Nowadays delay has become a common issue with most of the projects.. hope the builder has not got approvals yet and that's why it is delayed..
Hello Syed, the construction work has started and as of now the basement, ground and first floor has been completed. The approvals from GDA is all in place and so is the bank approvals.. they are hopeful of a possession by dec 2015 and by jan 2016 you will be able to start living there...

Hi Neel, these are freehold property and there are 2 bhks of 3 sizes that are available abd the current base price is around Rs 2800/sqft and this is a 150 acre township approved by GDA and purchased diretly from the farmers and so there is no probs foreseen.

Expected possession of this project is March 2016. yes ,construction is on full swing & this project has approvals from Ghaziabad Development Authority.

Hi Sujan In my point of view, the sq-ft price of this project is less then other builders . Imperia has delivered more than 32 commercial projects in delhi specially mohan cooperative near okhla where as premia doesnt having that much credibility . Well known reputed developer ,Premia group is setting bench marks in India real estate .

Q: Dear Sir, I have finalized a reday to move 1-BHK builder floor (25 Lak) in Niti Khand - 1, Indirapuram for rent purpose. I am taking home loan of 20 lak for 20 yrs. my plan is to sell this flat after 5 yrs. as i will give this floor on rent (rent trend is 8-9 k). EMI would be approx 20 k. Hi nitesh niti khand -I is a good locality and has seen almost 80% appreciation in 2 years...so in 5 years and take the worse to worse situtaion also you can expect more than 50% appreciation for your property.
yea Mohit is right.. the property sells off and even goes off on rent quite quickly here.. and even for end use the area has many reputed schools as well as hospitals and the locality is quite nice with shipra riveria, winsor park and supertech projects nearby

Water is supplied here by Haryana Urban Development Authority & Electricity is provided by Dakshin Haryana Bijli Vitran Nigam (DHBVN). Here rate of Investment is high. In year 2009 , this location had price 3300/sq-ft , which rapidly improved in year 2012 & 2013. After many ups & downs currently the price touched 9350/sq-ft.

Hi, In Behror the plotted development is gaining pace thanks to the growing up of the Neemrana Industrial Area and the Japanese collaboration there. Neemrana has grown rapidly in industrial residential set up and there is no new land area there. So, naturally this place in NCR region that is barely 15 km away is the new area.
Well it is prudent to opt for Behror because of its affordability, expectation of future development and it also is an important destination on the Delhi Mumbai industrial corridor.

Yeah of the 400 flats that are ready for allocation only 81 has requested possession, and this despite DDA giving a deadline of march 15th. It is mainly because of incomplete formalities.
These flats were originally build to accommodate foreign technicians during the commonwealth games and were high priced as compared to other DDA houses and are furnished flats

I agree, the area has seen great improvement in infrastructure, housing is good, commercial spaces are nearby and there is excellent connectivity to Delhi and Ghaziabad. metro connectivity is also in place.
Vaishali is good for both type of people.. If you are looking as investments, the rentals are good and if as end use then also there are good apartments and other facilities..

All reputed developers like Ansal Group, Amrapali Group, Antriksh, Supertech Ltd, Ashiana Housing Ltd, Gaursons India Limited, Mahagun, Ramprastha Group, have projects here and the prices have also seen steady appreciation over the past 2-3 years.
well Delhi is a distant dream for middle class buyers and even areas like indirapuram and kaushambi has now become beyond reach.. and in this scenario, vaishali has affordable housing , is near to Delhi, Anand vihar ISBT, metro connectivity is there, easy access to other areas of Ghaziabad and noida. I feel these are the main factors acting here..

Hi Vishal, According to me, the need for completion certificates of projects at the time of registration has been done away with completely, while submission of deeds of declaration has been made mandatory for those projects sanctioned by the development authority after 2011. While we know that both Completion certificate & Deeds of declaration are very necessary for any residential project.
Hi Mr Vishal, According to me, the concept of deeds of declaration did not exist before the rules of the Act were framed. Thus, the developers, whose projects were sanctioned before 2011 wouldn’t have deeds of declaration. So they can’t be demanded from flat-owners in projects sanctioned before 2011.

Hi Sooraj, Calling it a win-win situation for both residents and the authority, GNN official said that , the increased tax revenue in house tax would outweigh the loss of revenue from parking receipts. In the financial year 2013-14, we(authority) collected Rs 1.35 crore from 54 designated parking lots in the city. If we succeed in encouraging all 30% tax defaulters to pay up, the amount that will fall in GNN's kitty will be much more than what we will lose from the free parking incentive.
@ Sooraj, There are certain rules in this scheme. As per my knowledge, to avail of the free parking facility, one would have to produce the receipt of the house/property tax along with his driving license. But make sure that the address on both the receipt and the license matches.

Currently it is a big news for Ghaziabad people to get reabate on tax. I came to know from news that, a suitable date, such as the last day of October or November, will be set as the deadline for payment of these bills. Those making payments within this time period, will be extended the benefit of the rebate, which will be applicable only for clearing tax dues of the current financial year
@ Ankur, While the rebate will be provided to residents across the five administrative zones , Kavi Nagar, Mohan Nagar, Vasundhara, City and Vijay Nagar - residents of Indirapuram will, however, only get rebate for house tax, as residents of this area do not pay sewage and water taxes to the municipal corporation. It is yet to be handed over by Ghaziabad Development Authority to the civic body for maintenance and upkeep.

In my perspective, as a major aspect of the regularization methodology, allottees will be approached to make up for the infringements by paying a certain punishment alongside the expense of the area. As per these state laws, one cannot legally move into a building unless the developer gets an occupancy certificate from the respective local administrative or civic bodies.
