See according to my knowledge the owners will be allowed to build on this land themselves or give it to real estate developers. I have also read in the news that Master Plan of Delhi 2021 envisages development of several hundred acres of land for accommodation population of 48 lakh by 2021, up from the current 1.6 crore.

In my point of view, the second big hurdle is the pending acquisition of a 300 sq m private land in Dhankot village near the Chandu Budhera plant. HUDA officials said they are in discussions to purchase the land as per circle rates at the government level and that will be finalized within a week.
According to me, apart from Dhankot village problem , another obstacle is Padmini factory on the proposed Northern Peripheral Road (NPR) route, which is in the way of the water supply line. Following a court order, the factory will shift to an alternate site by December 31. But we need only four metres of their land to lay the pipeline for which we have already sent a request.

Hmm Meenaskshi Ji they are offering 1 bhk with a sq ft size of 790 - 1000 sq.ft and they are quoting Rs. 10000 as BSP. This project is very good for investment purpose and will give you a good returns!

Hi I have also come across the fact that the demand for construction of these highways is related to the Road Transport Policy of Union Ministry of Road Transport and Highways and National Highway Authority of India to connect all district headquarters in the country with National Highways. Which will help the area nearby to grow in terms of residential and commercial sectors.
guys I do not think this all things are approved. the minitry will sit and decide and many approvals are left over. So nothing is finalised yet!

Hi, The project is spread on 75 acres of land with majority area developed as a 9 hole golf course. The idea is to offer a luxurious home in the lap of nature. As far as amenities are concerned, they have security system, 24 hr power back up, gym, play area, wifi, garden, tenniscourt , swimming pool, indoor games, health care facilities , cafe etc....

A lot of money has already been invested in gurgaon and such a news can give heart attack to many who have invested here. what is needed is appropriate measures from the government to make ways to recharge ground water, make rainwater harvesting a mandatory feature before approving projects. townships should have its own water treatment plants and water management system
Government should at least now start regulating the land use of the Aravalli hills and forest area.. those are the effective lifelines to Gurgaon and Delhi as well.

hello meenakshi, this project is quite good and the main thing is its location.. it s on the road that is the road connecting dharuhera and biwadi and is around 1.5kms away from the NH8. The KMP expressway is around 8 kms ahead of this project and you have a project from dwarkadish and raheja and vatika as neighbours..so quite nice in terms of locality....
hi...as i said earlier..its investment purpose..do you think that the area will give me good returns in say another 2-3 years?

Yes Jay,this is in the prelaunch phase, the construction workis expected to start in the month of april this year and the construction time according to builder is 3 years.. As far as i am aware all major nationalised and private banks like SBI,HDFC, ICICI , india bulls is giving 80% loan.

This is located bang on the Nh8 and is expected to get good appreecialtion. the builders standford has reputationof building hotels and they paln to build a hotel cum commercial place infront of the residential towers...so the area will get good appreciation.also there is amall by dhingra builders adjacent to this... this is also expecetd to earn good rentals as there is healthy demand for apartments and that is less in supply at the moment.

This project offers 1 BHK & 2 BHK apartment ,area ranging from 650 sq-ft to 950 sq-ft. Builder quoted price is 6750/sq-ft. Expected possession is July 2016.
Hi Arun, As per my knowledge, this project spreads over 2.85 Acres. Total of 40,000 units are here with 546 car park. Overall this is a commercial mix development . Hi Ishika, Resale properties are not cheaper. In the larger cities, new residential property supply is scarce or non-existent in many central locations. In such areas, there would not be a question of discounts on resale properties. Discounts are more prevalent in areas where the market is more competitive. That said, resale properties are sold either by the primary owners or by investors. Hi Arvind, There is good news for buyers of plots ,investors along the Yamuna Expressway as the Yamuna Industrial Development Authority (YEIDA) announced on November 21 that 21,000 allottees will get possession by July next year. After long waiting & many farmers issues , YEIDA has finally announced this news.
The size of the plots ranges from 300 sqm to 4,000 sqm in sectors 18 and 20. The plots were put up for sale in the year 2009. But it faced several delays, however, as farmers from 77 villages, whose lands were acquired, demanded higher compensation. The plots were then priced at Rs 4,750 per sqm and were allotted through a lucky draw.

Hi Sonia, Gurgaon has been the hot-spot for Real Estate investments since last decade and a half. The compounded annual growth rate of property prices in Gurgaon have beaten all other cities in India. This growth was extremely due to strong growth in corporate office space in the city. The office and residential space development in the city has been led by private players while infrastructure is being built by Haryana Urban Development Authority (HUDA).
@ Sonia, This location came to real estate market & became well known when the expressway was proposed. Due to this expressway high way , now a days this location is seeing sky touch price. There was a time in year 2009 ,when the average residential price was 2800/sq-ft . After development of real estate infrastructure & major project , that average residential price touched around 6000/sq-ft in year 2014.

Till such time that all other hurdles are addressed, a permanent line cannot be made. This is the only workable solution.

@ Raj, According to me, this project has around 6 towers, out of this 4towers are already completed, people started to live. Rest 2 towers are under construction. Hi friend!! I would like to highlights some points of this project. The land of Gaur Yamuna City is close to the Jaypee Group’s F1 track. That are constructing 20000 housing units in the ph-1, spread over 250 acres. Gaursons has roped in developer Saviour Builders to develop this project. Construction of the project has started and the ph-1 would be delivered in 36 months. As per the developer, there was no dispute on this land. Gaursons is currently developing a 240-acre township in Noida Extension in tie-up with Saviour.
