so there wont be any problem in aranging for loan.

Traditionally also, good connectivity and employment opportunities nearby has resulted in the area being quite sought for residential purposes. So here also the IMT Manesar is easily approachable , in future the area will pick up and given you good returns. Well the social infrastructure is still developing only and you will not get brands or reputed names here now but the area has some good schools and hospitals in the area and many reputed builders with good projects and townships having all basic facilities within the complex… so once these projects are ready and functional you will have all facilities within reach. The Govt. Schools is nearby on pataudi road and so is the Indus valley public school and St.Pauls School.. sri sai hospital and Yash nursing home are nearby and some other hospitals like Shree balaji, SRS hospital and Pratiksha hospital are easily approachable by the Pataudi road.

What is the price trend here and will it give me any returns??
Well, i do think that the area will be one of posh locales of Gurgaon in future. The projects here are from reputed builders and even the flat sizes are quite good and big, i see that its 1200 sq ft and above for 2 BHK. The prices here are starting from 84 Lakhs and goes upto 1.7 Cr now, during the under construction phase.. these will definitely increase once the construction is completed and is given for possession.

Hi, As per my knowledge , currently there are no on-going projects of any builder. Raheja Developers Limited, had projects in that location. But in my point of view you can get on-going project in it's nearby sectors. Like for example Sector -32.

Here water is supplied by Haryana Urban Development Authority (HUDA) & Electricity is provided by Dakshin Haryana Bijli Vitran Nigam (DHBVN). This sector has all the basic amenities like school, college, banks & hospitals nearby. It's located very near to Sohna-Gurgaon road.

Hi Jashan, As per my knowledge, this step taken by Govt. will definitely make some difference in India real estate market. Although this step ,they should have taken at least 5-10 years back when India economy was growing. The Union Cabinet recently approved the creation of a real estate regulator in India, which aims at increasing transparency within the real estae regulator.
Hi All, The Bill also seeks to prevent developers from making misleading claims that do not match the actual development on the construction site. According to the Bill, developers will also have to maintain a separate bank account for a particular project in a scheduled bank. Seventy percent of the amounts realised for the project from the buyers have to be deposited within fifteen days of its realisation. This money will be utilised solely for meeting the costs of the particular projects.

Hi Arvind, There is good news for buyers of plots ,investors along the Yamuna Expressway as the Yamuna Industrial Development Authority (YEIDA) announced on November 21 that 21,000 allottees will get possession by July next year. After long waiting & many farmers issues , YEIDA has finally announced this news.
In August this year, the Uttar Pradesh government directed YEIDA to pay an enhanced compensation of 64.7% to the farmers. Earlier this month, YEIDA disbursed an enhanced compensation, by distributing cheques worth Rs 2.89 crore to farmers and took the possession of the land. Officials said they held camps to expedite the process.

This is going to be resolved very soon. As it is expected that with 3-6months times this issue will be answered. Still this builder is providing water tanker to this project. You are right Tushar......All roads now lead to L Zone of Dwarka, in south west Delhi. As per the Delhi Development Authority, this is the largest zone of Delhi with 22840 hectares. At least half of this land can be urbanised and is proposed to come under land pooling policy of DDA. Builders have rushed in with pre-launches. But the troublesome is that the Government is yet to notify the zone. Buying property under this zone will be consider as illegal and you might have to loose your hard earned money. So, better stay away from such properties in Delhi.
Yes, and DDA has issued notices many times warning people against registered and unregistered societies floating attractive schemes for booking of plots and flats claiming that the land for the purpose is with them under the land pooling policy.

Q: I have been asked by my builder to get Rs 20,000 cash as some fees in the court for which I will get receipts. These are supposed to be some donations done while registering the house in Haryana. Is this correct ? Can someone please throw some light on this ?

Yes, your builder is asking for an illegal amount. There is no such charge except stamp duty and registration charges and a lawyers fee (if you are taking their help).
