Hi Santosh, Yes, the Ghaziabad district administration has also hiked the circle rates. According to the new slabs released by the district administration, the new circle rate in a posh area like Kavi Nagar is Rs 36,000 per sq metre, while in areas like Kaushambi, Ramprastha, Vasundhara, Vaishali and Indirapuram the rate is Rs 45,000 per sq metre.

Yes the project's is tough to get, but the project was launched long back.. in 2012 feb or so.. The sales executive is bit ajjeb! although looking at the information given .. i feel the project is worth buying for end use! They are offering 2-3 bhks with sizes ranges between 858-1299 sq ft.

Hello Ankita, i was speaking to a broker and it seems that there are 2 sizes of 2 BHK ie 1150sq ft and 1250 sq ft and 3 BHk of 1500 sq ft.. i was advised that the 2 bhks is in the price range of Rs 42-44 Lakh and 3 bhks is available in Rs 60Lakhs range.

Hi Santosh , As per my knowledge, this area is not that much costly i think. And average residential price is not decreasing . If you will notice in year 2011, January-March , the average residential price was 1350/sq-ft. In year 2015, the avearge residential price is around 3400/sq-ft. Yes it is showing little bit hike. Main problem may be the projects are not having open space.

Raj Nagar Extension is on the new Meerut bypass and one can travel to Delhi or other cities without crossing crowded areas of Meerut or Ghaziabad. The entire area is developed and this has given the civic authority and developers a chance to carry on planned development.
Hi Sooraj, This Rs 1,125 crore road, is expected to improve connectivity and cut the driving time between Raj Nagar Extension and NH-24 to less than 10 minutes, compared to the present travel time that takes up to an hour during peak hours. Reason was clear. Because Reason, fence-sitters having realized that a price correction of sorts has already happened and given that the capital values have not gone up in the last 2-3 yrs. in spite of annual inflation of 5-8%.
I accept Saran. The number of unsold units in the city stands at over 72000, something that will take 66 months to sell, compared to 8-12 months of inventory that builders keep in a normal market. While data show that most of the city's housing stock is incomplete rather than in ready-for-sale condition. I am sure, the high number of inventory will hit the market at some point in future, putting downward pressure on prices.

If GST Bills cleared in the parliament, would help the sector in terms of comfort of doing business. One point tax collection is something the sector was looking forward to and the dream is not far from realization. If we include stamp duties, toll, sales tax, services and a few others, we currently face a 30% project-wise burden.

Hi Varun, In the new design, the kitchen will be bigger, increasing the overall area to 25 sq-m from 22 sq-m. The government is also desiring to approach this with other rural development schemes.
This Govt. has already renamed 2 programmes that carry Rajiv Gandhi's name, one after Sardar Patel and the other after BJP icon Deendayal Upadhyaya. The programme will continue to have connections with the Swachh Bharat Abhiyan to ensure toilets in each house.

Even this programme has divided into sub-groups which work on Demographic Profile, Development Controls, Regional and Sub-Regional, Environment and Pollution, Shelter, Conservation and Urban Renewal, Trade and Commerce, Mixed Land Use, Industry, Social Infrastructure, Physical infrastructure and Traffic and Transportation.

Hi Nikita, They are coming up through an integrated online single window approval process under the revised bye-laws for the city. This bye-laws also integrate environmental clearances with the building sanctioning process, reduce in number of documents for building permits and completion and occupancy certificates and provide for green buildings.
It's really a good initiative by Delhi Government. These bye-laws would prove to be a role model for other cities in times to come. This revised building bye-laws boost the realty market in Delhi and make the way easier of doing business in the capital.

Good morning all!!! And as per the new bye-laws, buildings have now been categories based on risk-low risk with 105-500 sq-mtr built-up area and very low risk godowns of up to 250 sq-mtr. And it will be the duties of local bodies to grant permits within 10-20 days.
@Harilal, Is it true that building with built up area between 20000-150000 sq-mtr will now be able to get environmental clearance from urban local bodies and the residential plots of size up to 105 sq-mtr is not required to obtain sanction of building plans?

Good evening Pranay!!! Tell me how will they live there? After 35 yrs. they have been allotted in an area which doesn't have basic facilities like water, streetlights, etc. You can't think of coming here alone during daytime. Then how can you expect people to reside in those localities?
Right Sukhpreet, And those who have taken possession are unwilling to start construction. But DDA claims it has developed sectors 28, 29, 30 and parts of 34 but unable to maintain them due to the rising cases of theft. At the same time, the lack of streetlights, roads with open manhole have been a common feature in many pockets.

Upset with DDA's careless attitude, allottees enacted a protest last Sunday. They followed that up with another protest at Jantar Mantar on March 27. Even if they decided to start construction work, they need some basic support. There is no water. Some people had constructed a 1/2 BHK set-up there just to get their property freehold. But those were destroyed by anti-social elements. The entire area is deserted and unsafe.

As per the latest information, Urban Development Ministry held a Consultation Workshop for the 23 cities and towns participating in Fast Track Competition besides holding multiple Studio Workshops wherein respective Smart City Plans were 'read out to rectify'. And several cities admitted to lack in their different aspects of plans and assured to correct the same.

Q: ow getting your own house and settle with your family is not a tough job. Dwarka L Zone is the large project that are undertaken by DDA. It is one of the mini city itself and the DDA has decided to restructure everything and this is an innovative step towards a smart city. Under the land pooling concept DDA working towards building flats on the UN used land and converting it in a smart city. This policy was formulated in 1962 but at that time no private owner was strong enough to take the charge but the economic development changed the scenario of private sector. The 2001 policy gave certain rights to the private owners and hence DDA with the joint venture of the private sector is making the dream of smart sub city in Delhi come true. Good evening Sadashiv!! The plan for developing the L Zone was approved by the Centre in 2010. Lying in the southwestern periphery of the city, the zone covers an area of 21033 hectares, and has 58 villages and a Census town of Najafgarh. The zone is also the largest of Delhi’s 15 zones and "predominantly rural in character". Lying strategically between Dwarka in Delhi and Gurgaon in Haryana, the zone is also close to the Indira Gandhi International Airport. Yes, according to the zonal plan, there are about 154 unauthorized colonies here. Authorities plan to regularize them over a period of time.

Hello Karthik!! Under Land Pooling Policy was approved for the zone in 2013, no projects have been approved by the government for development in the zone so far. Under the approved policy, one can buy land parcels here. When the development work starts, home buyers will be able to find affordable housing in the zone.

Dear All, If there is any wrong updation on ESI Challan webpage, the same can be corrected by submitting rectification request letter to the ESI local office of your area. Within 48 hrs the query is resolved by ESI concern officers. However it will be better to write a change request letter to ESI local office for rectification of error. Its not buyers problem. Builder should think about it before buying land. Now he can not give you such excuse. Builder must knew about all those issues. Better, pressurise builder for the possession of your flat. Inform your state RERA regarding this issue. They will take the necessary steps against your issues. Or file a legal suit in consumer forum against the builder for deficiency in service.

Q: I have a property in pune managed by property mgmt company. I receive a monthly rent of Rs 22000. the property mgmt company is already charging me 18% service fee. on top of it they are charging me 18% GST on the service fee.
