@ Santosh, The reason DA revised the circle rates is that the government is facing a loss in revenue generated through stamp duty. There is a huge gap between the market and government property prices. To fill the gap in revenue generation from properties, authority have decided to increase the rates.

hello Mr Anand, there are 2 bhks of 915sqft and 1075sqft which will cost near 26-31 lakhs and the basci sale price is Rs2590+other charges. As mucha s i know the papers are with the GDA for approvals andthe builders are hopeful to get the approvals in place in another month or so...

Well Mr Anand, i was told that the paperwork is in process with SBI and HDFC and once that come sthrough in sure we can approach any bank with the papers.... the foundation work had started but was stopped midway becaouse of pending approvals from GDA but the builders are hopefull of giving possession by Dec 2015.

well as far as i know... there is officers city wich is around 700 m from this project.. then there is river heights, ajnara integrity , kdp etc.. and all are yes good reputed builders in the vicinity.... and then there is DPS which is just 1 km away and other good schools, colleges and hospitals are nearby.

According to the reports, more than 91,000 residential units are required for accommodation in Delhi and only 62,000 houses are present. About 29,000 residential units are needed as of now, and this number will only keep on increasing in the future.
But guys can any one brief me how will Delhi have more housing units? There are hardly any land left over in Delhi!

Looking at the growth of both the place Gurgaon and Faridabad. There should be some step taken by the government to improve the civic infrastructure of the area. Hence the collective daily garbage collection is touching the 1,000-tonne mark. It is bound to increase,
I guess the authority at first decided for the waste plant in Gurgaon, and then they decided to use it jointly, but not anymore. Now they are planning to set up another plant, it will be exclusively for Faridabad!

Actally a good question you have put forward Jia, I feel that house prices in some major Indian cities have recorded as extremely high in growth between 2007 and the second quarter of 2013. Home prices even doubled in some of the cities during this period. However, from the second quarter of 2013, house prices have either declined or the rise has been moderated.

well kanika, GDA plans to invest close to Rs 3,700 crore in the area. there are almost 12 project s in the pipeline. widening of major roads, highways, construction of rail underbridge and over-bridge, extension of the Metro line from Vaishali to Mohan Nagar and Dilshad Garden to Arthala. The Mohan Nagar intersection will become a major interchange point for commuters to switch over between the Delhi Metro and the proposed Regional Rapid Transport System (RRTS)

Well Doel as far as i know...you will have to pay 15% of the amount now and there willnot be another demand for say 10-11 months..so easily giving you a gap of about a year and at which time you can either sellit offor keep it. Even of you wish to sell off, i beieve there are no transfer charges that are applicable. As far as approvals are concerned, i was told that they have submitted papers to GDA and it will come through in another month or so...

Hi Anas, Yes, but you have to pay 25% as a booking amount, next 15% within 45 days and 20% within 90 days. It means if you have to pay them 60% of the property amount. Then you can go for registration and after registration they will provide you rest of the 40% amount with 12% interest which you have to pay in one year duration.

I visited this property yesterday and was convinced but the problem is that this is not GDA approved. It's jila panchayat approved since it lies outside GDA ranges. So bank loans will be a problem so I am thinking to reconsider and go to a builder in Raj Nagar Extension. Can anybody guide me about Raj Nagar extension? I am getting a 980 sq ft 2 BHK flat in 28.66 lacs.
As per my knowledge, the location offers an ideal and serene setting for a pollution-free living in a well-planned place with excellent connectivity. Connectivity is improved, main hurdle at Hindon bridge is now also removed so quick connectivity will be ensured in coming one year time hopefully. Also Night Safari and Amusement park or water park proposed on Hindon River Bank which is 0 km from Raj Nagar Extension.

Hi Sooraj, As per my knowledge, Raj Nagar Extension (NH-58) has emerged as one of the best options for home buyers & investors in the Delhi NCR. Raj Nagar Extension is on the new Meerut bypass and one can travel to Delhi or other cities without crossing crowded areas of Meerut or Ghaziabad. The entire area is developed and this has given the civic authority and developers a chance to carry on planned development.
Hi Sooraj, As per my knowledge, this road will follow the path of the Hindon canal, starting 200 metres from NH-24 on the road turning to Vaishali from UP gate and ending near Karhera in the Raj Nagar Extension area. A bridge will also be built over the railway line near NH-24.

Q: Unnati world project was launched in 2014 and still any construction work not started there since 2 years. They only say that some approvals are awaited and work will commence after getting that.

Hi All, Actually the truth is that, there has been some changes in the construction plans which have been allowed by the Noida Authority. So the builders are actually changing their original plans and incorporating more residential units in the last approved plans. Their new plans still await the approvals. I guess the builder will start the construction in both the plots simultaneously for cost effectiveness. I seriously don't see the construction to begin in a yrs time.
I think you are right Huda. Unnati Fourtune World has not started their project "Unnati World" at Sector- 144 NOIDA. Whenever, I called their executive, they inform that 85 to 90% approvals has been received and they will launch their project next month. They are giving same reply since January, 2015. It seems to me that they are using our money in some other projects and trying to fool us.

Hi, Can someone please confirm the current Service Tax applicable?Builder had apparently increased ST from 3.65% to 4.35%. This is mainly because Central Govt increases ST from 12.36 to 15%. Previously when ST was 12.36% it was 3.09% then BJP comes increase tax to 14% then it becomes 3.5% ... Now there is Krishi Kalyan and Swach bharat added which increase up to 15%. So, I think it should be 3.75%. Why they are charging 4.50%?
Good afternoon KAran!!! Yes. even I think it should be 3.75% (25% of flat value). In fact, for new buyers, they are charging 4.50% (which is 30% of flat value). I think they are charging it fully as they are not ST they are additional cess.

Basic Sale Price for a 2BHK flat in Antriksh The Resedentia will be Rs.4199/sq-ft. for 2nd and 3rd floor, Rs.4049/sq-ft for 4th and 5th floor, Rs.4049/sq-ft. for 6th and 7th floor and Rs.3999/sq-ft. for 8th floor onward. For independent floor price is Rs.300/sq-ft. extra. Apart from that, EDC and IDC charges will be Rs.75/sq-ft., External Electrification Charges will be Rs.75/sq-ft. and fire fighting charges will be Rs.25/sq-ft.

Hi Debanjan!! Do you have any idea on it? I am buying a 2 BHK of 950 sq-ft size in Kosmos 32. I have applied loan for that but as per HDFC guy, estimated cost is now only 37.5 lacs. They said it goes down from 41 lacs to 37.5 in last two month. Is there some happening in JP Cosmos Greens because of which cost goes down or it is just a wrong calculation of HDFC guy?

Q: Sir, I have purchased plot for build own house from Defence Mega City Lal Kuwan by taking personal loan from HDFC bank. But my plot has been taken over by another builder Dream City. I have contacted so may times in Defence mega City office and also met Mr. SK SINGH but nobody giving any response. I have registry paper and mutation paper. Q: Hi, it has been so many years and no sign of possession from BPTP. I bought a flat in BPTP PArk Elite Premium and still awaiting. Today I received an email asking for VAT amount to be paid else there will be interest charged. Not sure what is the buyer have done wrong to invest in such property which is waiting in eternity..

Hi, I have also booked a flat in BPTP Park Elite Floors in 2009. No possession or update till now. Till date i am yet to receive concrete reply from BPTP authorities towards their intentions pertaining to their obligations towards the commitments made to me at the time of agreement.
