Hmm Arvind the project is under construction and going to get complete by the end of 2014. I would like to suggest you to take a grace period of 5-6 month to be on the safe side.
People I feel the project will fetch us good returns,the location of the project is near to City Center metro station. You have Noida Expressway within few kilometers! All this are locational advantages! which will help our price to become double!

According to my experience two things should be followed in both the cases, time and principal amount. When we invest money to get a accountable returns within a certain period of time; then time in mind should be clear on such aspects. In stocks, investment can be increased and decreased as per the whims and fancies of an individual but this kind of flexibility is not available in real estate.
A nice question Bhaumik, see the fact is that you might get be attracted towards a ready to move 2 BHK flat worth Rs. 45 lakhs and according to your assumption, you think that the location and approach to the property will fetch you somewhere close to Rs. 60 lakhs in a year's time. But remember, for this, the required amount of investment is Rs. 45 lakhs. Things are different in case of under-construction flats. They cost much less and also the returns are higher if you hold for long.

Well..Prateek has a good reputation in the market and in compliance with their set standards... this project too has all telecom and fibre optic cable works, storm water and sewage sysatem under ground... in addition there is rainwater harvesting, potable water supply, piped gas etc....

well many nationalised and private banks provide loan for projects by prateek...these include SBI,ICICI, HDFC among others.. as far as i know tehy all give 80% loan and the 20% of te amount has to be given by the buyer....

Hi, i think that now that the UP housing and development board has sanctioned many of the residential projects and well the area does have good connectivity with indirapuram, other parts of delhi and ghaziabad.

Hello Meenakshi, As far as Gaur Yamuna City is concerned, it offers 2/3BHK residential flats and plots. Sizes of flats are available from 1000-1240 sq-ft. in 2BHK and 1375-1475 sq-ft. in 3BHK whereas plot sizes are available in 1080-1980 sq-ft. A 2BHk will cost you Rs. 20.95 lakh to Rs.28.40 lakh and for 3BHK it will be around Rs.31.55 lakh to Rs. 33.85 lakh onward. Similarly, 1080-1980 sq-ft. plot will cot you Rs.25.60-47 lakh onward. It was the first such move in the state and is aimed at giving benefit to the families of defense personnel. It will be applicable to serving and retired personnel and also families of martyrs and paramilitary forces as well from the current financial year (2017-18).

Q: I am planning to buy a ready to move in 3BHK in sector 75, sector 76 Noida between 80-85lakhs. I have shortlisted AIMS Golf Avenue and Maxblis White House. Please suggest which one should I go for and why? Also please suggest any other property in this budget.

Hello Abhishek, Aims Golf Avenue I by AIMS Groups situated at Sector-75, Noida is a completed project. It offers 2,3,4 BHK flats ranging from 995-2250 sq.ft. and its current asking rate is Rs.4899 per sq.ft. a 2 BHK will cost you Rs. 48.75 lakh onward while for a 4 BHK flat, one has to pay Rs.1.10 crore. On the other hand, Maxblis White House by Maxblis Construction Pvt Ltd is also a ready-to-move-in project, situated at Sector-75, Noida is offering 2 and 3 BHK flat ranging from 900-1760 sq.ft and its current asking rate is Rs.4700 per sq.ft. A 2 BHK flat will cost you Rs.42.30 L onward while for a 3 BHK, one has to pay Rs.82.72 L onward. Hi Pinky, Hiranandani Fortune City is a residential project by Hiranandani Communities situated in Panvel, Navi Mumbai. It offers Studio Apartment, 1,2,3 BHK residential flats. The sizes of flats are available from 304 sq.ft (carpet area) in studio apartment, 459 sq.ft (carpet area) in 1 BHK, 782 - 1100 sq.ft (carpet area) in 2 BHK, and 1718 sq.ft (carpet area) in 3 BHK apartment. A studio apartment will cost you Rs 45 lakh onward, for 1 BHK, you have to pay Rs 76 lakh onward, for 2 BHK apartment, it will cost you Rs 1.23 Cr - 1.65 Cr onward and for a 3 BHK apartment, Rs 2.50 crore onward.
Thanks for the info Sandeep. What is the current status of this project? Are all approvals in place? Which local body and financial institutions have approved this project and what is its RERA registration number?
