Hmmm the price they are quoting is Rs 2450 per sq ft and you have pay EDC .. that is not inclusive...so the price will go upto Rs 2800 per sq ft.

Yes Arvind the project is approved by bansk HDFC, ICICI,Bank of Baroda, India Bulls and SBI. You can take home loan from them ! Sure Arvind even i am interested in this project and have gone through the details ! The project is located near Dwarka Expressway like with 5 kms. You also have proposed metro station which is again with 3 km radius! The project is surrounded by 60 m wide in two sides.. So the connectivity if the project is good!

This is good thinh because there were some builders who did not pay the VAT payments so far under the Special Leave Petition. Now after the news norms they are also expected to pay their outstanding tax amounts. I guess they have to pay the interest also.
hmmmm but their ability to pay and the extent to which such payment might affect the industry’s working capital requirement remain to be seen.!!

Hi Manish, This project is in greater noida and within a walking distance from pari chowk..so surely quite comfortable situated. but I think that for the area to be comfortable living it will take time say another 4-5 years. the possession expected is in june this year and the work is going on at afast pace.
Hello, Daniel is right that the project is good and is at a nice location but the presence of the naala on one side of the project is very disheartening... and that too no ideas if it will get covered or not and when is a big question...

Yea Anil, this is because of the hiked land compenstion to be paid to the villagers as per the HIgh court order. Rs 1800 crore has to be distributed as the highcourt hiked the compensation by 64% to farmers of 39 villages.
Yes... it seems like the Noida authority is working out a plan on how much to recover from realtors. And there is no way of not levying these additional charges as the payment has been given to the farmers. Old and new allotees both have to bear the brunt. And even old allottees are included that includes around 30 000 bungalow owners and more than 35 000 flat owners of noida authority flats and buyers of flats from realtors will have to pay the amount..

Hello, yeah i too was looking for plots and spoke to the broker of VIP city. The area definitely looks good and the greater noida metro will pass parallel to the Link road and I'm sure that the station will be in a radius of 4-5 kms. the area will definitely see good appreciation in future.

Hello, you are having a really tight budget as the prices in sec 119 is touching Rs 4900-5000 per sq ft. and this project too is in that range and a 1200 sq ft flat will cost you approximately Rs 58- 60 Lakh. how ever the area is good and has good connectivity and basic facilities are available in reach. You really need to check and speak to couple of brokers to get a good deal.
Hello Mr Sharma, you can look at Supertech Romano in Sec 118 where 3 bhks are available in your budget. Although the builder does have a name in the market ; but many of its projects have been delayed and so the sentiments are a bit negative right now.. but you can check if you get a deal in this project...

Well Sooraj, there are 2bhks and3 bhk units that are available and the basic price is dependent on the type of payment plan that you choose. if its construction linked plan then the price is Rs 3150/sqft and under flexi plan the price is Rs 2950/sqft and for cash down payments plan the price is Rs 2750/sqft.

Well Mr singh, i was advice 1 bhk for 20L and 2 bhk for 28L and studio and serviced studios at around rs 25 L with assured returns till possession. As much as i know the construction has started a couple of months back and are so on the initial stages. You can take a gap of 3-4 years for possession.

Suneet, mixed land use means that you can have both commercial and residential spaces in a single area. simply meaning that if you there is a wide enough road in the area, you can can rent out a piece of land or space for commercial purpose. This make the place more livable..it is good if u have office space , commercial areas and other daily needs within a small radius...that increases the use of the land and the value. This is also more good and reduces risk for developers... they don't have to bear the brunt if demand for commercial space decrease as that can be compensated with residential spaces.

@Deep, It is just 1 km from Sector-120, 4 km from Sai Mandir, 4 kms from Fortis Hospital, 15 mins drive from Sector-18 Atta Market, 20 mins drive from DND Flyway, 1 km from proposed Metro Station. It has good connectivity from Sector-79 via 100 mtr wide road too.

Earlier TOI has reported that how land sharks were eyeing this precious land for real estate projects. Their efforts to eat into Mangar continued till June last year, limited by the Hooda government's support, in the garb of promoting tourism, to demands that more construction activity be allowed in the Aravalis.

Yes, builders should allow to sell only ready-to-move properties. If other manufacturer are not allowed to unfinished products to use the why real estate companies are allowed to sell us properties, which are still under construction. If builders are allowed to sell only the finished products, they would not be able to cheat innocent buyers.
Yes, they should also construct properties with their own resources, without taking a single rupee from the buyers. Get them completion and occupancy certificate, then only be allowed to sell it to the customers. Because of these builders there are always uncertainty about the possession and loss of rental. Whether we are going to stay in the house or give it for rental, potential rental is getting wasted for that period.

Hi friends, I visited the site on 7th Oct 16. Also spoke to a contractor at the KM-14 block (I own a house in KM-11). The work has actually started although at a slower pace and in selected towers only but as cash crunch still exists. The contractors also have been paid after a span of about 6 to 7 months. Good news for owners of towers which are nearing completion, but a still long wait for KM towers in the rear side (i think from 48 to 80).Hi friends, I visited the site on 7th Oct 16. Hi Himani!!!! When the builder commits any unfair trade practice during the execution of his obligations as per the Agreement between the builder and the buyer, the homebuyer can approach civil court against the builder for recovery of the amount already paid by him.
Even the residents of the Paras Tiera Society, Sector-137, Noida have protested against the builder alleging poor quality of construction, high maintenance charges and lack of security in the locality. The building doesn't have sufficient power back up. Residents are complaining that many home appliances have been affecting due to due to poor quality of power supply.
